I had similar experiences to Lorna M.(Aug 2015 review). Dealt with APP as both an owner and a renter. Some of their costly mistakes could plausibly be attributed to incompetence. But we were flat out lied to(in written correspondence, even!) multiple times. To give one concrete example: APP rented our home to tenants with an easy to discover criminal background(I had incorrectly assumed APP actually performed a background check using the fee they collected). Subsequently, the tenants had a domestic dispute incident, one of them moved out, and APP modified the lease to allow a replacement tenant without notifying us. Months later, when we wanted to list our property for sale, APP angrily opposed us doing so and refused to give us the contact info for the current tenants. Seriously! We had our realtor just go find out who was actually living in our home, and once we presented the information to APP, APP replied, «Oh yes, the previous tenant moved out months ago.» That’s just one of many costly and time consuming problems APP caused by lying. Currently, every single property owner from 2014 is dealing with IRS notices because APP incorrectly reported owners’ rental income(supposedly also an accident). It’d be nice if previous owners could get together for a lawsuit against APP, but with the IRS now involved, it’s doubtful there will be any money to recover.

This company badly managed our rental property for two years. It was, hands down, the worst experience I’ve ever had with a business. The owner is dishonest, unethical, and unprofessional. Among the many examples of unethical behavior… he automatically(and sneakily) renewed the lease at the end of year one without allowing us to review it, despite the fact that we specifically told him we wanted to negotiate a shorter lease with the tenants so we could list the house. Most of the time he appeared to be working for our tenants rather than representing us, and I often wondered if he had a personal relationship with them. After the tenants moved out, the property manager basically tried using extortion tactics with us… refusing to clean the carpets or take care of other required maintenance because of «outstanding» bills(we had received a statement just five days before and had always paid on time). We ended up having to do the work ourselves just to get the house on the market, and the property manager unfairly refunded the tenants their full damage deposit. The owner also has a very serious anger problem… every single interaction resulted in him literally screaming at me. It was very bizarre behavior and, quite frankly, scary at times. He seems very unstable. Whatever you do, stay far away from this company! Worst in Albuquerque!

Have been renting one of their properties for more than an year now. Excellent service so far. I had several issues over the course of this last year and Richard took care of all of them very promptly. When I move I am going to look for another house managed by Advantage Pointe Properties.

I wish I could give negative stars unfortunately you have to select at least one to post. This is by far the worst company I have ever dealt with. Mr Dick Small is just that. No communication no professionalism no regard to the law, beware of renting from this company.
