The Beacon of Groveton

Hmm… the review posted by «Jelly M» is very interesting, I too have a neighbor that drops heavy items and makes a lot of noise disturbances till dawn. But I am also experiencing feces smell, cat urine, and heavy cleaning agents permeating through my vents as well. I’m curious to know what apartment he’s in or what floor he is on.

Leasing office staff (Mike) is always very nice and friendly. Beacon of Groveton has nice amenities. The maintenance ladies always keep them clean. I believe they clean the place everyday! That’s good! What I like about this place the most is the location, it is right across Giant, Lowe’s, Marshals, and few restaurants! BOG offers free shuttle service to Huntington Metro. The downfall is we can hear extremely loud footsteps above us, stomping, walking with shoes, and dropping stuff on the floor (could be people running the hallway?). I am not sure exactly what’s going on up there! It’s like freakn buffalo’s running away from the wolves! LOL I mean. I get it, when you live in an apartment you can easily hear noises. But very late at night?! — is really such an inconvenience, especially if you have to work the following day and you hear those audible sounds. I can also hear very loud music playing, it is like everything shook to the beat of other unit’s thumping bass reverberating through our unit. Second issue, wall paint is bad. Third, patrol number? After several attempts of calling nobody answered and it went straight to a full mailbox.

Would still kinda recommend the Beacon. Have since moved out because I had the opportunity to live in a friend’s house. Staff — always awesome, hard working and stretched way too thin. I can’t say enough nice things about them and their efforts, and all the fun community events they held. But there’s some drawbacks… First — the addition of a Mattress Discounters in the main level retail space. Terrible. Luxury living? Not with that there. Parking kept getting worse as well. $ 50/​month to park inside the garage… and lots of people «piggy backing» their way in, or sharing the parking sticker — and no enforcement. Also vandalism and tire thefts while I was there, which I was informed was typical. Noise from the courtyard is also a huge issue. Instead of sending general emails to residents asking them to keep it down (because obviously they don’t), I’d have the security folks do some more walk-​throughs, especially when quiet hours kick in. Also, when it came time to renew my lease, they wanted to increase my rent over $ 100/​month. Luckily I was moving out anyway. If not, I’d have had to look elsewhere. It’s mostly a lovely place but I couldn’t justify paying that kind of money and not having a concierge, reliable access to the metro, security, and decent parking.

Lived here for 13 months BIG NO NO! i could not wait to leave here is the break down, very close to everyone else
walls are very thin! i heard every room the person above me walked into, and if they have a pet you will hear them too.
expensive for cheap quality– yes we live in Alexandria however for the price you pay you can live in a better quality place much closer to metro, dc etc
shuttle– never on time, he will leave you at the metro with 2 people on it and then take an hour to return, thus forcing you to take a bus home… why am i paying to get to my over price place
staff– high turn over, some of the best people have left.
Pets– i had 2 dogs, people leave poop all over and dont walk there dogs on leashes
finally– SOME apartment have a mice problem, no matter how clean these little friends will find a way to come in and never leave

I can’t believe there are only 3 reviews. I’ve read the other 3 and they are spot on (minus the paper thin walls)… I haven’t really heard too much. I’ll try to put this in bulletins so it’s easier and understandable. For more detail feel free to message me or read the other reviews… The 3^rd reviewer gave a lot of detail.

–Cheap… Actually everything is of low quality grade or workmanship.
–Showers
–Closet shelves
–Sliding doors
–Countertops
–Dishwasher
–Refrigerator
–Foundation (some apts are not level)
–Carpet (if you have an animal, prepare to pay haha)
–Paint (water stains it, rain eats through it, not washable)
–Amenities look nice, but lack functionality (grills, fire pits, car gate, etc)
–Tenants do have LOTS of loud parties/​gatherings in all amenity areas (except the game room)
–The gym is pretty nice.
–Extreme lack of racial diversity among residents. (I don’t mind, but some may)
This list could go on for days. If you value reviews at all, find some place else. This looks nice, but pay attention and look closely. The pros for this community (not many) are far outweighed by the cons. I wish my husband and I wouldn’t have fallen for this place at face value…

I would not recommend this place to anyone. I am a very low key tenant and basically come home to sleep after work and then am in and out during the weekends but can say with full certainty that my experience at the BOG was horrible. The management is very unprofessional, and upon leaving had to contact the Regional Manager to handle the pending statements. While I lived there the past 13 months, there were more than 3 management changes, people do not last here and leave abruptly. As other honest reviews have stated, the walls are thin, the tenants are loud, my personal experience especially during the nice weather is that the tenants have MANY guests over and have parties in the common areas and propped open doors which alway make me feel unsafe. The shuttle service was unrealiable to a few months. I am so very glad to be out of this mess.

If you care anything about having peace of mind after a long day at work, this is not the place for you. I’ve lived in apartment communities well over 10 years now and this is by far the worse apartment experience I’ve ever had. The floors and walls are extremely thin. I know that it is impossible to expect no noise, but I literally can hear pillow talk from my neighbors at night. You hear EVERYTHING in the apartment. The office staff are friendly and somewhat helpful. When you go and visit this apartment looks amazing and you won’t notice the poor quality of this place until you move in. It is cheaply made. I do love the gym! Please pay attention to detail! This is just my experience. Some residents actually love it and have had positive experiences. As for me, it has been a nightmare since the day I moved in.

DO NOT RENT HERE. This apartment building is very deceptive. The model looks great, but your unit? It will be nothing like the model. The Beacon of Groveton was built using toothpicks, paper mache, cellophane and left over appliances from another build likely in a different state. I have called the police on my upstairs neighbor twice. Noise complaints are often and frequent from many residents who also regret renting here. You can hear people coughing lightly in the hallways. You can hear people walking down the hallways! Wooden frame building has NO noise insulation at all!!! The sinks in my masterbath weren’t sealed properly which caused water to drip down into the cabinet. The shower doors are so poorly installed that upon opening them after your shower, you will spray water all over your bathroom floor in a nice arc. The doors on the bathrooms themselves? Might as well be thin curtains. The fire alarms went off 4 to 5 times one Sunday, for no reason, and I was told it wasn’t the first time. Tenants let their dogs urinate down the hallways and defecate in the elevators. If you are «lucky» enough to have a unit facing the pool get ready, when the weather is nice and there are people outside by the pool and grill you will hear EVERY conversation they are having, often until late at night. Think the pool table is cool? Don’t even think about using it, someone else will be on it for hours and you won’t have a shot. Same with their exercise room. Don’t bother. I hear my neighbor across my hall slam his door shut on his way out at 6:25 a. m everday. Good morning! The woman who rented my unit before me had to be evicted. For the first three months I was there I got notices of all her past due accounts and the law looking for her for civil suits, unpaid child support and unpaid IRS taxes. A police officer came in one day and taped a summons for her to my door!!! I thought it was a secure building??? The staff in the front office are very nice, but be careful! They are doing their job, and that is to rent you a unit! They won’t tell you that you will have to listen to your neighbor’s party until the wee hours of the morning! The rent in this place is outrageous for what you get and should plummet after people get a taste of what it has to offer. If I had to bet, I would predict this building will start taking on government welfare program recipients. A lot of apartment complexes «pad» the rent after you sign the lease with random add ons you weren’t aware of (here it is «valet service» for garbage pick up you don’t use and a parking space that you obviously need) but go with «the other places.» At least you won’t have to listen to your neighbor flush his toilet or sing Happy Birthday late on a Friday night. I have lived in a lot of apartment buildings all over the WORLD and trust me when I tell you they did this one WRONG. I have spoken to MANY tenants who regret renting here, but once it’s too late you’re toast. The front office staff told me I could break my lease for $ 3,000 plus (a month and a half). The owners just want your money and you are nothing to them otherwise. Good luck to you.

I absolutely love living here. The staff is awesome, Nicky and Crystal are very helpful and always quick to respond to requests. The best thing about our apartment is the island. We decided to go with the medium sized one bedroom the Nighthawk and we love it. The only thing I miss is having a coat closet but the regular closet is huge and we just added a portable garment rack and it fits great.
Love the amenities and the color of the walls, I was so tired of white or cream walls!
