Finally everything worked out. The supervisor Dian (ignore the spelling) called me back and agree to cut the check for the things I requested. Although it takes longer than I expected, the result is awesome. Thank you all!

Sally did a great job with helping me with my rental house! She was quick to process our information and get our lease signed and very helpful in responding to our questions.

My elderly, non-​English speaking family member resided in a Lotus Property unit for 5 years and he was very satisfied. When he moved out, I helped him with all the paperwork and such. Deeann was extremely helpful and professional!

My husband and I moved into our very first home just 9 days ago. We are SO in love with the cozy place we chose to call home. The Lotus staff was super helpful and friendly! Belsy helped make sure our home would be ready for move in ASAP! She was very kind, helpful, and quick to answer all our questions. I would like to give a review of Lotus not from a tenant’s point of view, or experience, but by a property owners experience. The other side. Lotus has a contract with me to manage my apartment units. We pay them to manage all aspects of our large apartment building, everything. From full accounting services, building repairs and improvements, to all tenant interfacing and problem solving. They represent us dealing with all matters of compliancy with the city and state and even those evictions, if need be, which is a huge stress for owners. They do it all for us. And it is a lot of work, these large buildings. We do nothing. Absolutely nothing, and I need to say before anymore time goes by that they sure do deserve a shout out on Unilocal.What a great professional job this company does.
In the time we have been with Lotus, my property has improved 100% in appearance and safety, inside and out. The service to my tenants needs are so quick and satisfying that I have a building of peaceful, grateful tenants now, not frustrated, angry ones like I use to have before Lotus. Because of Lotus my tenants are staying, no more vacancies and my investment is just growing every year due to their vigilant watch over my property and doing the things that need to be done to improve it. This is a dream come true from a landlords point of view, just a dream come true. It is hard to get a good company that cares like Lotus does with your investment as much as you do. And they do. I have had a couple bad experiences with other management companies in the past with this building so I can say that.
Brian, who is the owner that I speak with, is always professional, really, really smart, and incredibly nonstop enthusiastic about taking my properties and making them the best they can be. He has great ideas. He loves his job and I benefit from that. Of the staff, it has been nothing but a pleasure. Sandie, the accountant, is on top of everything and has my questions answered quickly and even goes way above basic client services for me. She certainly is a gold key to their success, that is for sure. The same with Sally, Nicole, and Jenny (who I have had the most contact with), wonderful employees who are always ready, willing and able to help when I call. And answer my endless questions patiently I might add. Great problem solvers that get things done too. A super team of people Lotus has.
So if you are a landlord looking for someone to manage for you, give them a call. I told them I will only tell the truth in any reviews I give and I honestly say I am a happy client with this company.

I am a current tenant with Lotus property services and I love how friendly the staff are especially Sandy! She is one of the most pleasant people to talk to and she makes sure you are taken care of. If you have any questions or concerns about anything, she will be there to help you out. Sandy is a major part in how I view this company and I believe she is the reason I think so highly of them. Great property service company! If only they were in my life sooner.

Lotus properties has taken great care of us and Alvaro is top notch. He is always there to take care of any maintenance issue for us.

I have lived in my current apartment managed by Lotus Property Services, and I am very satisfied with their service. They reply my calls very promptly whenever I have a question. Also, they keep our building very clean and well maintained. I have dealt directly with Sally Gutierrez many times, and she is always very helpful and efficient!

As an international student, I have to say this is a very good property service. They accept co-​signer that dont live locally, which make it easier for international students to rent apts. I was hurry to move out, and it took them just one day to approve my application after I turned all the needed documents. Very efficient! The agent Sally and the front desk Vanessa are very nice and helpful. Five stars without doubts

I want to thank Sally for being such a great property manger. I moved to Los Angeles about three years ago and Sally help me through the whole leasing process. Once I moved to my home she was always very helpful with any issues I had she was quick in getting thing done. lotus is a great leasing company

This review is based on my personal experience with this company as an ex-​tenant of a property they manage in Monrovia, CA.
Upon change of ownership, the bank agent Cordelia Wong (Coldwell Banker) came to our home with about 12 other people on a Saturday morning attempting to enter the unit WITHOUT the required 24-​hour notice. To that effect, my husband sent her an email reminding her of the California Civil Code Section 1954 requiring the landlord to give the tenant reasonable written notice.
As a result, we did receive proper 24-​hour notification and we allowed the workers to access the unit with no problem.
However, soon thereafter, we received a 60-​day Notice to Vacate. When my husband inquired (with Brian Gordon) the reason for the eviction, he was told that it was due to us being uncooperative and not allowing access to the unit. This is not true. ***I highly suggest when dealing with Lotus Property agents to put EVERYTHING in writing and keep a copy.
Furthermore, after Mr. Gordon threatened my husband to sue us for slander (for the Unilocal review), he also alleged that I was «rude» to him when he came to deliver notices of the change of ownership. ***To my recollection, Mr. Gordon did come to drop off the documentation early one morning and I did not invite him in because I was not fully dressed at the time; needless to say, the visit was unexpected and I do not think my actions were «rude».
Next, the move-​out process was a pain in itself because we could not get a hold of anyone to discuss the final walk through of the place. We left repeated messages for Alvaro with secretary Vanessa and none of the calls were returned.
We somehow finally got a hold of Sally. However, she also threatened my husband to sue for the poor Unilocal review.
Ultimately Sally came to do the walk through and take the «move out report». I took a picture of the report and of the unit conditions for my records in case there are issues with getting our deposit back in the near future.
I do wonder if Lotus Property Services go through all of the 1-​star reviews on here and threaten with suing for slander. Here, the TRUTH is not slander.

I’ve been a customer of Lotus property services for 5+ years. They have a great staff. On maintenance issues Stephanie is the «BOMB»!! I receive the kindest and fastest answers and call backs giving me the status of my repairs. I’m very comfortable with her. I let her know that id love to just deal with her directly due to her outstanding professionalism and comforting service! Keep up the good work Stephanie! The finical guru is Grace. Also outstanding professionalism and comforting service! She’s been a angel to me!

My wife and I have lived in the Chinatown apartment that is managed by Lotus Property Management for a very long time. When I say a long time, I mean over 10 years. Throughout the duration of our stay here, I honestly have to say that we are truly blessed to have such a cute, humble, and wonderful apartment. We have gone through several apartment managers in the past 10 years and our current manager, Sally, is a pleasant, caring individual who really attends to our inquiries and needs. Whether it be problems with plumbing, or rescheduling an appointment for inspectors to enter our apartment, Sally will cater to whatever it is we request.
The apartment building is located in Chinatown and is closely located to major freeways, markets, bars, and every other social amenities that one could ever imagine. You can even walk to CVS, get yourself a 12 pack, then walk to Dodger Stadium. As far as where you drink that 12 pack is on you.
The tenants that live in this apartment are very diverse. You have young college kids, mid 40’s couples, early 30’s, a couple of newborns, etc…
Overall, this is a great place and a safe area to reside in that’s close by to everything. The Manager, Sally, is an A+ addition to this apartment as well. If my wife and I weren’t happy with this place, we wouldn’t have stayed over 10+ years here. I think you get the picture of what I am trying to say about this place. After 3 years of staying in LA and just renting a bedroom I finally decided to get my own place, it was my first time applying to lease a studio and was my first time dealing with an agent, Sally was a big help, she knew that I was trying to get the place for my lil boy who’s going to stay with me permanently. And she helped me get the place. And always trying to help with other lil stuff. I love my place, it’s my sons and my home! Love it! And plus every time I call the main office the staff always try to give the best service they can. Thanks a lot!

I needed to find an apartment by the end of the month so obviously I was applying everywhere and anywhere. The nice people over at Lotus were quick to respond to questions which made the process a lot less stressful. Theyre easy to talk to and very understanding. Sally understood my situation and did everything she could to help me in to my new apartment 4 days before the end of the month. I cant properly express how pleased I am with their services. Love the place. Little things like missing blinds were quickly taken care of.

I’ve been living in my apartment for about 20 years. When the original owners sold the building, a number of management companies came in to run things. They were pretty bad… I had really bad ceiling damage from torrential rain storms at one point and still it took months and months before the roof leaks were repaired.
Finally, Lotus Property Services took over the management of the building and I have had great service from the company; especially from Alvaro Perez. He’s always been available and is quick to return calls. If only this company took over management of the building from day one…

My wife and I found ourselves in a tough position when our landlord had the building we were renting foreclosed on. We loved where we were with the orange tree in the front yard set back from the street it was quiet and lovely. Well sadly the property got sold on and construction started on the vacant units making our lives miserable.
So the decision was made to move and we started viewing places the second of which we fell in love with. Sally @LotusPropertyServices was our contact and when we called she arranged it so we could go right over and check the place out. Within days we had put in our application and on that the same day we heard from Sally who was already hard at work processing it.
It did take a little while for us to be officially approved but with so many applications we understood. We love our new place and the friendly neighbors, a testament to a solid screening process.

As the neighbor of one of the properties you manage, I think that not calling to have trash removed when tenants move out is deplorable. See pictures above 7057 Jordan Ave above. As your neighbors we call the city constantly to pick up the illegal dumping from your building!
If you have an onsite manager let him know he can call 311 to ask for pick up.
This is not a way to manage a property. I am not impressed and would not hire a company that is not on top of keeping their building well maintained.
For shame. Your tenants and neighbors deserve better.

UPDATE:
I received a phone call from the CEO of Lotus Property a month after this post. In the phone call, he quickly apologized for all that happened and kindly asked me to remove my Unilocal review. I told him that I wanted to hear from his side what happened to clear things up. He explained all of my 4 points, and offered me a reimbursement of the $ 25 for the extra check fee to edit/​remove my post.
Here’s what happened.
1. They don’t email their tenants because their attorneys tell them not to. He told me that usually everyone hates management companies because they collect money from you, so they have received threats through email before. I guess this makes sense. Can’t argue with an attorney right?
2. With the recent acquiring of this property, there were a lot of things going on for the office. It was a new area for them to manage, so they were learning a lot of things. There was a quick turnaround from the date people moved out until when we moved in, which made things really crazy for the management company. He said also that the manager, Sally, was doing a lot of things at once. Since then, they have learned more about what it’s like to manage a property near the USC area. They have made communication better and have made better systems for repairs, leasing, etc.
3. According to California Code, and the owner, the amount they charged us for cleaning and painting is an industry standard and he believes is less than what other management companies charge. He also was very kind and decided to refund me the $ 25 check fee.
Long story short. The owner was EXTREMELY NICE. I wish I had an opportunity to talk about these questions earlier during my lease. I know that running a management company takes a lot of time, yet he took time out of his busy schedule to make things right with me. That is a HUGE DEAL! Yes, there were a lot of misunderstanding, but I see that this company has a lot of integrity and cares about their tenants. Would I trust this company in the future to rent from? YES.
So, I decided to bump them up a star. From my experience, especially with the lack of email and the miscommunication during the first few days of the lease, wasn’t the most pleasant experience. HOWEVER, it sounds like they were quick to adjust these problems. I think if I were renting from them this year, miscommunication would probably not be an issue, and I would have bumped it to 4 stars. However, I can’t ignore my experience. 1^st impressions do mean a lot. That being said, overall, good company for a management company. Have I experienced better? Yes. Have I experienced worst? Yes. So 3 stars for A-​OK! :)

FIRST POST:
I use to live in the rental property near USC. I can tell that Lotus has never managed a college property before. They recently bought the property AFTER we signed the lease. A couple of things:
1. They don’t do anything by email! Who does that nowadays? Work orders, questions, etc. are all done via letter or phone call.
2. Poor miscommunication. I scheduled in a move-​in at 10am. I got there at 10am and no one was there. I called the office and unfortunately, they forgot and blamed me for it. I had to wait a couple of hours while they commuted from Arcadia to USC.
3. They overcharge once you move out. I really believe that we took good care of the place. I was instructed, you don’t need to clean up the place that much, because we’re just going to get charged the same flat fee. Even though there was hardly any damage to the walls, they repainted everything and charged us for it. What’s the point of keeping the place nice throughout the year when we still get charged the same cleaning and painting fee as everyone. I accidentally mailed them an extra check, and I got charged $ 25 for them to get rid of it! Seriously?!
4. The only saving grace was Sally — the property manager. She was nice and personable. Everything else about the management company sucked.

Lotus has by far been my most positive experience with a landlord. Since moving to south Pasadena they’ve been incredibly helpful, and have really taken care of all
my requests quickly. Alvaro has been my contact there, and he’s been continually available and responsive– can’t think of any other Landlord that would take text messages for fix it requests! Definitely an unexpected win in Los Angeles apartments.
