We pay an HOA on our current home we own to B&W Management. I have called several times trying to reach someone with questions and I have yet to get a call back a year later.

Truly evil people. Our five year old son kept getting a rash on his butt sitting on the carpet, so we asked B&W if they would replace the carpet. We had lived there a year and it was threadbare when we moved in. When the man came to put in the new carpet, he did not clean underneath the padding, just rolled it out onto a dirty floor. There was glass from a shattered window that they never cleaned up before we moved in, and the final kicker came when they evicted us while my wife was four months pregnant because we complained that the neighbors were smoking in the attached unit next to ours and it was coming through the vents. Slumlords beware!!!

Wow! What a great experience with this company. My husband and I had looked at so many other houses with other property management companies. Janet and Bob were so nice and helpful and trustworthy, so refreshing to find people who care these days.

What a joke of a property management company. 1st — One would think they could use spell/grammar check on their website, so it at least looks like they are competent. 2nd — Requiring a application and fee prior to viewing the property is a violation of California Penal Code… just a thought. 3rd — They have the worst people skills of any service industry company I have been to.

Same as all the above mentioned. The property owner, Ingmar Lauringson, is a complete slum lord. He just uses B&W to help lease his properties then does nothing. We had no power to 1⁄3 of our house for 18months. Then when the dishwasher broke instead of coming and fixing the issue… he gave us a 60-day notice(3 weeks before Christmas). These people are a bunch of idiots as well as the clients they represent.

We came here to fill out a renters application and we had brought our children with us of course. Not child friendly. I had to leave with our kids while my fiancé filled out his portion. We had viewed the apartment and were uncomfortable, the tenant that was going to be moving were there, including there personal items in the apartment. So to really check n look for the stuff that’s important like mold, water pressure, and closet space was not an option. The feeling was that we were moving into there home(there personal space) after we leave we turn our application in and pay the fee. No response in when they would give us a call back, or have a nice day thank you for your interest will get back to you soon! Nothing :-(so we call them after we had seen that our credit score goes down for the credit check, come to find out that apartment we were looking at was already rented, mind you this was 3 days with no call back and the credit check was done the next day after turning in the application. So we call tell them were interested in there other listings, told us they’d call us back to scedual the time to view the property… Still no call back. So I decided to try another property management CPS property management and you can look that up in Pismo Ca and let me just say I was very pleased on how they treated me and my children!

Not happy with the problems I encountered with the property. The washing machine which was located on premises(and written as part of the contract to be functioning) broke down twice while I lived one of their properties. The first time it took them one month to fix. The second time it took two months. Turns out the second time they completely forgot about me and my request. They offered to pay for the cost of having to do the laundry off premises. And then rescinded that offer when I came in to discuss it. They had been overcharging me for water for those two months, but I never mentioned it. How could I be using that much water on my bill when I was not doing laundry? I take showers infrequently and quickly, so I felt like had they acknowledged this on the months when my laundry was not working, I would have felt at least a little better. Furthermore I gave my notice early and mentioned that I would actually be moving out the weekend I gave notice. They still charged me the full thirty days despite my pointing out that the contract was technically invalid since they failed to provide me laundry on premises as listed on my contract. Also, I found that they would be charging me for more than my share of the use of gas, electricity, and water. Since I moved out 2 days after given notice, I feel that they amount I would be charged for these utilities that I was not using was actually me paying for the main property’s usage. Although I was not necessarily upset with having to pay for the time I was not physically living in the property at first, I became more irritate when I turned in my set of keys a week after giving notice that they already had someone moving into that property that next week meaning they not only profited off of me but are getting extra money off of these new tenants. Just be careful with this group. They are also rude when you point out that you’ve cleared out within days, aren’t using the property(obviously can’t be if you turn in your keys a full 24 days before the lease is done) and point out that they did not fulfill their contract or bother to respond to your needs in a timely manner.

Not happy with company representative’s personal interpretation of CC&Rs without checking as to the actual wording of such. several times have claimed certain rules for condo owners when these rules are not written as rep claims. Overstepping her bounds in my opinion.
