I employed Luis Caballeros from ITP Management two years ago to manage my property in Decatur. He was pleasant enough in the beginning but he became increasingly inconsistent and unprofessional. There were constant mistakes in bookkeeping, lack of follow through in collecting back rent, and constant excuses as to why he did not deposit the collected rent by the agreed date. I found I was spending more time correcting his bookkeeping and contacting him to find out why the rent /​monthly report was weeks late. The final straw was when I asked him to evict the current tenants because they owed over $ 6000 in back rent and had not stuck to payment plans Luis had claimed he arranged with them. Two months after I requested eviction (with no rent being collected), I called him to check on the progress. He told me the tenants had moved out and he had a renter that was interested and that he would work with collections to gather the back rent. He called me a few days later to say that he was mistaken and now the renters were still in the property and wanted to pay and that I should continue to work with them ($ 8000 owed in back rent now). I became suspicious and contacted Decatur county to check on the eviction status. I found that he had never filed for eviction. I immediately hired a new property manager because I realized I could not trust him. The new property manager worked with the renters to establish a new rental agreement and payment plan. It has been three months and the renters are faithfully paying rent on time under new management. After I let Luis go he wrote me several letters using immature and defamatory language insisting that I owed him $ 94. When I asked him for the bookkeeping records to prove this, he refused to provide them until I paid him. What kind of logic is that? I would not recommend ITP Management or Luis Caballeros as a property manager under any conditions.
