Please don’t waste your money living at Morgan’s Landing! I’ve been there for a little over a year now and my A/C is not cooling for the fifth time. The so-called maintenance staff clearly doesn’t know what they’re doing when they«repair» things. The office staff is slow to respond to emails, if they respond at all. The interior of the apartments is pretty shabby– countertops in the kitchen and bathroom have been«refinished» with some kind of paint that chips off very easily and the paint job that was done on the cabinets in the kitchen and bathroom is pathetic. Definitely not a nice place to live!

For those who are curious I can show you better than I can tell you… this is my lease addendum yet I still received an invoice… 1. MOISTUREACCUMULATION. Resident shall: a. on a regular basis, dust heating, ventilation and/or air-conditioning vents to include cold air return, and b. not block or cover any of the heating ventilation or air-conditioning vents, to include the cold air return, and c. remove any visible moisture accumulation in the apartment, including on walls, windows, floors, ceilings, and bathroom fixtures; mop up spills and thoroughly dry affected area(s) as soon as possible after occurrence; use exhaust fans in kitchen and bathroom when necessary; and keep climate and moisture in the apartment at reasonable levels. 2. NOTIFICATIONOFMANAGEMENT. Residents shall promptly notify Management of the presence of the following conditions: a. water leak, excessive moisture, or standing water inside the apartment, storage room or garage. b. a water leak, excessive moisture, or standing water in any community common area. c. mold growth in or on the apartment that persists after resident has tried several times to remove it with household cleaning solutions, such as Lysol or Pine-Sol disinfectants, Tilex Mildew Remover, or Clorox, or a combination of water and bleach. d. a malfunction in any part of the heating, air-conditioning, or ventilation system in the apartment. 3. LIABILITY. Resident shall be responsible for damage to the unit and resident’s property as well as personal injury to resident and occupants resulting from resident’s failure to comply with the terms of this Addendum. Resident shall be liable to Owner for damages sustained to the apartment or to the resident’s person or property as a result of resident’s failure to comply with the terms of this Addendum. This place, while offering units a pretty affordable rates, does leave a bit to be desired, in my opinion. As the other Unilocalers have said, it does seem to have«low crime» and I feel about 75% safe walking around the complex at night… but let me get to some of the less than spectacular things about this place. It was built in the mid 1980’s and now is nearing its 30th birthday. That’s a lot of tenants over the years! I actually know someone who said they used to party in this complex in the 80’s. *shakes head* Anyway, they’ve done a *decent* job of keeping up with the place. I wouldn’t call it awesome. I’ve seen them replacing old, rotten wood in more than several places throughout the complex. But hey, at least they’re replacing it, right? In my opinion — it’s entirely too close to the major power lines running through here… which scares me a little. I probably won’t be here much longer so I guess I don’t need to worry about it. The office and staff are nice. They do try and accommodate but don’t always make it happen for ya. For instance, I’ve called several times since the summer about my AC not working properly. They come days later and«look» ‘at it and nothing is different. The problem continues and turns into over $ 1000 worth of power bills for 3 – 4 months, whereas it was about $ 400 for the 3 – 4 months prior. It finally took about 4 calls to get them out to replace the thermostat and fix the«broken wire in the thermostat» that turned out to be the problem the entire time. It cost me big time in terms of my power bill and frankly, I’m miffed about it. So, to sum up — if you don’t mind a mid-range apartment complex living that is pretty safe and right on Roswell Road, behind a Mexican restaurant, a QT, liquor store and an Insurrection — and 3 minutes from 400 to boot! What else could you ask for! Or not. Run and tell that, Homeboy.

Great community, low crime, mixed ethnicities, great schools nearby, convenient to shopping, excellent management, and reasonable price. There’s not many places that can boast all of the above and still be telling the truth. I’m very happy we moved here. The only downside to this place is that there is no park for the kids but there is a park in close driving distance so it still works out as long as you have transportation.
