Phipps Place

OK apartments but noisy from neighbors above you can hear almost everything. Maintenance support weak as my stuff not fixed after two years. Best is Publix across the street.
Gym is ok but hasn’t had wipes for a year, TVs on treadmills have not worked and no wifi in gym either.
Office staff friendly but .,

Black mold. Bad management. Bad contract. They did just repaint the place and it looks great. All the support staff is truly nice and helpful on the property. Perfect location. September 2014.

This is the first review I am writing. I have had many problems in this building and am not one to complain. The gate is constantly broken because of people breaking in. The building has zero security. They let anyone in at any time with zero questions via the buzzer. The apartment itself was not in good condition when I moved in. It has mildu and I believe mold. The cabinets fell off the hands. The usual thing like drunk people yelling at 4am is possible anywhere so is not necessarily specific to this location but mark my words it will happen here consistently. The building staff is not helpful when it comes to issues. You also won’t know when packages arrive for you since the building won’t tell you a lot of the time. I would not recommend this place. I gave more than 30 days notice to leave on my least at the end of the agreement and they are trying to charge me an additional month beyond my lease at a higher price by $ 500. The building is terrible.

As far as value, price and location – Phipps Place cannot be beat. I was a visiting friend for weeks at a time back in 2007 and 2008 and was impressed. The ladies in the office, Connie and Laurie became good friends and were always helpful. I didn’t see a single resident interact with them that seemed upset or dissatisfied with the community.
You can walk to Publix, Target, Dick’s, Phipps Plaza and Lenox – God how can you not love that?! I always thought it was funny that some people would drive down five levels of the parking garage and drive right across the street to the Publix Parking Garage! If they walked, they’d probably save 10 minutes!
The units are lovely with their arched entries and hallways and thoughtful touches throughout. Most of the floorplans available to view online are unique and hard to find anywhere else. Basically, those boring old box floorplans are not here! Kitchens have slate floors as do the entryways. My friend’s unit had hardwood – they also have some with carpet. I really liked the 12×12 bathroom tiles and the double-​hung closets. The den in my friend’s unit had two windows and french doors – and when the room was closed off it was a nice little guestroom!
The floors are concrete between each unit floor, and even when we were loud during video game nights we never heard any complaints or knocks!
Guest parking is on each floor alongside the right-​hand side as well as the entire 7^th floor of the parking garage. It got a little crowded on some weekends, but it was never full.
My only complaints were about the sub-​par stove (electric) and slower than molasses elevators (but I just took the stairs most of the time if I didn’t need to move anything large!)
If Connie and the girls keep everything going the way it was back in 2007 and 2008 then this place is going to remain an excellent place to live!
