. BECU needs to re-think who they use for appraisals. We had a contract for $ 262,500 and the appraisal came in at $ 159,000. Not only was that absolutely too low, the appraiser included the adjoining lot, which was not a part of this appraisal. When told that she mistakenly included the lot, she gave it a $ 10,000 value and removed it. There are no lots in that area for less than $ 30,000. When I reviewed her report I noticed that her license was issued in March 2013. I represented the buyers and they had enough cash to complete the purchase, but this is still not acceptable! If I were the listing agent, I would really be upset with this lack of knowledge. Who evaluates these people??? Are you watching, or sticking your head in the sand?
