RUN!!! Do not move here. Everything everyone has said on here is completely true. Unilocal should allow you to give no stars because they don’t even deserve one. Don’t let the remodels fool you, they just painted the walls and cabinets. And are charging you $ 200 more in rent for that. All the problems remained, they just put a new coat of paint over it. Seriously Run!!!

Before my girlfriend and I moved in, there were already issues. A grey, processed mess from the depths of the garbage disposal had bubbled up from the drains, and the kitchen and dining room floor had small pool of water coming from the dishwasher. We’d hoped that the issue would be fixed by the time we moved in, but it wasn’t to be. It took maybe a week before anyone came by to fix the issue, despite assurances from the office that someone would be taking care of it soon. It was merely a symptom, though, because our kitchen and dining room are flooding again, and because the dishwasher couldn’t be used without turning our apartment into a lake, I washed our dishes in the tub. Three more days and the request I put in for maintenance will have spanned a week. Also, don’t believe the alluring promise of a washer and dryer with your apartment. I suspect the example they showed us had them installed specifically to draw in potential tenants, but trust me, the apartments only come with connections for them. If you have a washer and dryer in storage or know someone who sells them at a good price, then good for you, you’re ahead of the curve. There’s renovations going on which genuinely make the buildings look nice, but Bristol Square won’t contact you to tell you that strange dudes will be at your building to put whatever’s on your patio in disarray. On the upside, the surroundings are pretty and quaint, the apartments really are affordable (for two people), look stylish, and come with the connection for Google Fiber, though, at 1K a month, none of it’s worth the professional apathy and incompetence we’ve come to know from the people at BS.

The new management is Roscoe Properties if you’d also like to look them up on Unilocal.The management is very slow in responding to complaints and obviously disorganized. You will pay an «extermination fee» but still have bugs. If you confront them about it, they will try to blame it on you and say that it’s because you left food out (I’m a really clean person and made sure to put all my opened food boxes, bags, etc. in ziplock bags). All deposits are high and non-​refundable. They claim to be a «pet friendly property» but the pet deposit is $ 400/​pet (even for small animals like cats, and even if you’re only going to be there short term like 6 months) and non-​refundable on top of your normal non-​refundable deposit for the apartment. As someone else mentioned, they WILL try to punish you if you don’t turn in notice of intent to move 60 days before you intend to move (even if you just intend to move when your lease is up, like most people). They will give you no heads up or reminder about that. The tactic is not «Ask if they’d like to stay on with us,» it’s definitely «Let’s not say anything and then see if they forget to notify us, so we can try to force them to stay on with us.»
If you ever have any situation where you want to sublease, you will get screwed. There is no easy/​inexpensive way to do this and they will NOT let you out of your lease early without paying fines plus 2 months rent. It’s a big company and they will not work with you in any way to make your life easier. Also as a side note, my apartment that I’m moving out of next month doesn’t have any of the «new appliances» or «track lighting» that some people here are referring to (and I’ve only lived there 6 months), so if you move in I’d ask about that. Just got notice that City of Austin supposedly «messed up» the billing of our utilities and now they want us to pay $ 150 just out of nowhere — other people have told me this has happened before and suspect it’s actually the property that is messing up the billing/​allocation.

My toilet has been backed up going on three weeks now and I have a two year old and can not stop him from doing number 2 if he has to go. My husband had to physically wait for the water to go down to remove the pop out of the toilet and throw it in the garbage because of course it smells horrible once it sits long enough. We’ve put in multiple work orders and call at least 3 times a week and every time management says the same thing. «We’ll have maintenance get on that right away». Also our door was kicked in on New Year’s Eve and they have yet to come and replace the door. This is a safety and health issue for my family. I do no recommend these apartments to anyone unless you want to deal with they’re horrible maintenance and management staff!

I live here and do not recommend this apartment complex at all. First, there is a terrible roach problem that is never fully remediated, including in the newly «remodeled» apartments. Our dishwasher was so infested when we moved in that it had to be thrown away and replaced. Also, the vents are shared between units, if your neighbor smokes then you will come home to a house full of cigarette smoke. The management just says they can“t do anything about it, they won“t even block the vent. Walls are thin so you better hope your neighbor is quiet. Zero security, even though it was promised, they even took off the gates. The gym is basic, which is fine but the equipment is NEVER cleaned. The only perk were the fireplaces on the upstairs units (which you pay extra for), sure enough last week management puts a notice out last week they are going to shut off access to them as part of «on going renovations.» Then they came in and just screwed a piece of plywood over the opening. So unprofessional and tacky looking! I have attached a picture. Do yourself a favor and spend your money elsewhere.

Also this place hires unprofessional ppl to come in and clean/​renovate apartments the whole night they are here they are drinking beer on the tailgate of their trucks and I find them the next morning in the parking lot not to mention they blast music all night and I’m sure they are not getting paid to drink? Next time this happens I will take pictures and show them to the office

I have lived here for about 4 months and I haven’t had really any issues. I came from south central downtown which is a nice safe area and I was definitely a little considered with the safety of Bristol square. So far everything has been good though! I feel safe enough to sit on my patio in the evenings and I live on the bottom floor. Every time I’ve needed something fixed in the unit it has been fixed the next day. As far as parking goes I always get a spot in front of my apartment.
The two things that have bothered me is my apartment building lights (like in the breeze ways) have been out for more than a month I have called several times and I know neighbors have called to get them fixed. They said «oh the sensor is probably dirty so it needs cleaned» but still no lights. 2^nd If you have a floor above you you will definitely hear your upstairs neighbor walking around. Honestly though, for the price and how nice the new remodeled units are you’ll get used to it.

Advice if you do live there is to get everything they say in writing because they’ll deny what they tell you. If you are not renewing your lease they need in writing that you are leaving 60 days prior to moving. So please get everything in writing or You’ll be staying there longer.

I moved into this complex well aware that they were not that nice but affordable. The original management was great about fixing things however now that roscoe properties have taken over things have changed and not for the good. I have had a major leak in my kitchen sink that has not been fixed even though they have known about it for over a week. I have submitted online 4 times, spoken to them 2 times in person and 2 times on the phone yet no one has come to my apartment. DO NOT MOVE HERE UNLESS YOU WANT TO DO BATHTUB DISHES!

The new management team is starting to work like clock work, the maintenance staff is quick and good. They are doing renovations all over the place and it is looking good. The roach issue is a non issue in my apartment, they spray regularly and have told me if I see any, to let them know and they would do an interior
is quiet here and having a washer dryer in the apartment is a big plus… do your homework and check around Austin, it will be hard to find a better deal. They have also dealt with the issue of people leaving their garbage bags outside their apartments, this is a big plus.

You get what you pay for, I guess. There is a pest problem, especially if you reside close to the small shopping strip off the corner of Oltorf and Douglas; but that’s probably the least of your worries considering that little ally way had become a regular spot for prostitution. I have/​had the great pleasure of hanging out on my balcony and getting a free peep show, so if voyeurism is your thing-​there ya go.
The new appliances in the kitchen are wonderful and work very well, the track lights are cool but a little hot when you’re cooking. The carpeted area on the floors in my apt creak, always, sorry downstairs neighbors — the building is 30 years old. The water is hard, but that’s to be expected. My toilet has one of those weird square buttons to flush instead of a leaver — if you’re picky, you get use to it though. Overall, the paint jobs are pretty shitty, there are obvious areas in my bathroom where they just painted over chipping paint and obviously have yet to discover the many uses of masking tape.
All the remarks on parking spots are 100% true. Not to mention the hill Bristol Square is located on top of which makes driving around the complex a challenge, but because that wasn’t enough they added speed bumps a million years ago so now we have to dodge those because they’re essentially large chipped pieced of cement.
The builders also attached un-​sturdy, terrifying looking stair cases to the building which have no cover when you’re in the rain.
On the plus side, the new management/​manager is awesome and you can tell they’re really trying to make improvements to the buildings. Today they’re adding google fiber things, so you can have that as an option when looking for an Internet provider. They’re also very helpful when it comes to troubleshooting issues with automatic payments, that being said, I had issues making automatic payments (the website was new at the time).

*Side Note: this is about my personal experiences with the apartment complex and someone else may have had a completely different experience so please keep that in mind. Read other reviews besides my own before making up your mind about the apartment complex. Thanks*
I signed an electronic lease which stated I would lose my deposit and application fee if I did not electronically sign within 3 days of receiving the email link for the apartment. Hindsight, I would chose to lose that money since it is way less than the money I have had to spend on tea tree oil, food grade diatomaceous earth, and Tupperware bins. Live and learn. Please learn from previous resident’s mistakes like my own.
I walked into the place and it immediately smelled musty (later learned this was due to the roaches) and had a bit a dirt on it. I pointed out what looked like bait for bugs and was told it was not bait but wood glue and there were not bug issues with the apartment. Later, I really wanted to ask the leasing agent if the «glue» should be in the cabinets in obvious lines in the middle and up the walls of the cabinets. The new «white» cabinets were yellow and basically the entire place was dirty. Okay, I can deal with that, I will just scrub the place down and that will take care of some of the musty smell and brighten the place up. Erm, is that mold covering a ¹⁄₃ of my ceiling.
Filling out the form for any issues took quite a while. Oven broken, missing floor board, two inch gaps of broken drywall to the wood floor by the bathroom, broken exhaust fan, water damage in various places, exterior doors needing weather stripping, no window screens, deadbolt painted shut, electric panel painted shut, etc. I was told, the place is over 30 y/​o. It is not going to be perfect. I can deal with imperfections but the corrections were quick fixes and not exactly well done. Pulling out the appliances in the kitchen revealed the fridge plugging into a hole in the wall and deteriorating cabinets by oven and another deteriorating gap between the drywall and the wood flooring. The renovated apartment I am paying out the nose for is a quick slap of paint and new appliances for some lipstick.
Within the week I think I have bed bugs because I am getting bitten and see small brown bugs that are all over me when I lay down. Go to management and since it was a weekend the soonest they can get pest control in is Tuesday. Great. Talk to a different leasing agent and she suggests fleas. «Oh, I don’t have a pet.» Turns out that doesn’t matter. So positive on no bed bugs but negative on the fact I have to do flea treatments, hence the tea tree oil, and oh, by the way, «you have an earwig issue» states the pest control people. I have a critter in my bedroom wall that wakes me up at 2am going to town on the drywall and probably the wiring which is most likely why half my outlets do not work.
So, because I read other reviews after I leased the place, I saw the complex had roaches and took precautions. Then I notice a two inch long dead roach under my oven. Next day another dead one in my bathroom hallway. Which, BTW, connects straight into my bedroom. Reason why I am now seeing the dead pests: I put down the diatomaceous earth which dehydrates the pests and kills them. The roaches are not dead because the pest control people have been coming to my apartment and spraying every. I have been here two months and have seen one notice they have sprayed my apartment which is supposed to be done weekly.
Basically, unless the complex is torn down and built from scratch, the issues will not resolve. The complex itself was built poorly (see foundation cracks outside your front door) and over the years has deteriorated to unhealthy standards. Yeah, I have gunk in my lungs I cough up every morning that I have never had in living in 5 other complexes. No, I don’t smoke and I vacuum regularly and do my very best to keep the place clean. Regardless, the mold and the byproduct of roaches and other bugs is unhealthy. The parking spaces are smaller than the regulated standard size so you will have door dings and people banging into your car. The gates have not been fixed and so are pointless. The website promises covered reserved parking but the «coverage» is the trees and the «reserved» is a sticker that prevents your vehicle from being towed.
*Side Note: Besides being lied to about the bait (maybe the guy truly didn’t know) and the not so great fixes on the place, the leasing agents are nice. But nice really doesn’t make me feel better about the place. I do feel partially bad for the Property Manager and Leasing Agents for having to deal with the issues brought forward by the tenants, but at the end of the day, I truly believe and it is in my opinion, immoral to lease a place without disclosing the issues an apartment has. No, it is not illegal or unethical (different from immoral people! [ethics = legality; morals = personal beliefs]).

TERRIBLE MANAGEMENT!!! Do not move here! Ive lived and worked in many different apartment complexes and never had I ran into such an incompetent management.
All of the employees are borderline rude. The manager is extremely rude at all times, she has no common courtesy (none of them) and is always defensive. She hung up on me when I was complaining about my tub being broken since I moved in and was not fixed 10 months after.
The wall behind the toilet was missing a piece of sheetrock for 4 months and all the office did was point fingers and blame it on each other and their maintenance staff instead of fixing it, it looked terrible for the longest time!
Also, Ive had mold since I moved in and they still have not treated the mold! they just spray painted over it. Not to mention that the restroom and closet areas were flooded 3 times. The buildings are old and very badly maintained, it took them 3 floods and 5 months to be able to stop a leak in our laundry room and closet.
The upstairs neighbors are constantly listening to very very loud and unwanted salsa music at all hours of the day and night. After 5 voice mails to their «Peace officer» never got a response. Complained at the office and the rude man that works there (super rude) almost disregarded my comment and they have not done anything about it either.
Ive told the office so many times that my patio and outside my apartment smells like dog poop because nobody picks up after their pets, nothing has been done! my patio is surrounded by dog feces, so unsanitary and disgusting!!!
Im glad my lease is over, can’t wait to get out of this very badly managed property. They weren’t even able to give me my rent amount for my last days here, they sent me a bill for one amount, when I called they gave me another, they didn’t even know when my move out date was, they kept on asking ME all the information they should have and the day after I paid, I got an eviction notice saying that I owed 600 dlls when It was not the case. They are so disorganized. This is not the kind of people you want running the place you live at. USELESS AND INCOMPETENT.

This place is a $hithole. Apartments are filthy and the complex is run down. In the year I lived their my upstairs neighbor tried to break in to my apartment 3 times. Even after I set up a camera and provided a video to management they refused to take any action, they even had the gall to charge me for «damage» to the lock on my front door.
Make sure you document EVERY interaction with management (especially notice of move out and when you turn in keys), they will flat out LIE otherwise and then try to charge you hundreds (or thousands) of dollars in fees.

Just finished our lease… boy am i glad we moved out. Service calls took at least a week plus to get resolved. The gate was never fixed during the entire period of our lease. Somebody attempted to break into my car once AND my roomates car twice! The day my lease ended i was happy as could be. I thought i would never here of this place again. Nope got my final statement and they are charging for me leaving stuff in the apartment, that i didnt even own… nor was never in the apartment. The only reason this place gets more than one star is cause of Dan the guy in the office. Dan is the man. Dan is the only person who even remotely sounds like he cares about the place.

Total slum lords.
My friend and I applied to this place for an October «special». They were asking for a 400 dollars, all in one, non-​refundable, application fee. This sent up red flags for us. We were worried about them. They had bad ratings on google reviews on here, and they had an F on the Better Business Bureau website. So we hesitated but eventually decided to go for it. They told us that if we got our application in before 12 the next day we could have the place. So we rushed mailed the checks. We’d already sent in our full application later that week and we’d only been waiting on sending in the money. According to the post office, they picked up the checks the next day before 12. When we called them about our move in date they told us they’d given it to someone else.
But they already had our money so we asked them if we could just get the next opening. They said yes. When we went to go sign the lease, they sprung an extra 200 dollars on us. They said this was a new deal, that the old deal had run out. But they never told us this, until now. I called the Austin Tenants Council for help. They told us we had a good case for charging them with deceptive trade. We threatened them with legal action. They finally caved. They refunded us 250 dollars. They said that they were going to keep the 150 «application fee» even though they had specifically told us that this was an all in one deal. They said it would take a month for them to refund us. A month passed. I called them up, and they said they’d lost our address (nonsense! They had records of our emails on file!). Then they tried to refund us 135 dollars instead of the 250 they owed us. When complained they made up some hogwash about their files being out of order or something. Finally a month and one week after they originally promised a refund, we got our money back.
They’re a weird mix of incompetent and money grubbing. I was living out of town, my roommate was in town. My roommate went in to sign the lease in person. I sent them an email asking them to send me an electronic signature to sign. They sent it to my roommate instead. I sent them another email asking them to send it to ME not to my roommate. They then asked me what my email was… via email. As in they emailed me, at my email address, asking me what my email address was. WHAT??? The sheer and complete idiocy of that nearly gave me a nose bleed and black out.
Stay away from these guys. They are total slum lords. I don’t have super high standards for housing. I’ve lived in small tiny, bug infested apartments in my life. I’ve lived in some sketchy neighborhoods. But dealing with these people make my skin crawl more than any vermin infestation could. They are human slime. You will regret it, trust me.

I’m not an avid Unilocaler but I do know when somebody needs to be WARNED. Do not move into this piece of $h!# apartment complex. I had read most of the reviews but had to see for myself if it was as horrible as portrayed, I was duped. They had a fully updated apartment that I looked at it had new floors which looked nice but a piece had a big gouge in it which they assured me they would have fixed before we moved in 2 weeks from this visit. I’m sure you can already guess but they didn’t it took another two months to fix. The repairs were done by a guy and his kid that had no idea what they were doing, however I appreciate the father son team they ended up giving me a strip of floor that barley matched and decided that would suffice. The next month or so went smooth but then came the roaches and some new breed of gnat I think was genetically modified to breed here and piss me and my roommate off for the duration of our stay. Both insect problems have not been resolved despite numerous complaints. Oh yes they did have someone come spray for them but they came in and squirted two corners an called it a day … Real efficient I suppose or maybe I’m just unaware of bug spraying tactics in this time of roach war. Just as a side not me an my roommate don’t have any pets and are fairly clean aka dishes done, trash out. I’m saying the bugs were unwarranted. The hot tub is permanently out of commission try let us know this after move in and the even crappier apartments across the street seem to always be occupying the pool here. There were a few of these incidents but I can’t list them all in detail but it all boils down to piece of crap apartments rude apartment manger staff and half retarded maintenance. The only enjoyable part of this stay was an office manager named Dan, he was always on top while the others dragged him down. His disposition and attitude was so upbeat that it made some of it worth it. I wish I had more time to spend but this is my warning to you and all others who so dare to believe it looks nice. It’s all a trick until you sign up. Please do yourself a favor don’t live here an don’t allow anyone else to. Friends don’t let friends live at Bristol square.
In addition after being curious for another time reading the other reviews everyone is all spot on about staff, roaches and how you will be tricked into this dump on Douglas street.

This place is EVIL.
When I first moved in there was mold in my bathroom (which I am highly allergic to) and maintenance fixed it by nailing a wood board in front of it and painting it white. Drug dealers were squatting in the vacant apartment kitte-​corner to mine. Oh, and there was a roach infestation that never went away.
All of this I could have suffered through because of the money it was saving me on rent.
Then 2 weeks before Christmas I was broken into and robbed by my upstairs neighbors. Best part was, the cops were AT MY BUILDING WHEN IT HAPPENED. They were responding to a domestic abuse call. I interrupted the theft by getting home from work early by was not able to catch them. Nor were the cops able to arrest them. Thousands of dollars worth of electronics stolen, not to mention the emotional damage. Weeks later Roxy finally agreed to let me move to another apartment for only $ 50 and a new deposit. WTF?!
A month later I was in Oregon on vacation when I got a call that my toilet had flooded the entire first floor. How does that even happen when I am states away!!! They said not to worry because I would have a new toilet when I got back and it would all be cleaned up. In fact, when I got in at 2 am Monday morning, all of my towels and rugs were piled in my shower, soaking wet (from being used to mop up), and moldy. I cleaned it up and went into the bedroom, too tired to deal with it when I stepped in a lake of water. Do you think that they came to replace the carpet? No. I had to live in a moldy apartment for the next few months.
When I finally convinced them to let me out of my lease, I had to give a 60 day notice and $ 700 re-​letting fee (why even cancel at that point?). I almost didn’t bother but wanted away from the bad juju so bad that I BOUGHT A HOUSE TO GET AWAY FROM THIS PLACE. I gave them my 60 day notice, a 30 day reminder, and followed up turning in my keys with months worth of phone calls and emails to Roxy and the management team only to have them turn in my unpaid rent to a Credit Company. This means that months after I thought the nightmare was over, I got a bill for $ 2,500 and notice that this was going to ruin my credit history.
After weeks of fighting them (and consulting with my lawyer), I ended up having to pay $ 700 to get this to go away. Needless to say, I will be sharing my story with everyone I meet, and reporting them to the Better Business Bureau.

I don’t know where to start… When I moved in, on a Wednesday, the apartment wasn’t ready yet. I had to wait a few minutes for them to fix some light bulbs. When I go inside the apartment, it smelled like spray paint. The worst part about it, was they painted over dust in some places. The apartment wasn’t clean at all! Dead roaches in the tub. They were crawling on the walls and ceiling. I went to tell the office and they told me, they can send maintenance to spray but their pest control guy isn’t scheduled to come until Tuesday… I came back later that evening to find even more roaches every where they were having a party in the sink. I told the office the next day and they pretty much told me I had to wait for the pest control guy to come.
My garbage disposal made a really loud noise. I knew something was in it. I put it on my move-​in form and when I told her (the assistant manager) about it, the «head» maintenance guy was sitting right there. He said «I’m not sticking my hand down there» And the manager yells from her office saying, «some garbage disposals are just loud.» A month later, it stopped working. I put in a maintenance request and come to find out, it was a pebble in it.
My ice maker also didn’t work. I told the office and was told it would get fixed. The manager told me it was probably because the hose wasn’t connected. After maybe 3 times back and forth to the office and the puddle of water maintenance left on my kitchen floor and it still not working, they got me a «new» refridgerator. Well, it was actually an old one. The ice maker worked, but the ice came out brown. It stained the ice tray brown. So I just gave up on ice.
They were just really slow at fixing things. They came in my apartment once to fix something I didn’t put a request in for. They also came in to check some outlets in the kitchen and bathroom. They left lights on in my apartment and they moved things out of place. I went to the office to tell them next time they come in my apartment, I need to know ahead of time. He said they put notes on every door. I said not mine and he almost wanted to argue with me. Some times, they would start a job but «not have the parts» so they would need to order it. They never came back to finish. My toilet over flowed at least 3 times. Their carpet guys had to come fix my carpet. It would take them at least a month each time to come back and finish, so I always had a huge blower sitting in my living room. I was told I would get a new toilet, they just needed to order it… I never got a new toilet.
The parking is not bad. I never had trouble finding a spot. The problem was that the spaces were really made only for compact cars. So everyone was always parked over the lines. I went out of town once with my sister and left my car there. Neighbor across the hall from me scratched the side of my car. He didn’t leave a note. I found out because the paint from my car was on his. He always parked really close to me.
Overall, the office didn’t care about anyone but themselves. Their way of compromising for moving me in to a dirty apartment was $ 50 off one month’s rent. That didn’t even cover my expenses for extra cleaning supply, roach sprays, and plastic bags for me to keep my food in.
I believe there is new management now. They called me and told me if I resigned, they would put my name in a drawing for a cruise… So far there was only one other person it. I told her, I already gave them my 60 day notice 30 days ago and that was the first time I was offered to resign. She apologized and said she did see my notice. She said I could still stay if I wanted to or if something happened with my new apartment. She asked why I wanted to move and said they were there for me if I needed anything, so I told her to send one of her guys to come fix my toilet.
The only reason why I gave that extra star was because the new management seemed to care a little. Other than that, they deserve one star and I wouldn’t recommend anyone living there.

Management that took over in 2011 sucks! Pool’s been closed for eight months – i’ve been twice in that time. Took them 6 months, calls every week, emails, 8 trips, and 3 maintenance guys to fix my dishwasher.
The gym was closed for 6 months, then they didn’t have keys, then they wouldn’t open it during office hours. Rent went up, and they charge for water now, but they make up the bill every month: mine’s $ 30 on the dot every month. Does that sound right?!
TWICE they’ve lost my rent check, then charged me late fees. They’ve towed 2 of my friends from VISITOR parking, then wouldn’t answer or return my calls pleading for what company tows, and where they took the cars. We almost called the police, because we didn’t know if the cars were stolen.
They repainted the parking lines, super close together – my car has since had both side view mirrors knocked off, one twice, and on separate occasions, someone keyed my car, dumped a milkshake on it, and drew all over it because i was parked too close, though i was completely in the tiny lines. Front office staff are rude, dismissive liars. DO NOT LIVE HERE! IT IS THE WORST!
