They take weeks to respond to emails or calls, and frequently only if you let them know you’ve copied the matter to other HOA board members (the folks who hired and pay them). Not onsite or available when they say they will be over repairs. Most recently our prop manager said she’d be onsite to give us new mailbox keys. She wasn’t. Now I have to drive to her office to pick it up. They have a habit of emailing or posting about water shut offs or major work the day of the event — no real lead time to move your car or make preparations.

As a member of the board of directors for my neighborhood’s HOA, I worked closely with a Goodwin Management community manager for a year. Nearly everyone complains about their management company when they are cited for infractions of HOA deed restrictions. It is the management company’s job to enforce the covenants and restrictions that are the rules that everyone accepts when they buy a property in a community with an HOA. The management company is only the messenger when it comes to enforcement and citations. Our property manager would contact the board when our input was needed with situations beyond their «pay grade» and was very helpful in advise newer, less experienced board members on common issues and standard procedures. Our Manager endured constant bullying and harassment from disgruntled residents, kept cool and collected and interacted professionally every step of the way. We changed to Goodwin from a previous management company who let our delinquencies from homeowners pile up, but our Goodwin community manager did a great job of shrinking those down to a normal and manageable number. Our manager went above and beyond on a daily basis and I appreciate their expertise!

A poor business model is like building a house on sand. It’s just a matter of time before something BAD happens.
In my opinion their Achilles heel is that the Goodwin’s model is to allow ONE property manager to have control over many HOA/​CONDO/​TOWNHOME associations. How does the old saying go about serving too many masters???
My other gripe is that the management rep. is never going to tattle on themselves if they can’t handle their case load. It must be some sort of taboo to ask for an assistant or for help, they get paid by the sheer volume of properties they are contracted with.
THAT is what happened repeatedly dealing with them when they managed our HOA in Southwest Austin. When we complained about the quality of service they simply replaced the rep. and we were added to the new person’s case load.
Yeah, we fired them.

Agree with all reviews, worst management company I have ever dealt with in the 7 homes I have purchased. I cannot fathom how the community I live in believes they are a reputable And capable business to care for our neighborhood. Quite honestly they are a joke! My 14, 12 and 10 year olds probably have more business sense than this company. If I could sell my house tomorrow I would move in a heart beat!

The manager there, Bob could care less for the residents of the community. I called to give a complaint on a pool incident and his response was «I can’t help you right now»

No stars! This is the worst company I ever dealt with as a renter. The homeowner hired Karen to manage his property and the rent increased overnight by $ 200(July 31 1200 and August 1 1400). I contacted a lawyer and they dealt with Karen. It was a horrible 3 month deal. Since I did not have a written lease prior to GMP and paid my rent on-​time for over 3 years I was not happy but the homeowner hired her to manage the place. The house needed repairing and the owner lived in another state. I gave my 30 day notice and received a bill for $ 4200. No way was I going to pay so GMP sued me! Yeah I am truly the loser and will never, ever recommend dealing with GMP. If you see a GMP sign take your money and business somewhere else Because they will definitely take you for a ride. STAY AWAY from GMP

This «management» company is worthless. All they do is harass people for ridiculous reasons. I wish there was an option for negative 10 stars! Ex: The tire on my one-​year-​old car went flat overnight and they wrote me up the next morning for having a «non-​operating vehicle» in my driveway as it was pouring rain outside. WTF? My yard is immaculate with flowerbeds and shrubs trimmed beautifully. I hire a company to weed and seed and maintain my yard as well as putting hours of my own time into keeping it looking nice. They can’t write me up for my yard, so they nitpick and find whatever they can to write me up. Kent Browder is obviously someone without a life and finds it necessary to harass someone for no reason whatsoever. DO NOT MOVE INTO ANY NEIGHBORHOOD WHERE THESE WORTHLESS PEOPLE MANAGE.

Look, it’s true that my first interaction with these folks wasn’t good. As a matter of fact, it was nightmarish. What takes a terrible one star review and changes it to a four? I’m honestly having trouble believing it myself. ;)
The answer to that is this– I went down to the Goodwin Management offices, sat down with Don Guy, 75 years young, and extremely articulate, and he explained to me – in words no one had ever used in their offices — exactly what the problems were with my petition (I’ve been petitioning them to put in an above ground swimming pool). Like I said, it was the first time anyone had actually explained what the issues were, and having sat on the Zoning Board of Appeals for 11 years in Champaign Co, it wasn’t like I couldn’t understand. It was just that… on the numerous occasions where I requested information, no one could give me any. No one would answer my questions, so I could help the process along.
But sitting with Don, we were focused and laid out, issue by issue, a plan of attack. After that, it didn’t take more than a day before I heard back that he had some good news.
I’m going to be really honest with you– one Unilocaler to another!– and say, if you have a problem with these folks (and by the looks of it, who doesn’t), go down there, sit down with them, and see if having a face-​to-​face meeting wouldn’t be better than trying to handle everything over the phone or via email. I know that it sucks, we’re all busy, I just know what worked for me. Sitting across a conference table was an epic success. It could be for you, too!
That said, Goodwin Management clearly has a lot of work to do in the customer service department. It’s not all their fault, I’m sure, but an average of a ‘1’ as a rating is indicative of some serious disconnect between the people they serve and the ones who are serving them.

By far the worst HOA «management» I have ever encountered! Tried to play by their rules and took 45 damn days and counting to hear for a request to put a pergola in our backyard and still no response… this is not how to conduct a business! I don’t even how how a piss poor management company could exist now a days

Goodwin Management does nothing but harass you. I get a letter every week about the yard. I have a yard company that mows twice a month. But every week there is a letter and a fine. John Morals is the worst. If I leave the trash can out past noon ON trash pick up day, I get a letter/​fine. I have to run home on my lunch hour just to pull the trash up! This is the worst company every My HOA fees for the year are $ 250 but my fine run that much a month!
DO NOT BUY OR RENT IF THIS COMPANY MANAGES THE PROPERTY!!!

Worst management company for a HOA. If you buy a property thats HOA is run by this group good luck with that. They will not update their mailing list. They will keep mailing anything to the previous owners name. Which of course the post office forward the mail for a year that persons new address. So you won’t know what is going on at all. Only mail I ever got was the HOA dues coupon. That’s the only thing they care about is you paying your HOA dues. What the else do they do? Nothing at all it seems like.

This is the worst company to rent from ever. Please if you are prospected renter or a owner looking for a property management company do not choose this place. They are pretty much scum lords.

Not only is this one of the worst management co.‘s out there… you will get a real shocker when you go to sell your home and the resale package (1 piece of paper printed off their computer) cost you $ 490 (Southlake Ranch in Kyle)…the annual dues are only $ 120…so that is like paying for 4 more years and not even living there !!! .you have no choice but to pay it… there are many REALLY nice subdivisions who resale package cost a 3^rd of that… example Onion Creek golf community on south I35 is only $ 185…
And…this co. makes up bogus charges, then you must prove them wrong… and good luck with that…
This company is huge and manages 100’s of properties… believe me… they are rolling in the dough…

Goodwin «Management» conducts business with two tactics… BULLYING & INTIMIDATION! We’ve lived in the same subdivision in Round Rock for 14 yrs. We put a basketball hoop up for our son several Christmas’ ago. Got a letter that stated we didn’t install it according to guidelines. No problem, right? After months of calling, emailing & faxing requests to speak with someone who could give us permission & the exact guidelines, my husband was finally able to speak to a live person who gave us those guidelines. Keep in mind that by them ignoring our attempts to contact them, we get their bill every month right on time with interest!
So we immediately take down the hoop & install it exactly as directed. We have no problem paying the fine from the time of the original installation which was wrong to the point where we were ok’d & given the correct instructions. Problem solved? NO WAY!
We continue to get fined for almost 3 YEARS, which to date (⁹⁄₂₀₁₄), totals over $ 3500. Do you think we tried to contact this company in those 3 YEARS to dispute, question, complain??? OF COURSE, but guess what? Not once did we receive a call back, letter back, email back or fax back? We were sure Goodwin had closed up & was a nonexistent company except of course when it came to having registered letters with or bill delivered every month.
As homeowners in the same house for 14 yrs, we like to make improvements, upgrades or repairs. How do you get permission from the magn’t. company to do these things when they ignore you? Life goes on in the real world & things have to be done. I don’t know how it happened, but my husband was finally able to get someone to actually call back in the past month. We were told very rudely that nothing we had done or wanted to do would even be considered until we paid our fines!
Like I said, we had no problem offering to pay the fines we actually owe (the period when the hoop was wrong until it was corrected as we were told). Turns out, that our tax records & their records of exactly which part of our subdivision we actually reside in is listed wrong? Do basketball hoops aren’t allowed at all!!! That makes perfect sense, right? I mean who would think that a neighborhood with young families with children may actually want a basketball hoop in their yard for their children to play with? THIS IS NOT SUN CITY??? Also, I counted 11 BB hoops visible by the street on 1 road next to ours???
We could just give up & pay the ridiculous fine total but what does that teach our kids? We are constantly telling our kids to stand up to bullying, take up for yourself. Although we do not have the time or money to go up against this company, we are going to challenge them in court BECAUSE IT’S THE RIGHT THING TO DO!
I was not surprised to find SO many complaints similar to ours not just on Unilocal but all over the net. PLEASE IF ANY OF YOU WOULD LIKE TO JOIN US IN OUR FIGHT, TO COME FORWARD & SPEAK YOUR PEACE! If only to come as witness or participate in an area wide petition, you would be doing the right thing for all of us who have to answer to a company who has total control over us & yet deliberately puts us off in order to see their fines rise before they have to get in contact.
Also, I looked up their BBB rating & surprise… they are not registered with them. They are not obligated to do so, but doesn’t speak volumes if they haven’t done so?

I really wish there was a no star option. Goodwin management is what it is called but ran by a bunch of idiots, managers? Ha! I own a home under their hoa management, let’s just say I am considering selling my home and moving elsewhere! Horrible!

I rented a house in Pioneer Crossing West, a neighborhood using Goodwin to manage HOA duties, and needless to say I won’t be buying a house in this neighborhood or any other neighborhood managed by Goodwin. I have professional lawncare service and I’m still harassed regularly about the lawn. I go months without a peep about my lawn until a day or two after a good rain when I get hit for the sudden growth of my yard. It’s clear they purposely choose these days as any easy target for nailing people with fines.
They also take nearly no action with regards to actually keeping up the neighborhood. My lawn is far better maintained than the public areas in PCW, which have weeds, spots of dead grass, and various other issues for which residents are fined. The dog waste dispenser is always out of bags, lightbulbs out on mailboxes, cars parked across sidewalks, glass on neighborhood display cases broken and not repaired, etc. It’s clear they aren’t here for the care of the neighborhood, simply the collecting of fines. Time to move.

This really should have been one of my first reviews. We’ve been here since 2006 and things started off well enough, but I’m pretty fed up at this point. Let us begin.
Goodwin basically manages our HOA and community of 42 houses. The monthly HOA fee is $ 215 (was a pricey but somewhat reasonable $ 170 only a few years ago.) That is $ 2,580 a year per home (this figure does not include any payment toward property taxes.) $ 2,580 multiplied by 42 comes to $ 108,360 annually. Now, this annual figure is as conservative as possible because it does not take into account any possible late fees collected, however, it is the figure with which I will move forward.
Right, so our biggest expense here is yard maintenance. The crew rolls in once a week and they do a great job, but back to the numbers. They are six deep and stay for six hours. I figure $ 12/​hr is a reasonable guess at wages. That means it costs $ 432 for the yard crew each week, which makes the annual figure $ 22,464. The crew makes an additional visit each month for six hours to trim hedges, etc. That comes to an additional $ 5,184 annually. Goodwin’s second largest expense is maintaining the exterior aesthetics of homes (paint, trim, gutters, etc.) as needed. According to
, a high end paint job (labor, supplies, contractor fees, and tax included) on an average size house in our community should cost $ 3,100. Goodwin typically repaints five houses a year. The annual cost for exterior maintenance is $ 15,500. Our community, as far as I am aware, does not benefit any further from our HOA fees in any significant way. The insurance premiums are shrouded in secrecy within the budget. God I hate insurance people, but that is for another time.
Only 39.8% of our annual HOA fees ($ 43,148) help support our community. I have reviewed the budget and can only conclude the books are cooked.
Goodwin, buy some more paper to push with the 60.2% of my HOA money that goes directly in to your company every year. I hope you’re satisfied knowing you make money the new, cool way, by having your hand in the next guy’s pocket (insert Frank Subotka’s monologue/​speech from season 2 of The Wire.)

All the reviews speak for themselves. I discovered to my regret that Goodwin is unfortunately the management company for Crystal Falls in Leander, TX. It is a management company who thinks they are owners. There is no customer service, only defensiveness, entitlement and poor rhetoric. Unfortunately, their staff member Randy Vogel epitomized these distinctives.
Very disappointing. We need another management company at Crystal Falls. It is too classy a place for this type of representation. Please remove Goodwin Management.

This company is run by a bunch of crooks who are only interested in collecting money and picking on people. Beware if you own a house and are renting it out; I have amazing tenants who keep both my house and yard in excellent condition, but Goodwin — specifically Steve Bone, have taken it upon themselves to harass them and constantly fine me for «yard maintenance needed» even though I pay a yard company to mow, and our yard is one of the nicest on the block.
I plan to fight the most recent fine I have received, whether it will do any good I don’t know, but it’s become a matter of principle with these bullies.
Disgusting, I don’t know how they are still in business.
