I lived at Regency Park for over 3 years, and only moved due to relocation for work. You can not get a better deal for that area of town. The complex is always clean, and maintained and you always feel very safe.
The dog park is great, and the complex really put some $$ into making it a great place for all of us pet lovers. Complete with double gates, and 2 sides for those of us have less social pups.
The pool area is always fun during the summer, but never out of hang or a too wild.
I would recommend Regency to anyone looking to move to South Austin.

I’ve lived here for about 14 months. The first night I moved in I could hear my upstairs neighbors fighting aggressively. It continued, I called the cops, the neighbors pretended not to be home. I’ve called the «security officer» on these occasions as well and could never reach him. The same neighbors had large dogs they let pee off the balcony onto my outdoor plants. Disgusting. I’ve complained and complained and was told to just keep filing reports with the office and police. Finally, my upstairs neighbors were evicted — after 14 months! This apartment complex would rather take money from degenerate renters than keep their good renters happy. I wrote a letter to the property manager, Barbara, and spoke to her on the phone multiple times but she would not give me a discount on my rent or any sort of compensation for all the inconvenience and sleepless nights I’ve had. I asked her about a crack on my closet mirror and was told I can either fix it myself or the maintenance worker can fix it for a minimum of $ 200. Really queen? After ALL OF THIS BULLSHIT you can’t even comp me a new mirror? Oh, and the office hours SUCK. People work from 8 – 6 every day, but these lazy jerks get to the rental office at 10am and lock the door promptly at 6pm. I always have to wait until the weekend to get my packages. The pools are FILTHY, filled with spring breakers smoking and drinking and toddlers running around screaming like it’s Schlitterbann. I went to swim on Sunday because it was so warm and the pool was full of trash and leaves. This is TEXAS! Pools should be maintained year-​round! The guest parking hasn’t been an issue for me but I know it’s a problem for many residents here.
Don’t move here. Just don’t. You will regret it each and every night while you try to sleep and the heroin addicts smash TVs in their living room above you.

Throughout the duration of our lease all of our interactions with the office staff, and On call security have been unsatisfactory. We live far too close to dangerous, drug addicted and disgusting neighbors, who have violated the terms of their lease repeatedly in ways that have directly and negatively affected us. The management is following their «proper protocols» but between them and APD they still can’t seem to solve this issue In a satisfactory manner or time frame. How long must one pay full price to sleep a quarter of the night in their own bed? Other major maintenance concerns have been handled poorly and far too slowly. Even when asking employees directly for something as simple as removing some misplaced trash, nothing gets done. This place would be decent if they replaced almost their entire staff. Fair warning, you will get far less than you pay for if you tangle with Regency Park.

Built shittttty can hear my neighbors upstairs talking and when they walk my walls shake. Be prepared for your water bill to go up by 20 every month mine is currently 130 because they divide it by every person here and they count my infant son as a whole person. Worst place I have lived yet

NO INTEGRITY! The management is terrible and they hire children to work the office. I was supposed to switch from one apt to another. Sounds easy, right? I come in for paper work and they told me they rented it out that morning. I asked why and they said it’s because I didn’t put a deposit down. Understandable, but the staff neglected to mention that part. I guess they assumed I knew how their operations work because I had moved in a while back. Seeing that we had relinquished our old apt and they rented the new one, I decided to make things easy, not be homeless, and leave the terrible staff to go somewhere else. I didn’t fuss because I just wanted to leave it all behind me.
Months later I get an email saying I owe over $ 1,500 for breaking my lease. The only good thing they did was fire one of their employees. What really hurt was there was never an apology. Nobody took responsibility. This could have easily been solved but instead, this happened. Move in at your own risk.

Worst managed apartment complex I have ever seen. After reading these reviews, I’m starting to think Barbara Guilbeau (manager) has a brother with a tow truck company that she is trying to help make money with. There is absolutely no parking for visitors and they WILL tow you and it will cost you more than $ 200 to get your car back. I’ve even read that residents are getting towed from reserved spots. Barbara is either a crook or the most incompetent manager I have ever seen. She may be both. Don’t rent here.

I have really loved living at Regency Park. The staff is really friendly, and does their best to help you anytime you need it. The apartments are really nice and spacious, and have tons of storage!
The only thing I have an issue with is the fact that the water bills are gauged by building. Why do my roommate and I need to pay $ 80 – 95 a month, just for water and sewage? We can have Google Fiber, but we don’t have the technology to equip the buildings with individual meters so that we can be responsible solely for what we use on a per unit basis? That just doesn’t make much sense to me.
Also, there aren’t hardly any guest spots. There are tons of people living in the complex, and plenty of unused parking spots for residents. It really wouldn’t hurt anyone to add another section of guest spots. There is one section that I, literally, never see vehicles parked in.
Regardless, I would still recommend this place to anyone I know. It really is a nice, and affordable location in Austin. It has a really nice sense of community, and it seems there is always something going on to kinda give back to the residents.

UPDATE: IT GOT EVEN WORSE!!! I was SO RELIEVED to finally move out of this place! I knew that they were going to keep my deposit (why would these people return it?), but I was NOT expecting to be billed $ 773 upon move out. I am now bringing an attorney into the matter.
DO NOT RENT HERE!!! Everyone who works here is incredibly incompetent and they are not willing to take responsibility for ANY of their wrongdoings. The biggest issue I have is with the towing. You WILL get towed here! I had my car parked under MY PAID carport — it got towed. My friend came and visited and parked in the GUEST PARKING — it got towed. There are only about 15 guest spots throughout the complex and they are always all taken. I have had guests park at the MOVIE THEATER NEXT DOOR just to avoid getting towed here! Seriously, stay away from this place. It’s a huge rip off and absolutely not worth it.

I wish I could give the complex 0 stars, but unfortunately that is not an option. I will start out by saying that the ONE and ONLY pro to this complex is the dog park, but i would NEVER suggest this place to anyone. The management is completely ill-​informed about anything that has to do with their job description. I have lived here for 3 months, and I am in there at least bi-​weely trying to get something fixed or sorted out. Upon move in I had requested upgraded amenities, but of course (even though I had called at least 3 times to make sure they would be ready upon move in) my apartment was not up to date. I then asked management to cancel my upgrade as it would be to much of a hassle, and they agreed. Three days later I wake up to 4 missed calls because, surprise, they forgot to cancel my upgrade. I then had to move everything back out, and PAY for it. The workers also never came back to fix the damage they created in my apartment when moving in the upgrades. I then recently got my car towed in a spot I should have been fine in, but whatever, and management was of course completely rude and unhelpful about the whole ordeal. The MANAGER (Barbra) started her sentence with, «now I’m going to be-​little you». She then told me she was going to cross out my car tag that I paid for in HOPES that I get towed, on the grounds of «not liking me». This lady RUNS the place! I will be reporting her to the upper management, and if needed I will go to the better business bureau.

This place is the absolute worst. The office staff is unhelpful, and completely disorganized, the maintenance staff is unable to fix simple things, the parking is a nightmare, the pool is overrun with spring break types drinking and smoking at all hours, the residents are scum bags for the most part and have to have the cops called frequently. It has been an unceasing headache from application all the way through. It is not worth their prices, not by a long shot. Do yourself a favor and stay away… Far far away… Like not even in Austin…

We enjoyed living here, but the move out process was horrific. My recommendation: take several photos of the apartment when you are done cleaning. Everything. Bathroom, kitchen, carpet. Keep receipts of carpet cleaning. They WILL charge you for new carpet even if you left them in great condition. We took legal action because not only did they keep our deposit, they said we owed money and would be sent to collection if we didn’t pay. Instead, we took them to Travis County small claims court. The judge ruled in our favor. Regency Park appealed and its been a mess three years later. I don’t recommend anyone living here.

I like my apartment, it’s nice. No problems with that. But the charges this place adds are ridiculous! 75 $ a month for trash pickup?!! And they’ll fine you if you put more than one bag out. Cannot opt out of this either. It is included in the lease. I usually take the trash to the dumpster myself.
Don’t even get me started on parking. Actually, I just started. First of all… Good luck having friends over. There are maybe 20 visitor parking spots for a complex with over 25 buildings! Not okay. And your friends WILL get toed if they park anywhere else. OH, and they just left a weird, insulting page of rules for the pool.
I’m moving out in 6 days.
Good riddance.

I have been living here for 4 months and my pro/​con list has remained pretty stable.
Pros
1. The apartments are beautiful and fully functional. I’ve never had a problem with any appliance or utility.
2. If you have a dog, this is a great place to live. There is a cute dog park where everyone brings their pets, and as a whole this community is very dog friendly. (Though they do have breed restrictions)
3. Great location. It’s right by I35 so you have easy access anywhere, but around the complex, everything is calm and quiet. I love sitting out on my balcony in the morning with some coffee and taking in the fresh air. There are restaurants and a movie theater walking distance away.
4. The grounds are kept up really well. I never see trash or litter around the complex. It’s very green and there are two big trees that have beautiful purple and white blooms in the spring.
Cons
1. The office is very inconsistent. I really loved the staff that was working here when I moved in. They were friendly and knowledgeable and very approachable. Next time I went in to pick up a package, it was a completely different group of people… mostly college kids who seemed more interested in gossiping with each other than helping me.
2. Don’t plan on having guest over. When I moved in there were no designated guest parking spots. A week later, management decided to implement specific spots around the complex for guest and if those get filled, you basically can’t have anyone over. My boyfriend came over one day and after spending 30 minutes looking for a guest parking spot, he finally just took an open spot by my building, then his car got towed. There is lots of open parking ever day, but the guest spots are extremely limited.
3. Valet trash pick up. Great concept, but poorly executed. They pick up trash Sunday-Thursday…or so they say. I live on the third floor and more than once I’ve put out a full bin of trash on a week night only to find it there the next morning. Once, my trash stayed outside my door for 4 days until I finally contacted management, they apologized, and the next day it was gone. If you’re going to charge me $ 20 extra a month for valet trash pick up, you better do it ever night you commit to.
4. This is minor, but the indoor billiards area closes when the office closes. I just feel like the social space should be available ²⁴⁄₇ like the gym. I love billiards, but I can never play here because by the time I get off work, that section of the building is closed.

Had to choose this apartment because after studying abroad I had no other option. I have lived here for a month now and I have had more issues in this month than in my entire lifetime in my other apartments. The auto-​payment rent online hasn’t worked for two months so every month I find an eviction notice on my door. After having to harass them to give me answers about the rent issue, they will finally email you at 4 and say you must make a one time payment by 6 or you get a late fine.
I have also had issues with my gate opener not opening the gate. I have gone to the office 4 TIMES to ask for a replacement and they keep saying it works when I have to wait 5 minutes clicking repetedly to get into my apartment. You can never get ahold of the manager to ask her what the hell is happening, or why the staff isn’t helping me solve the issue. This apartment management is unprofessional, rude, and does not help you AT ALL. I am counting down the days till I can move out. My advice to anyone looking here: DON’T DO IT!!!

Of all the apartments on stassney/​little Texas lane, Regency was my favorite and best experience. It was my first apartment as a college kid and the best place I could’ve asked for. The leasing office was super helpful to these two clueless college girls and made the process so smooth. I never had any problems with them and they were so easy to talk to.
The apartment quality was perfect for us at the time and this place had two pool areas. TWO!
I really enjoyed my experience there and would always consider moving back if it weren’t so down south!

So far so good! it seems as if this apartment is okay for now. Although they should heat up the hot tub to a higher temperature. Also clean their pools once in a while! But those can be overlooked knowing that they have a very nice staff that are willing to help people :-) they have a nice gym and amazing programs that you can attend for free if you are a resident!!! Overall I’ll see what it is like when we start moving out of this place

I lived at Regency Park for a little over a year and was decently content. Towards the end however, things started to go downhill.
First, the pool seemed like it was almost always locked for «cleaning.» Eventually, they even started locking it every evening (despite being the easiest way for many to cross the complex or go to the gym). I always liked grilling steaks and such for dinner and their new locking policy prevented me from doing that as the grills were inside the pool fence.
The worst part though came when my roommate got a job out of town and had to move out. An employee at the front desk said that in order for him to move out (while I stayed), he had to sign an «intent to vacate» form 60 days prior to moving out. They said that as long as I found another roommate before those 60 days were done, it would be fine and I could stay. Well, about a week prior to that deadline, my new roommate went to the office to sign a new lease and found that THEY HAD GIVEN OUR APARTMENT AWAY! I was out of town at the time and found out that I had less than a week to find a new apartment and move out (while a shortage was going on in Austin as it was high season). When I complained and told them what their OWN employee had said, they weren’t conciliatory nor would they even admit that their own employee messed up!
To top things off… they told me that if we had a certain carpet cleaning company come and clean the carpets then that charge wouldn’t come out of my deposit. Turns out that was a complete lie! The carpet company themselves said that the apartment covers the cleaning cost themselves unless you had pets or the carpet was just really bad. So, Regency almost made ME pay ~ $ 70 so that THEY wouldn’t have to!
After complaining about the moving situation and the misinformation from one of their own employees, I requested some moving expenses to help cover the expenses I had incurred due to their error. They refused to help me at all.

If you want a peaceful, safe, and healthy lifestyle do NOT live here. The management staff is unprofessional, disrespectful and have zero regard for the tenants who pay their salaries.
Any issue that was ever brought to management was never addressed. Below are sone examples of what I experienced: neighbors had all night parties and their apartment smelled of pot on a daily basis, front security gates constantly broken, hot tub never worked, pool constantly green, cars vandalized, BBQs never worked and were extremely dirty, apartments broken into due to lack of security, management regularly lost rent checks and then proceeded to issue tenants 72 hour eviction notices, refused to fix the air conditioner in July leaving us without A/​C for 2 weeks, management staff became irritated with the amount of packages received at the front office, and a women was sexually assaulted at the main pool.
Every amenity that the online add and that management had promised was false. This apartment is not a safe living environment, especially for single women. Take your hard earned rent money and find another apartment, you’ll be better off.
