Felt I needed to write a review as I see no one else has except the contractor of the development(billy g) — Gavigan — who of course gave it 5 stars. He clearly felt the desire to make 3+ reviews(same guy) to boost the ratings. That speaks a lot right there = read between the lines. Regarding the homes in Mint Farms… The truth is in two words — shoddy workmanship. This is not just my opinion — but from others(that will remain nameless, but are those who have to Fix problems left by crappy building jobs); among other owners in the neighborhood as well. I am living in a home they built — its only a little over a year old and has problems. The second floor ceiling is pulling off of the walls(see photos) and before I moved in here, after the original owner moved out(after only a year), they tried to ‘patch up’ = cover up their original mistakes by caulking around the entire second floor where the ceiling connects to the wall — and it once again is splitting everywhere! Nice to know I am losing my heat and a/c to the attic with something that shouldn’t have happened. Additionally, they forgot to put screens in the entire house! Every window has no screens, and the guy who wrote the 5 star review(billy g of Gavigan) has been notified for over 4+ months to supply screens for the house, and has repeatedly ignored requests to supply them! They should have been installed with a new house! I understand there are others in the neighborhood with similar issues as I am having. The entire second floor squeaks and creaks everywhere — all the time. Additionally, for a new home, a pantry should be installed, yet was there one in this home? They had plenty of room to install one, but cutting corners as usual. Also to take note of, drive around and pay attention to the outside of these homes — there are entire sides of homes that have no windows! My kitchen is like a cave, dark — even during the day you need to turn on the lights to see anything! The bathrooms are dark, no light at all. This is something that many people probably overlook, yet its something you will want to notice and see if its something you can live with. I also believe the home possibly has a leaky duct and air handling system due to the amount of dust everywhere within no time at all. When you have leaks in your ducts(virtually all duct are leaky) dust from the attic gets sucked into the ducts and distributed throughout the house. Even if you have an excellent filtration system on your air handler, the dust can be sucked in from places that don’t get filtered, and blown into your home, usually leaving fine gray dust everywhere(see photo). They skimp on putting decent grass in the yard, and will put a square of sod only in the front, a very small piece I might add — would have been better to have put no sod, as the line of demarkation is very obvious. If you are seeking quality internet/wifi in this area, you will have endless issues — had Century Link and now Hargray(the only two in this area!) over numerous times, and both have determined its the area/development for whatever reason, and they can’t do anything to improve it! Its clearly a nice starter home neighborhood, if you don’t want to spend much — yet with the issues I have brought up my recommendation would be to save your money and buy a home where they do quality workmanship.
