I am a property owner in Bend, Oregon. As an out-of-town owner, I need a consistent quality, which I have received. They have located excellent renters and well-maintained my home, a large investment on my part. I can only recommend.

Yeah… no. JUSTDON’T. To start, we were told that our place would be available a week before it actually was… so… we had to move into a hotel for a week to start my new job. Once we moved into the house, there were some definite issues(such as crappy, pieced together, bleached carpet… crappy paint job with pin holes still all over the window sills… dirty hand prints on the walls… and a missing silverware rack for the dishwasher), but we had already been living in a hotel for a week and it wasn’t worth it to us to point out the issues and have them take even MORE time to TRY to fix it. Once we got into the house, it was«okay.» We basically lived in a heavy construction zone and had workers starting at 6am blasting their music and throwing 2x4s around. Got a screw in my tire that I had to get fixed… had to move our vehicles down the road while they were pressure painting the town homes around us… there was always a ton of dust all over EVERYTHING… and it was just pretty annoying all around. We weren’t warned that it was going to be that much of an inconvenience(the contractor is/was related to the owner, so I’m sure there was some foresight available in that regard…). The agent that we dealt with at PLUS when we signed our lease paperwork told us that since the previous tenant didn’t turn in their mail keys, we had to pay $ 40 to the post office to get our mail keys… which we would then have to turn into PLUS when we moved out. When we argued that that didn’t really seem like our responsibility to cover cost-wise, the manager said he would reimburse us. And, surprise surprise, they never did! I brought it up multiple times(and even mentioned that they please add it to our move out check) and… nothing… they can certainly dish out the invoices but can’t seem to make the money flow the other way. At one point in our stay, our super craptastic, dirty washer/dryer combo broke and there was standing water in the washer. We called PLUS to have them come fix it and we kept getting put off and put off… told that the technician would call us to setup an appointment, which he never did until we called them for the 20th time after 2 months(no joke) and they finally got someone out to fix it… add another week for getting the part in and actually installing it and our washer smelled moldy and awful. Not to mention that when he finally fixed it, he left a TON of standing, nasty, dirty water in the pan underneath the washer. We eventually had to soak it up ourselves. It was disgusting… and not only was it HUGELY inconvenient, but it cost us quite a bit in laundromat fees. On top of everything, they are extremely disorganized. I realize that the rental market in Bend is tapped and that they have their hands full… but it’s not that hard to stay organized and keep units straight. We put in our 30-day notice and had someone from their office trying to get into our home WHENWEWERESTILLTHERE with their office key because their notes weren’t correct and they had the wrong house. Talk about awkward and feeling invaded. During the move-out, we were sure that we left it in better condition that we received it. My husband used to be a professional painter so he touched up a lot with the extra paint they left in the garage and we had done a few other fixer upper projects while we were there. But let’s face it… they’re a property management company and it’s their job to find every little thing that they can pin on the tenant to avoid any costs to themselves… so we got a little over half of our security deposit back. HALF. They charged us almost $ 250 for cleaning fees alone. CLEANINGFEES… and I’m the most anal, OCD house cleaner that ever existed. Just ask my poor husband. I emailed the move-out inspector(who is actually really sweet) with our concerns and issues about their initial evaluation and NONE of it was addressed. They just pick and choose what they want to hear according to the financial outcome that they want. I’m so upset about our experience with PLUS that I refuse to deal with them any further and have requested that my husband contest the move-out inspection and cost breakdown with them because I’m fairly certain I couldn’t keep my cool if I had to do it. They just don’t care about their tenants… like, at all. I’m not expecting my property management company to read me a bedtime story or ask how my family is doing… but it would be nice if they ACTED like they cared about whether or not we were happy with our home, had working appliances, or our experience with them. Really, all they do is collect rent. We were amazing tenants. We always paid our rent on-time(early, even) and took really good care of the home. And we still got screwed. Moral of the story: This place sucks. Some of their ladies are nice, but I would never rent from them ever again. It was worth it to pay the $ 1900 in early lease termination fees to get away from them.

Rented from them for about 3 years. They rarely ever bothered us with inspections which was great! Even when they did inspect it was super fast. Got about half our deposit back. Thought we deserved more but I know sometimes it is the owners who decide what we get back, not the property management, so who knows with that one. The only time we ever had a maintenance problem they had someone there same day to fix it. The receptionists and leasing agents are lovely. They give excellent customer service. Two complaints: The reason we left was the outrageous raise of rent. It was $ 800/month. 2 years later they raise it to $ 850. Ok, not bad. 6 months later they raise it another $ 100 to $ 950. That is a bit greedy. Again, may have been the owner making that decision, but even if it was, someone should have told him that is insane. My second complaint is they have no mercy to late payments. I had lived there for two years and the one time I forgot to mail the check in I get hit with around $ 100 in late fees. I get it, my fault, but they were very nasty and rude when I asked to have it waived after being such a good tenant. I never complained about how loud the neighbors were. I never had maintenance requests except for the one. I always paid my rent on time. They couldn’t forgive it just once? That one was for sure the property manager’s decision, not the owner’s. I could hear the manager in the back make comments about me when the poor receptionist went back there to ask. Perhaps shut the door next time you decide to bad mouth a tenant? The late payment was well over a year ago, so maybe there is a new manager or person in charge, but at the time it was awful. I don’t know if she asked the property manager himself or just a manager on staff, but that person snapped at her for even asking on my behalf and it was embarrassing for her. Would I rent from them again? Yes. I would just make sure I pay my rent on time every time(which is now easier because they let you pay online!).
