The Verandas at Rockey Ridge

We moved into the townhouse section of the Verandas back in early July and regretted it almost from the first moment we walked into our unit. I’m going to stress again that we did NOT live in the apartments, so I cannot comment on anything about them except that the same staff/​maintenance service them.
The units.
They are old and have not been well cared for apparently. The unit that we got was mostly «upgraded.» The upgrades consisted of a black fridge, stove and dishwasher, new hardware on the sinks and faux granite countertops in the bathrooms and kitchen. The floors in the kitchen, entryway and bathrooms were that laminate that looks like hardwood. The carpet throughout was new as well and looked like faux berber (lower quality). The unit also had a basement, though it was not finished and it hadn’t even been cleaned of the remnants of the carpet pulled up that a previous tenant had installed. In fact, the entire unit looked as if it hadn’t been cleaned. It also hadn’t been painted, because there were multiple areas where the paint was scuffed and there were still screws/​nails/​holes in some of the walls.
The layout of the units is also very odd. When you enter, there’s a hallway that makes a sharp turn to get into the main part of the townhouse. This makes it difficult to impossible to maneuver large furniture in. The living/​dining area was good size and had a large fireplace. There was a sliding door to the balcony and there was a slab outside the basement sliding door that was meant to be some sort of patio area.
The kitchen is very small. It would be enough for one person, or maybe two people who don’t cook much, but anything beyond that and there’s just not enough space.
There are 2.5 bathrooms, with the half bath being in the hallway as you enter. All of the bathrooms were decent size.
The bedrooms — only one would work for adults — the master, which is huge. The other two bedrooms are only suitable for children or someone who has little to no furniture because they are SMALL. We were told that the entire unit was 2400 sq ft. It really doesn’t feel like it.
Staff and management.
Good luck getting anything done. We had to complain and complain and COMPLAIN to get anything done. They did sort of redeem themselves at least partially in the end by making it much easier to terminate our lease early — and for that, I am grateful. I’m hoping that our experience will help them make their service better.
Environment.
Children are a HUGE issue in the townhouse area. They play in the street (impeding traffic through the complex), they play on the porch area of other people. They throw balls around parked vehicles. They began knocking on our front door and running away and once even threw a piece of a brick at our door. We kept to ourselves and never did anything that would have caused this behavior. Unfortunately our unit was at the end where they usually played, so we got the brunt of that and the extreme noise from about 5pm-​dark every day. We complained to management, but nothing was done.
The complex behind the Verandas (both apartments and townhouses) is apparently income-​based. This combined with apparently lax approval standards makes Verandas sit on the lower end of the class list.
Parking.
Horrible. There are two assigned spots per three bedroom unit and there is very little additional parking for guests or for people with more than two vehicles. As such, many people park illegally on the curb and sometimes take spots that don’t belong to them or park behind other cars. We had more than one instance where a truck parked behind our car and a couple of others — blocking us in. The majority of the townhouse area is also located on a hill, so that complicates things even more, especially near the end where we were.
I would say if you have children, want a cheap townhouse and don’t care about schools (as these are Jeffco), move here. Otherwise, I would say keep looking. They are cheaper for a reason.

Worst apartments ever! Management doesn’t care about anything else except their rent money, maintenance takes forever to fix things! Everything either leaks or breaks. Vandalism is a major concern to several tenants, but if you go to management about it nothing is done! Awful, awful apartments! Stay away! I don’t want to give this place any stars, but I have to! Sad they don’t even deserve the one star they are required to have!
