I’m a parent of a RU student. My student’s 4th year was spent in an apartment owned by this company, 1110 Calhoun to be specific. The manager, Tom Flinchum, was rude and disagreeable to my student and treated me and my husband with disrespect. The apartment building is a dump. We were promise that the apartment would be thoroughly cleaned and painted before move in day. It wasn’t. It was gross and I hated that my student lived in that nasty building. I thoroughly cleaned the apartment prior to move out day but could not be there for the inspection. Tom was rude to my student’s roommate, insisting that there were multiple problems with the apartment and that it had not been cleaned thoroughly. As a scout mom, I assure you — I leave places better that I find them. However, given the state of the apartment when my student moved in, making it look better wasn’t much of a challenge! Of course, Tom didn’t return all of the deposit claiming the apartment had damage and needed cleaning. One more thing… The apartment building overlooks a «lovely» dumpster that does not have a lid. It was always smelly and over run with trash. I noticed other apartments in the area had dumpsters with lids. There was always broken glass around the dumpster and I did call TNT to report this and ask that someone sweep the glass.(I observed other management companies cleaning up around their dumpsters). Needless to say, on one ever cleaned up around the TNT dumpster. The last week of school, I frequently observed the locals go through the trash and even fight over the things that were discarded by the students. This is a town issue. Just an FYI, RU is great but Radford is not. My advise to the RU students… Live on campus and avoid creepy landlords and less than desirable towns.

And the eleventh commandment was THOUSHALTNEVERRENTFROMTNT. Ever. TNT has so many issues. First of all, they take the cake as the undisputed slumlords of Blacksburg, which lets face it, there’s some competition! They will try to steal your deposit, lie, and play«gotcha» at any opportunity that they could collect a fee. So watch out. Some tips for if you decide to rent from them(DON’T), or if you’ve already signed your soul to them: 1) know what’s in the contract. 2) talking like reasonable adults doesn’t work for them. Everyone at that office, with one exception(Matt) is a total dimwit. They will try to outsmart you, but it ain’t gonna HAPPEN — cause you read and understand your rental contract 3) Be on the walk out inspection, and fix the apartment up exactly as it describes on the move out checklist. Be aware that you need to have requested o be present on this inspection, in writing(says it on your contract). Being there will make for a LOT less made-up charges for bull$hit maintenance write-ups that these jokers will never fix anyway and just pocket YOUR deposit money for.

They only get one star because you can’t give ‘0’. Originally the property was under different management. They charged us for«damages» that were the original state of the apartment and for cleaning that we had done professional by family who professionally clean, we didn’t have a receipt so we couldn’t prove it but they charged use for EVERYTHING. Don’t expect to get your deposit back.
