Grant Properties

If you know what’s good for you, you will avoid Grant Properties at all costs. They do NOT care about their tenants. I know that a lot of landlords are terrible, but Grant Properties really takes the cake.
About a month into our lease, we were sent an email saying that they needed to know if we wanted to renew our apartment for the next year, and if we didn’t renew it now, they would start showing it to potential leasers until they leased it. We didn’t know any better, didn’t want random people in our apartment when we were not home for the next year of the lease, and didn’t realize how awful our experience with this landlord would turn out to be for the next two years, so we renewed our lease.
The next year of our lease came around, our rent increased from $ 660/​month to $ 680/​month. Keep in mind, this is for a 500 sq. ft. 1 bedroom apartment that is cooled in the summer by an ancient and mind-​numbingly loud A/​C unit in the bedroom, and heated in the winter by radiators that are not only a fire hazard, but likely haven’t been replaced since the 60’s. I’m not exaggerating.
They started to show our apartment in the second year of our lease almost immediately, because they knew we’d be moving out after the lease was up. It was fine for a while, I figured our apartment would be leased soon and we wouldn’t have to worry about having strangers in our apartment after that. Eventually, they tell us that our apartment was leased, and I thought that would be the end of it. But no. They had leased the apartment to someone, but that person changed their mind, so they let them out of the lease, and continued showing our apartment for the following months at short notice. We own three pet ferrets that were approved by them, but Sherlyn, one of the leasing agents, started to complain that our apartment smelled like pet odor and THAT’S why they were unable to lease our apartment. Convenient.
Regardless, we tried our best to bring the apartment up to their absurd standards so they would lease it and stop showing it. We begin rigorously cleaning the apartment and the ferret cage when we knew they would be touring it that day: Glade Plug-​Ins, carpet powder and spray, bleach in all of the ferret cages, fresh and clean litter boxes, bathed the ferrets, the whole nine yards. And yet, Sherlyn calls me and tells me she could not even bring herself to enter the unit because of the pet odor. I told her that I find that hard to believe because of how much we had just cleaned it that morning. She told me, and I quote, «I find it hard to believe that you two can live in such a disgusting environment.»
Furious, I hung up the phone and emailed the property manager. I assumed that Sherlyn was documenting phony complaints about our apartment so they could keep more of our security deposit, and I stated this in the email. The property manager responded, apologized for Sherlyn’s behavior and told me that Sherlyn is «sensitive to smells» and that’s why it bothered her. I still can’t believe Sherlyn would say something like that to a tenant who has always paid rent on time and never had any complaints lodged against them (besides her own).
A few months before the lease was up, they told us that they were replacing the bedroom carpet for free, so we didn’t have to get that carpet cleaned. We got the living room and hall carpet cleaned as requested. When we received our security deposit yesterday, they charged us an extra $ 45 for a carpet cleaning in the bedroom because of «pet odor», EVEN THOUGH THEY ALREADY REPLACED THE CARPET. This is more than we would have had to pay if we did it ourselves. They did not mention in our move-​out inspection that they were taking that money out.
This company is horrid; they don’t care, they want your money, and once you’re locked into your lease, you’re legally obligated to give it to them. What a pathetic leasing company; you can certainly find better apartments for cheaper in Bloomington.

First of all, I find it interesting that there used to be almost a dozen lengthy 1 star reviews listed here, and all of a sudden they’ve disappeared and a five star has appeared
My experience was so abysmal that I just have to write another review. I cleaned for a full week and half before moving out, in accordance with their extremely detailed move out inspection guide, including dusting the light bulbs and cleaning under the refrigerator.
I received a security deposit refund of 155 out the total 575, including 183 for repainting nails (i used 4 nails. Does that cost $ 183 to fix?), 50 each for the bathroom, kitchen, and windowsills (???).
I complained about this, and when I finally had a meeting with them about this (for the person to whom I needed to talk was conveniently away, promised to return my call, and never did), they spoke a great game of waiving a few of the fees, assuring me of about $ 200 more of a refund, but they wouldn’t have the check for me until the next day.
I then get a call five minutes before they close saying that the original check I received was originally a BILL of 155, so that they would be subtracting that. So, in essence, for a virtually spotless apartment, they had withheld my entire security deposit and wanted to charge me an extra 155.
Please stay away and encourage others to do the same. The business is simply feeding on college students and puts every possible obstacle in your way to keep them from doing what is right. They are deceitful and immoral, mores than any company I have every been involved with in my life.

My experience couldn’t be more opposite! Everything about our experience was top notch. We lived in a one bedroom on Grant Corner for two years and loved every second. The rent was a bit pricey, but you can’t beat the location and off street parking, a dishwasher, and laundry in the unit is fantastic. Most apartments in Bloomington are severely outdated and disgusting. Our unit was impeccably maintained and updated (aside from really old linoleum).
First off, they let me move in about a week early, free of charge (super nice!). We never had any serious maintenance issues, but every single time we called maintenance was incredibly responsive and fixed things immediately… usually the same day and often after hours. They didn’t just patch things up, they truly repaired and it shows in the overall condition of the apartment. Carpet was fresh when we moved in and some fresh paint too. They even stained the deck each summer! Our second year, our downstairs neighbor was incredibly loud but Grant Props took care of it right away. In the end, we cleaned our apartment thoroughly and by their written instructions. At our checkout, I realized we had forgotten to clean the oven. The lady gave us till the next morning to get it all cleaned up to avoid charges. There were a few nit picky places that needed painting but the landlord didn’t even charge us the full price to lightly paint.
The only issue we ever had was that IU moved the start date up late one year and our second year lease ended up overlapping with the new persons. They refunded our August prorated rent when left a week early so they took care of it really responsibly. Overall, I couldn’t be more happy with them. Living their two years, we only had $ 100 taken out of our deposit. If you know anything about Bloomington landlords you know it is an act of God to get a cent of your safety deposit back and responsible maintenance is basically non-​existent. If you are looking for a quality place and a company that won’t screw you into the ground, I fully recommend Grant Props.
