Simplicity Property Management

This is ABSOLUTELY THE WORST property management company we have ever dealt with! If I could mark them zero or less than zero stars, I would. AVOID DOING BUSINESS WITH THIS COMPANY NO MATTER WHAT! We were relocating back to Boise and found this place on a trip to Boise. We had a friend tour it for us and based on what she said we felt it would work for us until we could find a home to buy. The housing market in Boise is very tight and this company took full advantage of this. We were unfortunate enough to rent a house, through them. Simplicity PM mislead, threatened and tormented us for almost a full year. They are unprofessional and disrespectful. Repairs were ignored. When we arrived in Boise we asked to see the rental before signing the lease and were told that we had to sign the lease at their office that had no AC (it was 106 degrees) and could only see the house afterwards. When we got to the property, the yard was a total disaster. The inside was filthy, and the garage was full of trash and even had an old toilet! They already had a holding deposit and we were arriving from another state so went ahead with the lease. What a mistake! Besides the plumbing not work correctly, the past renters had left kitchen utensils behind that we had to remove, white curtains that were black from dirt, and a deadbolt that was broken on the front door. We had to clean and make all the repairs ourselves since they ignored our repeated requests. Even though we always paid our rent on time or early, they kept some of our deposit (claiming it was a fee…), never gave us an itemized statement of what the charges were for that they deducted, and threatened to withhold the deposits if we didn’t accept them as is. It was miserable year for us and we’re just glad to be rid of this company. How they stay in business is a mystery. How they treat people is unconscionable.

I own property in Caldwell Idaho. When I first contacted the company about possible representation I spoke to the owner Lora. She was nice, friendly, and provided an excellent reference. Regrettably, I opted to hire Simplicity to manage my four-​plex. 18 months later I was forced to find another property management company. This Company is the worst property management company that I have ever dealt with. Their accounting is an absolute joke and they never provide sufficient back up for their alleged expenses. They arrogantly feel that you should just trust them.
Many months during our business relationship they felt no obligation to actually send out the rents they collected on our behalf. No explanation they just don’t pay.
They will claim that they have a portal that gives you access to all the accounting but it is also a joke. The portal, in my experience, was continually out of date. The rarely returned phone calls and it was a very very very rare experience to actually get someone of the phone when you call. I reverted to contacting the maintenance guy and asking him to relay messages to Jeff and Lora.
I officially ended my business relationship with this company on May 31^st, 2015. It is now June 28^th and I still have not been paid rents for March, April or May. In addition, we have a dispute about a payment from a year ago and although I have requested help from their office verifying this payment (more than a dozen times) they refuse to provide the banking receipts that show the payment was made. The best they have offered is «we made the payment». Seriously, that is the arrogance you will be dealing with if you tragically decide to use this company.
In my opinion, you should run from this horrible horrible company. The arrogance and dismissive attitudes towards this owner have been shameful. I can only imagine how they have treated my renters.
In the real estate investment business cash flow is critical. If you use this company, be prepared for many many months of negative cash flow. They don’t feel any urgency whatsoever to release collected rents.

Though I could write an entire novel, I will keep this short and sweet: this is the worst property management company I have ever dealt with. Landlords don’t ever fall high on the scale of likability, but the people (Whitney, Lora, etc.) at SPM Boise are condescending, greedy, manipulative, awful people. I was so upset and stressed during my time renting from this company. If at all possible, avoid, avoid, avoid.
