The apartment we had was not sound proof as I could hear my neighbor upstairs urinating. Complaints to the office had zero results. Office manager is a clever, vindictive, and unstable woman in my personal experience and knows how to politely do nothing or punish you for complaints. Trash is often everywhere around garbage cans.(Can post a few pictures) Kids were told not to «loiter» just because they were talking to each other in the apartment complex area. Just an unpleasant experience all around. Would not recommend to anyone.

Edit: changed the review from 2 stars to 4. I have noticed a change in management in terms of professionalism and hospitality. They have taken care of gate issues, re-signing of the lease, and maintenance problems in due time and with courtesy and minimal issues. In short, if the prices are competitive, then I think this is a good choice for a LECOM student given the proximity to school. I will leave the old review below for reference and permanent issues e.g. Thin walls. I am a student at LECOM living at Ranch Lake Apartments. I live in a 1 bedroom. I want to get this review out there because the management really doesn’t care about their tenants and I don’t want anyone to make the same mistake I made by coming here. Cons — Extremely unprofessional staff. If you have experience living in apartments then you know how bad this can get. Wendy and Sheila are nice until you sign the lease. I can’t tell you how inconsiderate these guys are. Every time I have had a problem they have been unresponsive or straight up rude to me. Staff is constantly being overturned, not surprised. They blame everyone but never hold themselves accountable. «Sorry we never put up the gates like we promised 8 months ago, it’s the gate company’s fault.» «Sorry that the mailman has been putting mail in the wrong boxes, the post office is the one who numbered the boxes.» «Not even sorry the carpet keeps shedding, that’s just the way it is supposed to be, eat it.» — They come into your apartment often and with less than 24 hour notice. I have gone out of town and come back to find things MOVEDAROUND in my apartment which makes me feel very uncomfortable. One time they needed to change some sink valve and just cleared out everything under my sink and left it strewn across my kitchen floor. — Very thin walls. The floor plans are developed so that bedrooms of one apartment are connected to bedrooms of other apartments and I hear inappropriate noises pretty clearly. This is terrible especially on nights before I have an exam. Management has no sympathy. The neighbors below me have complained about hearing my footsteps often and I am a pretty small person. Another group of students had to move to another apartment because the apartment below complained too much about their walking. — Hefty fees if you are late on rent. I completely forgot one month and thats on me, but they didn’t let me know until as soon as my fees had racked up to the max. Goes to show that they don’t have your best interest in mind. — All the balcony doors have a seal problem and there is a terrible sulfur smell of the sprinkler water in Florida that comes into the apartment every night. Not to mention rain water that leaks in on windy-rainy days. Management has not responded to complaints about this. — They promised that this would be a gated community but my lease is up and there has been no gate for the entire year. Pros — It’s pretty nice on the outside. The exterior landscaping is nice. — Competitively priced although I don’t think they are doing the one month free deal anymore which makes it less competitive. There are new apartment complexes popping up around year annually so do your due research before signing with Ranch Lake because the management is terrible! I would reconsider Ranch Lake if the management is replaced and/or customer service is put at the forefront but right now it is a deal breaker.
