Octavio helped me find an awesome 2BR in Bed-​Stuy. He was SUPER available and the staff in the office was, too. I was having some difficulties with my approval at first, but Annabel spent time after-​hours to sort things out. When I walked into the office, I was immediately comforted to see how cheerful the staff was, but then again maybe it was just because they were decorating the office for the holidays. (:

They will say anything so that you will apply for a place you won’t get.
Errol showed me nice apartments and my roommate and I chose one. He said that although we didn’t match the requirements to get it, we could just put down an extra security deposit and all would be solved. When my roommate called GBP Monica said that was not the case and there was no way we’d get the apt.
I told Errol he should know what he’s talking about before giving out info like this ’cause that was a waste of time since we stopped looking, for which he seemed to feel bad. A couple of days later he texts my roommate with a new apt, saying this landlord was very flexible. We saw it, loved it, Errol told me the landlord wanted to fill the place as quick as possible and was very open to negotiation. I think, «that’s a nice way to make it up for his last mistake». What happens? We put $ 1000 down as deposit to hold the apt, pay $ 75 to submit the application, send all the documents they need, and we’re DENIED. The office told me the landlord wasn’t even considering an extra deposit.
Errol always knew our situation was tough but even so he said it would be fine. We lost $ 75 and I had to go all the way to their office to get my $ 1000 deposit back in cash.
To add up, this apt was listed as 2BR Flex 3BR, and he said they’d install doors to turn the living room into a bedroom if so we wanted, and we did. After all the trouble, when I text him complaining he says «how could I know the place was not certified for 3BR»? WHAT??? Not only didn’t he know the reason why we were denied, but he offered something without knowing for sure it was possible!!!
And if that was the reason it’s their fault to offer a 3BR and then find out it was not certified as such, and we should have our money back! I guess that can have been the reason but the office decided to say something else so we couldn’t get our money back, who knows??? That just seems to me like a very bad joke. I don’t trust them.

GB properties did an excellent job finding me a place to live, specifically Marcella. This was something of grave importance and time sensitives since I was moving across the country from CA to NY to pursue graduate studies. I had a very limited amount of time to find a place (1 week) and Marcella totally came through, she even made it happen before the 1 week mark! I am so happy to find Marcella and GB properties via a FB group called «Gypsy Housing.» Marcella kept me informed and updated every step of the way. I really enjoyed working with her. She even let the IKEA delivery man into my apartment when I was unable to be there to accept my mattress that I needed to sleep on. A+ customer service.
Highly recommend.

She followed up with Garden Management directly to find out why these issues have not been addressed, and let me know to contact her if they did not reply to my concerns by the end of the day.

They did a great job finding me an apartment. I had a hard time finding a place because I dealt with agents from different companies who made false promises & later told me the apartment was rented or that my paperwork didn’t qualify. I work freelance so its difficult to show income. Im so happy I came across GB Properties. Monica was super accommodating and really pushed for me to get approved. She contacted my previous landlords and went out of her way to make sure that my application was solid even though I don’t have conventional pay stubs (clearly not easy to do). The office manager, Octavio, was also a pleasure to deal with.

Slumlords, or one step away from it.
While the properties they represent are on the surface pretty and nice, that is where it ends.
After being setup through «roommate matchmaking» with three strangers (with whom, by the way, I had nothing in common), for a lease in a newly remodeled four-​bedroom apartment, things started to go wrong.
At first, it was the promised central AC not working. Then it was bugs: ants, roaches and centipedes in the building that they refused to take any action on. Then it was the heat not working.
Then it was the rain, and this is a big one. The apartment is on the top floor of the building, and every single time it rains, that is, including every time is has rained in this apartment since last August (over ten months), our ceiling leaks. After contacting their offices repeatedly, having hapless contractors sent over, insistence that everything should be fixed or that somehow it was our fault, the water has not stopped ruining our ceiling– some spots are better, and some are worse, but on the whole nothing has been solved.
On top of this, it seems that during the remodeling process, with no knowledge from the gas company, attached the meters apparently at random, leading to several crossed meters, many phone calls and emails to both them and the gas company, and months of incorrect billing. The situation with electric meters was not much better, but was resolved with comparative ease.
In my last month before moving out, communication became somewhat better on their part, though whether this is for good, or as an effort to keep existing tenants on, is hard to tell.
Regardless, do not be drawn in by the show, by the smiling faces and car-​salesman leasing agents. Do not put down a «holding deposit» that will allow you zero lease negotiating power.
But most of all, do not rent through GB Properties.

GB Properties did a great job helping me find an apartment in Brooklyn. Although the communication could have been better, they found me an apartment within the time frame I needed, and found two compatible roommates to fill it. The building was gut-​renovated and still under construction when we moved in, which we knew before signing the lease. GB managed the property up until a month or so ago, during which time we had issue after issue in communication between them and our landlord resulting in our landlord threatening to evict us over these miscommunications. They did not reply to emails, rarely answered the phone, and were generally not informed of the status of construction or the intent of the landlord.
If you’re looking for an apartment, they will be able to help you out. Just be wary of living in a building managed by them; it has been a mediocre-​to-​bad experience in my case.

Situation was rectified, all good.

I know most five-​star reviews coming from new users are fake, but I signed up for Unilocal only because I had a genuinely awesome apartment search for the first time in my 24 years of living in the city.
Susanna at GB Properties worked doggedly to find my roommates and I an apartment in Brooklyn. She never asked us to go above budget, and she didn’t show us dilapidated properties or exaggerate their amenities. She always texted us back and gave us full access to each unit, even during the nocturnal hours that my friends and I work. And she was patient with us when we were scrambling for a few days to collect our paperwork.
In under 2 weeks she showed us 12 apartments throughout Brooklyn – all without a broker’s fee, which is f*cking unheard of. We ended up moving into a swanky 4bed/​3bath pad in Bed-​Stuy thanks to Susanna’s persistence, and pay under market-​value rent, which is equally unheard of.

I worked with Bryan West from GB to find my very first apartment in Manhattan. Right from the start, he was helpful and genuinely interested in what my roommate and I were looking for in an apartment ie. area, space, price, etc. He was easily accessible ²⁴⁄₇ via phone call or text, so asking him questions was quick and easy. We also worked with Monika from GB’s office, and she was beyond helpful throughout our apartment hunting process. When we weren’t able to visit an apartment we were interested in, she gave us a virtual tour via FaceTime at 8am on a Saturday morning; talk about going the extra mile! Bryan was just as excited as I was to finally sign the lease and get the keys to my first place. My only advice is to listen to them when they tell you to hurry up and get your paperwork in! I have to say that my experience with GB productions was GREAT! I was desperate looking for a room to rent and Javier was very helpful and professional. He clarified all my doubts and made me feel very comfortable all the time. If you need to find a room to rent fast in NY this is the people, and if you can ask for Javier, he will find you exactly what you need!

Girlfriend and I worked tirelessly this past August looking for an affordable, reasonable apartment in Brooklyn or Manhattan. Our NYC apartment hunt was riddled with scams and trouble, so we were skeptical (and frankly hesitant) at first to work with GB properties after finding they had recently rebranded themselves. Their site is sketchy as heck, so we almost turned down the showings they were giving us, but we were desperate and went to them anyway. Hannah, one of their agents showed us a solid match for our budget /​preferences and we spent the last week in August working with them to get the place. Overall, they really did a good job. They answered the ten thousand questions we grilled them with and they were pretty helpful throughout the entire process. There were a few nights when we were talking and figuring things out well past 9:00pm and they were still trying their best to accommodate us. They were a little disorganized at times, but it’s a young staff there (all of them seemed to be younger than 30), so chalk it up to some inexperience. After all of it, I never want to look for a NYC apartment again, but if I do I wouldn’t mind working with GB properties.

Great experience. Everything went well and fast. Ray showed me the apartment I rented and was very friendly. The process was as painless as it can get in NY.

These guys really saved my skin. My brother, friend and myself really needed a good place to settle before school started and within a day they had a beautiful apartment in BK for us. The staff is very friendly, honest and easy to get in touch with, whether over the phone or through email. They expect their customers to be quick with collecting all of your information and I don’t blame them – they expect everyone to be on their game. Highly recommended!!!

GB properties were amazing, being new to the city was already a challenge and finding a nice apartment was very difficult. I tried looking on craigslist and contacting other real estate companies who charged ridiculous broker fees, but then my friend told me about GB properties and they helped me and my roommates find the perfect apartment within a short time frame that meet our criteria. Octavio and Marisa went out of their way to accommodate us and the best part is that we didn’t have to pay any broker fee.
