It seems to be a theme with Perfect management to request a deposit before initiating the necessary paperwork to start the rental process. In my case, I issued the good faith deposit to hold the apartment before i was emailed the paperwork. At no time did the broker either orally or in writing inform me that the security deposit was not refundable unless they choose not to rent to you until I received the rental application. The paperwork process took a few days and I asked to view the apartment for a second time before signing a lease. At closer inspection I, realized that the contract work was poor and was no longer interested in the unit. Perfect management has decided not to issue my deposit back. I will launch a complaint with the New State Attorney Generals office to make them aware of their operating practices. I urge others to do so if they’ve encountered questionable business practices with Perfect Management .

While I understand other reviewers problems it seems like those are just general problems that everyone faces dealing with agents in NYC. I honestly have nothing negative to say about Perfect management since moving into one of their buildings in Queens. They have always responded to my emails promptly and even called me when they were worried once that I hadn’t called them after saying I would. They also allow you to fully transfer your lease if you move for a fee.
They always fix problems in the apartments promptly and without complaint and the super is great as well! Perfect management is one of the few reliable management companies I trust and I would 100% rent from them again.

I had to move on ⁹⁄₁. Visited an apartment on ⁸⁄₁₀. Company was renting out single rooms in a 3 bedroom apartment in gowanus/​park slope. The broker said that if I put down the security deposit + credit check fee (in total $ 1400) the room would be taken off the market while I got my application forms together. The broker specifically said it would be taken off the market even if a group of 3 wanted to reserve the whole apartment. I put down the deposit — supposedly I was the first person to reserve a room. We agreed the lease would start (and thus I would move in) on ⁸⁄₁₅. I assembled my application over the next week and broker indicated that it would be approved. After it is in, on 8/​14, I get a call from the broker. She says that they were in ‘miscommunication’ with the landlord, and that the landlord on his own rented it out to a group of 3 people. They say that the room i reserved was thus not available. They offer to put me in a different room in the same building. I say that I need to look at it first. It turns out the room that they wanted to put me in is much much smaller, and in general in a much worse position than the one I reserved.
Overall, i feel like i was bait-​and-​switched. I didn’t take the room. I don’t really believe that over the course of the entire week i was in contact with the broker and discussing taking the room, they had not spoken to the landlord about the room and the apartment. I suspect that they had trouble renting the other 2 rooms and a group of 3 approached them to take the whole apartment and they decided to break our agreement. Overall, if I actually had to move on ⁸⁄₁₅ I would have been fucked and basically would have been forced to take the shit room they tried to put me in after wrongfully giving away the one that was they said they had taken off the market. Luckily, I was ok because I had another 2 weeks left on my current lease.
I should note that they did return my deposit promptly, so at least they’re not criminals. But, overall, what they pulled was unacceptable. When I visited the second room they wanted to put me in, I spoke to a roommate there and she also indicated that she had a bad experience with them.
Maybe in NYC real estate being sleazy and not holding agreements is the norm. I’m not sure, but overall, i don’t recommend this group.
