The company is trying to respond to complaints on Unilocal but according to recent posts, you never get your deposit back without a lawsuit.(Which I plan on doing. I recorded the property manager telling me if my appliances are clean, I’ll get my deposit back.) One awesome Unilocaler even posted his bill 110 for a dirty fridge and another 110 for a dirty stove… Are you guys serious. Any new students to the buffalo area(we are the only people that actually sign up to live here because we don’t know any better), just read the Unilocal reviews!!! In response to greenleaf’s response, you guys manage all these apartments but your tenants are clearly fed up. 1040 is completely empty(as it should be), and Unilocalers are giving you 1 stars(most writing in 0). It’s simple… Give us our money back and take care of the building.

Update: It looks like Greenleaf is responding by going through peoples tenant accounts about specific issues so I figured I’d update. As an aside, using people’s full last name in their response when it’s clearly shielded by Unilocal is really strange. They responded with«We deducted $ 50 for not returning your parking sticker, and $ 305 for cleaning your appliances, kitchen countertops and floors and bathroom, etc. These charges are in your lease and were explained in detail when you rented the apartment.» I posted all of our move out photos in the photo section so you can decide for yourself. Not sure how to get it more clean, but they must just pick a $ amount and figure you won’t have time to go to small claims court. The thing that annoys me with this is that they 1. won’t do a walk through, even if you ask and 2. told us we were going to be getting the full amount back when we moved out. I almost forgot to mention in the initial review, but the other thing that happened: my wife works nights at a local hospital and they refused to give us 24 hours notice when showing the apartment during the day when she would be sleeping. The woman on the phone was so disrespectful about my request to not have strangers through the apartment with such short notice, I could not believe it. We were happy to make other arrangements with the typical 24 hours, but they would not even give us that.

If I could leave 0 stars, I would. Apartment hunters in Buffalo, beware! Greenleaf Linwood LLC lacks professionalism and ethics in all dealings. Words cannot explain how disappointed and frustrated I am with their failure to perform landlord responsibilities and absolutely no communication whatsoever. I have lived at 29 Bryant St for over 4 years and finally had enough. Four of my neighbors have all had horrible experiences with Greenleaf. #1 they are not trustworthy. Greenleaf swapped apartment units on one my of neighbors who moved in from out of state, giving him an older unit instead of the one he signed for. When asked, said another family needed the newer unit sooner and only old one available for his move in date… even though he had signed contract. #2 they do their best to avoid fixing problems. I’ve had a leak in my bathroom for over 16 months!!! When I first reported it, they said they’d send someone to evaluate but never did. The ceiling eventually started falling off and it took them a YEAR to fix it. By that time there was water damage, and ceiling kept falling off despite repairs. After three tries they finally claim to have fixed the leak causing the damage… meanwhile I have had to live with constant mess in bathroom from irregular and unannounced maintenance visits, and at one point with a gaping hole in ceiling for 2 weeks. My neighbor also had similar problem which took a year to fix as well. #3 they will not fix mold problems One of my neighbors had to move out due to mold on closet… which Greenleaf insisted did not exist, up until my neighbor had inspector verify it. Another neighbor’s unit was flooded due to pipe problem which led to mold. Greenleaf refused to clean up, and refused to reimburse her for hiring professional cleaners to get rid of mold. #4 they withhold unreasonable amount from safety deposit. A neighbor recently moved out and despite cleaning for weeks and hiring a professional cleaner, was only given half of safety deposit back. When asked, was told the $ 300+ was to cover«wiping counters and sweeping floors» DONOTRENTFROMGREENLEAF. Their buildings are old, in poor repair, and they are not a trustworthy, ethical, or responsible company!

I would leave 0 stars if I could. We moved into a large apartment building of theirs and at first we loved the place — really nice hardwood floors, big windows, great location, and the rent price was reasonable. Then things started falling apart. We had water pour through our roof once. Paint is peeling off the ceiling, there are large gaps between the walls and floorboards in some spots. The shower has tiles popping out because of black mold eroding the wood and caulking. We have currently been without heat for four days in the middle of a snow storm because the boilers consistently break. We have had to call local authorities to put pressure on them to fix the heat. Do NOT rent from these heartless, unorganized, unprofessional people. Can’t wait to move out.

If I could leave 0 stars I would. I paid a considerable amount of money for an apt on Bidwell because it had a parking spot. Yet the spots were always taken and they refused to do anything about it. I also had to pay for heat, which would be fine if the management company would fix the gaping holes in the heating duct. They refused and said it was there were no issues, even though I could see the basement through the vent. Then I had massive rats. Took them TWOWEEKS to send an exterminator and repair the hole they came in from. Obviously I couldn’t stay there during that time, they refused to compensate me. Also had significant mold in my bathroom which was spackled over instead of properly repaired. I couldn’t take the gross neglect any longer and had to move out… They of course charged $ 500 to break the lease even though they couldn’t provide a safe environment. Then withheld $ 200 from my security deposit for random things but refused to produce receipts. The icing on the cake was having to throw out every single thing in my storage unit due to all the mold in the basement. The worst. Rent from someone else

Just a horrible company. Their communication process is abysmal. They don’t respond to requests for fixing things around their properties. Just go to 259 Norwood and look at the hole in the porch ceiling. That’s a fair picture of Greenleaf as a whole. They let their properties fall apart and do nothing about it.

I rented at one of the Richmond apartments and I soon realized why it was so hard to keep tenants in that building. Two months in to my lease the mold on the ceilings started showing through the paint that they used to cover it up. The apartment was never comfortable temperature wise and the outside areas were very dirty. To top it off, when I left I cleaned that place cleaner than it was when I moved in and they took over half of my security deposit on deal charges. If I ever move back to Buffalo I will never rent from this place again.

I was relocating to Buffalo and had contacted this company to see some apts. The woman on the phone was incredibly rude and unhelpful when I initally called inquiring what one-bedrooms they had available, saying, «Ugh, well there’s 100’s.» Well… isn’t it your job to help weed them out and find me the right place? So I made an appointment to see some places, drove 3 hours to Buffalo only to be stood up. When I called asking where they were, the same rude woman who answers the phone said, «We don’t go out there unless you call to confirm.» Ok, so what was the point of the APPOINTMENT then? I explained that I had driven 3 hours there for this and asked if someone could meet with me later that day. She said, «I don’t know what to tell ya.» VERYUNACCOMODATINGANDRUDE! Imagine trying to work with these people if your furnace breaks or you have another tenant issue. STAYAWAY! STAYAWAY!!!
