Arbors Carlsbad

From the time we moved in almost three years ago, we have loved living at the Arbors. The complex is really charming for apartments (craftsmen style with really well-​maintained landscaping) and the interiors are cute too. The location is amazing for the price, it’s an easy walk to Carlsbad Village and the beach.
Like some other people have mentioned, the apartments on either side of the Arbors can attract some shady people sometimes but I have always felt 100% safe here and walking around the area by myself or with my kids.
The manager Amber is so sweet, and she is always quick to respond to anything going on that needs attention. Maintenance is super friendly and quick to fix any issue as well.
Living at the Arbors doesn’t even feel like an apartment complex, it really is like living in a friendly neighborhood of its own in a great location. The only reason we moved recently is because my husband got military orders, otherwise we would have stayed even longer. You can’t go wrong living here!

I have lived in The Arbors for almost a year now and have loved every minute of it!
Firstly, whenever we have had an issue, maintenance scheduled a date and any problems have been fixed ASAP! One evening, we had a leak, and the apartment manager was there helping even though she was off the clock. The same follows through with every situation.
The grounds are kept beautiful because staff works to keep everything clean and tidy each day! Additionally, staff is very friendly, open and honest. Most of my experiences have been with Amber, but I also wave at the maintenance guy every morning at 7 am and he’s always got a smile on his face.
Next, one of my big issues with prior complexes has been noise! Living below noisy tenants and dogs can be a nightmare, but that does not happen here. Because these are town home style living, nobody loves above or below you, so noise is never an issue.
The only reason I am leaving this complex is because is to have a one bedroom style home with my new husband, but otherwise I 100% would have resigned.
If you have any concerns about this place, don’t! It’s the best complex I have ever lived in :).

We love living at the arbors. The first time I came in, I was greeted by Amber who is absolutely wonderful! She is organized, and always a phone call away if I had any questions or concerns. We have a one bedroom one bath, and it was important to us to have a washer dryer in the unit. All the neighbors are great too:) This is a great place to live, and has a very homey feel to it!

I love living here– nice on the outside, the grounds are kept well and the town houses are spacious. We have a three bedroom townhouse and we love the area– great location, amazing price for the spot. Rent is much cheaper than surrounding crappier looking complexes. Management is helpful and friendly, accessible most of the time and the maintenance guy is really on his game for anything we need.
It’s a nice little family feel– the only complaints are the neighboring apartments being loud and slightly ghetto… But that’s not in anyone’s control. Be warned if you get a place facing them, there may be some noise calls made. Our internal phone line isn’t working, not that we use it but we’d like the option for a different cable provider that we were unable to get due to the phone line situation which isn’t getting fixed apparently.
Overall a great spot, gated place, garages and pay-​for-​parking (visitors have to street park,) and a safe feeling place to live.

We loved living at The Arbors during our year in CA! The complex is a close walk to the beach and downtown Carlsbad. It is a safe and quite environment filled with all ages and walks of life. There are work-​out facilities, a common BBQ area, a business center, well maintained grounds and updated apartments. The 2 story /​2 bedroom units include a garage and additional gated parking is available. Amber is the onsite manager and she and her team are excellent! She is quick to respond to email and voicemail and helped to make our entire experience with The Arbors a very pleasant one.

The place is nice and they do a good job of keeping the grounds nice.
My issues have been with the management company. They didn’t give a full disclosure on the deposit, not telling us that it can be refunded within a 36 hour period, causing us not to put down a deposit, lose the apartment, and push back our move date. Furthermore, it seemed they needed to come into the apartment at least once a month, which is excessive. Lastly, if you have a roommate like the majority of people, they don’t give each party their half of the deposit back just a joint check that both people have to sign and cash, which can be tricky if people are moving a long distance away. They took a lot from our security deposit as well.
Overall, it’s pricey for the area and management needs to better.

My husband & I lived here for 8 years and LOVED it. Gated, stainless steel appliances, w/​d, work-​out rooms, computer room with free wi-​fi. The apartment manager is also truly fantastic. We were SO sad to move away (to Nor Cal), but would never have left otherwise. The place speaks for itself — it’s beautiful, really.
