We recently relocated to the Dallas area from California. We have purchased two other homes, so we are experienced in the inspection process. We arrived towards the end of the inspection and Shelly and her husband were wrapping things up. They both went over all of the various parts of the homes that needed updating as well as explaining to me things that were unique to the area and what to watch for in the future. Not only did they take me around the home and explain everything to me, they also provided me with an immediate printout with pictures. They also emailed the final report to our realtor and us. Not having to wait for the inspection report was extremely nice. I would not only use them again in the future but I would also recommend them to friends and family.

Shelly, with Xstream Inspections, missed an entire side of dryrot and peeling facia boards from the garage eaves, and also bare exposed wood that should have been painted around a window. So I’d say she was fair, but not great.
But the way she handled collecting payment made me wish I NEVER USED HER SERVICES!
My agent set up the inspection through Shelly without telling me payment was suppose to be upfront. In my prior purchases, my home inspections have always been billed through escrow. Since I don’t carry checks and didn’t want to co-​mingle my funds by using a credit card, when I found out I set up a payment to Shelly through my Wells Fargo Bill Pay which they sent payment thought USPS. After several days Shelly advised she hadn’t received the check so I told my bank and they stopped payment and were going to reissue another check. When I told Shelly she stated she couldn’t wait and needed payment to close out her books by month end. While I still would have rather NOT co-​mingle my funds, in order to accommodate Shelly, I called her on Friday the 26^th to give her my credit card number. However, I got her voice mail so left message and planned to call back on Monday with my information.
The next day I left to make a 4 hour drive to spend less than 24 hours with my family and 7 month old grandson that I haven’t seen in 2 weeks! II wanted 24 hours of uninterrupted quality time with my family yet Shelly called me persistently during that 24 hour period including calling me at 8am Sunday morning! Needless to say I did not pick up as I was either driving, having dinner, or napping with my grand-​baby.
Not quite sure how getting my credit card info over the weekend versus Monday morning would have made a lot of difference, but it felt as if she was just harassing me and trying to make my short 24 hour visit with my family very disruptive.
She treated me as if I was going to flake out on a measly $ 300 payment, which was not the case at all. (Remember, I had already did a bill payment check and stopped payment on it) And she hounded me for payment like a bill collector would do for people that don’t pay their bill. Neither of which I am! Her treatment lacked professionalism in every sense!
I think she is living inspection to inspection and needs the money, but her professionalism in the way she conducted herself will prevent me from EVER referring her to any of my Realtor or loan officers that I work with.

Shelly with Xstream Inspections is, hands down, the best inspector I have worked with. I have been in the business for over a decade and seen many good and bad inspectors; but Shelly has consistently been the most thorough, professional and ethical inspector over time. I would very confidently recommend Shelly to any and all buyers AND sellers. She is fantastic!
