Palm Trails Apartments

We moved in several months ago from Chicago. It was an easy transition for us and we like everything about Palm Trails. It is close to downtown Chandler, not far from new job, nice neighbors, and the girls in the office have been terrific!

Don’t waste your money!!! I need to let someone know how disgusted I am with Palm Trails «policy» to steal $ 150 from people. On the website that I used to fill out an application for an apartment at Palm Trails, it said that I would have to pay a $ 25 application fee along with a $ 150 deposit. That sounds reasonable to me… most places charge $ 25-​$ 50 for an application fee and most require some sort of deposit in order to save the apartment. However, I have NEVER had a company KEEP my deposit if I decided not to take the apartment. This is the most underhanded thing I have heard of when it comes to apartment complexes trying to take people’s money. There is absolutely NO REASON why Palm Trails needs to keep my $ 150!!! Nobody got paid to have me fill out my application… I did it online… a person from their company wasn’t even present. I would suggest that in the future, this company try to be forthright with the fact that the application fee is, in FACT, $ 175! Which I’m sure they don’t want to do because no one would fill out their damn application if that was the case, but if they’re going to take people’s money in return for no services, they should tell people CLEARLY, in bold big letters. Don’t hide it at the very end of all the BS that they try to make us read in order just to apply… not even to be approved, but just to apply. Of course people are going to agree to whatever crap is in that… they WANT somewhere to live!
Also, this place is SUPER ghetto!!! The model apatment looks all nice and clean and sunny, but when I walked around the complex (by myself because they don’t give you a tour) I noticed that the buildings were really close together, so no sunlight in most of the apartments, and the residents were all very loud, which I could hear from outside… I can only imagine how awful it would be to try and live/​sleep there!
I plan on doing my best to make sure this is known by everyone who looks at an apartment at Palm Trails by posting on Facebook, Twitter, Unilocal,etc.

This place is a defiantly a STAY AWAY!!! They are under new management and have been since the 1^st or 2^nd of 2015. Old management was bad but they acted like they didn’t care which is bad but new management is worse because they act like they are doing something, and the place is just as bad. First off its not safe the police are here AT LEAST 1 night a week. The grounds as I write this have two couches sitting on them that have been there for over 1 week. Our apartment windows do not open unless you pull so hard they feel like their going to break. Kids have been caught throwing rocks at cars for play time. The front of the grounds are not as bad where the road is but once you get back into the complex its dirty. Daily walks consist of picking up trash. I signed a year lease (what they told me) and its a year and a month and they will not let me out of it. That I admit is my fault but still I never signed the contract with the management that its under. Today kids were riding the gate to get into the complex backing up traffic right in front of the main office and nothing was done. I have these potato bugs that are under my carpet and they came to spray and nothing has changed. I guard my food every night because the fruit fly’s are everywhere. Again they spray and nothing has changed. I have asked to be put into a new place twice and nothing has been done. The first time they claimed I never spoke with anyone when I physically was in the office and described the guy I spoke with to a T. I have pictures of all of this that I am talking about I have learned to document everything that happens this includes taking picture of the police every time they are here. The Worst part about this in my opinion isn’t that I am stuck here or the fact my carpets were never cleaned when I first moved in. The worst part is they came into my apartment without us there. They will post a note saying «we will be in your apartment from 9^th-​15^th from 8am-​5pm. How broad and generic is that. Like im going to just sit around my house during work hours waiting for them. When I called to schedule a specific time they market it down, I was home, they did not show up, I then left and when I came back they were in my place. If anyone knows how to add pictures I would love to post some of my recent ground findings. When we go for walks we have a game we play «Who can find the most disgusting thing», todays catch was a filthy dirty sock sitting in the grass right next to a BBQ. I never complain or write reviews but I have just had enough. Have you ever heard of a leaf blower clean your grounds!!!

I drove up to the property and the Asst. Manager, (Angela shortened or close on her name tag) which was back in January 2015. She didn’t acknowledge my son or myself as we entered the Office to look at a rental. I’m not sure if it was because I drove up in an older well kept PAID OFF use auto, or if it was because I was white. My son felt the vibe as well, which he is Hispanic. She refused o show me any models indicating they had not one available to show and didn’t have a date of when would
be able to be seen. I asked her well what do you show bgeside the paper layouts and website views prior to renting? I never got a direct answer, I asked so courant these properties sight unseen? Bottom line, she was getting up from her chair. She gave me paper handouts. I said that’s it? What about your website advertising 1 MO free, etc… she rambled something and felt embarrassed for her. Little did she know I didn’ tell her I was referred by an apartment locator service, who told the agency to ask for her, and we could proceed. I am a longstanding employed state government employee, however like to dress down on my days off, wearing a baseball hat, looking for apartments with my child, casually until we purchase a home. I will be sending a corporate letter on the exact date time, statement made, correct spelling of the assistant manager I dealt with and hope she will not ever handle any future tenant, as she did up front with my my son and others in the office. Iremained calm and walked with my head up. POOR BUISNESS TACTICS and worst customer service ever an apartment ‘rental community, when there are many others that would never allow such poor treatment to potential future excellent community renters.
