I have been both a tenant and a landlord. I can tell you that I have never had such a horrendous experience with any realty management company, or landlord. Gibson Wallace is horrific. She doesn’t care about your concerns or your questions. So don’t bother asking her. If I could give her ZERO stars, I would. However, the worst of it is that I am being put out on the street. Not because I didn’t pay my rent, or broke any rules, but because she rented my home to new tenants with absolutely NO notice to me. I must find a new home for myself and family in two weeks as my lease is expiring. I only found out after I contacted her. I heard stories that she wasn’t cooperative, but that’s an understatement. Do yourself a favor, do not rent from this heartless woman. I have no idea how she sleeps at night, but karma happens. Please also see the«not recommended reviews» on Unilocal.Unilocal doesn’t recommend them because they are new or infrequent reviewers. However, it doesn’t take a rocket scientist to see that the complaints are legitimate as they are very similar. You should also know that she received an F rating from the BBB, and multiple complaints and violations from the Virginia’s Realtor’s Board at . I am planning to file a complaint with the Virginia Fair Housing office. No one is above the law. No one.

… and the saga continues … people I am telling you … just don’t … Currently we are dealing with an AC issue; the AC died Friday, 4⁄22; Tuesday, 4/26, after FIVE days of ELEVATEDHEATANDPOLLEN indices, it still isn’t fixed and no one, neither Gibson, the Owners(she names them somewhere in here), nor the company that is supposed to be fixing the issue seem to be in any hurry to remedy the situation DESPITEVA Landlord and Tenant Handbook code regulations: 55 – 248.13. Landlord to maintain fit premises; 55 – 248.23. Wrongful failure to supply heat, water, hot water or essential services; I have handed all this off along with the appropriate contacts and left it up to her to act if she so chooses. Then I’ll reach out to another Unilocaler here who reached out to me and get the name of her lawyer who recently won a case against the company. …and while we are at, I might have her entertain 55 – 248.39. Retaliatory conduct prohibited under the notion that they are doing this on purpose because her emails obviously convey irritation at my public and vocal objections to her treatment of my mother, business practices ethics, and integrity. Then I might have her reach out to the Virginia Department of Health for Reporting Adult Abuse subjecting her to unhealthy living conditions. So, the response provided my mother after numerous days of no response(oh, I have to add that on her first email she didn’t include her phone number so it was not taken seriously rather she was just ‘informing them, but that it wasn’t a legit maintenance call(even though my mother has been a tenant for three years now… and she did shortly after send one notifying them that she did forget the number…) but the response was, «Open the windows in the back of the house and turn on all the fans, that the weather is cooler now» … Um…(it’s 85 — 87) in the house … my mother is 65, a severe asthmatic, has started wheezing, and sleeps with the aid of a C-Pap… and then of course my mother never wanting to cause a stir merely asks when it will get fixed is told, «When the owners make a decision on what they want to do; they have several options.» But apparently have no time frame by which they are require to make a decision… So, ok, Gibson is taking her frustration of my ratings out on my mother thinking all these rating of mine are unfair, so, you be the judge… there is one four star here… out of two pages… when you scroll down, look for the greyed out comment that refers to hidden comments… Also note that everyone here is saying the same things… this isn’t just me people… not just some bitter 42 year old woman mad at the world and ticked off at some misconceived perception of someone picking on her elderly mother… you can’t make this shit up people. You just can’t… I’m just say’in…

I have never experienced such bad customer service skills in my life, Better Business Bureau gives this tyrant an «F». Please by all means; read the reviews she told us that she prides herself on below. Considering doing business with this woman is like considering burning down your entire credibility as an adult decision maker. So glad she was rude to us upon first contact. Obviously tightfisted over eccentric abusive narcissistic trash. Not one even closely decent review below. Her professional etiquette seems to suggest that she stirs her Kool-Aid with her arm. Nothing wrong with that; however it tends to make people like us to(wrongfully and pridefully) stare down our rather large beaks at her. Her;(to us anyway) along with her so called«properties» are… «low rent.» So God Bless You.” Enjoy the cheap wine… I wouldn’t do business with her unless you have the money and you are looking for someone to sue. Check out the Better Business Bureau site, She has an «F» rating and ISNOT accredited by the BBB «Factors that lowered the rating for Gibson Management Group, LTD include: Failure to respond to 3 complaint(s) filed against business» It would seem as if this«business professional» is not even interested in responding to her tenants complaints even when taken to this level.

Absolutely horrible landlord. Evicted military tenant bc he was away for work & not getting his mail & couldn’t turn in his lease renewal notice on time(3 days late). Also charged extra rent on move out month bc she didn’t get his rent check that he left at her office location. She moved her office without sending any notification of having moved! Moving out, had carpets professionally cleaned WITHRECEIPT and landlord claims carpets were never cleaned so she’s taking his deductible to have it done. Absolutely HORRIBLE company, do NOT rent from them!!!
