This is the first and only home inspector I’ve used, so 5 stars may seem extreme. But my feelings for Jim Gibb are just that strong. I’ll admit that I can’t say how Pro-Spec compares to their competition in terms of price, because I didn’t shop around. But he is worth every penny he charges. Jim came with passionate recommendation from a coworker — a recommendation so passionate that we couldn’t pass it up. Without hesitation or additional fees, his friendly office manager scheduled him on two days notice to travel 1.5 hours from Chestertown to inspect a home for the husband and me. Jim arrived early for the 8AM appointment and spent over 4(FOUR) hours at the house with us. He worked diligently the whole time, explained everything as he did it, answered all our questions, and was extremely informative and thorough. Not surprisingly, he found several things which were not noted in a previous prospective buyer’s inspection of the same home. In addition, he assured us that he was there on our behalf and would not share any information with the owners or our lender without our explicit consent. And did I mention that the man is available evenings and weekends? «How thorough is Jim?» you ask. Jim is so thorough that he checked for rot/water damage behind the insulation in the basement between each and every rim joist. He moved the insulation aside to check Every. Single. One. around the whole perimeter of the basement. He poked around looking for foundation deterioration all along the bottom of the basement walls, shined his flashlight along the walls and ceilings of the living space to find imperfections in the paint and drywall, crawled the entire length of the attic, walked around the roof a few times over… all while shooing away huge spiders and garner snakes in his path. Like a champ. Jim’s 20-page inspection report was emailed to us that same evening, and the water test results(which are done at a local lab) were sent to us the following business day as promised. Jim even responded to several follow up questions we had as we navigated the negotiation process with the sellers, seeking advice on what avenues to explore to better diagnose the cause of the problems we had found with the water/well. In conclusion: Jim is a rockstar. He is probably a seller’s nightmare, but he is a home buyer’s dream.
