Creating this account specifically for this review. I’ve never felt the need to put up bad reviews until we dealt with these guys.
Plan B and the Rockwell Group (the owners of our unit) specialize in managing and owning «troubled properties.» Admittedly, that should’ve been clue #1 for us.
The condo we rented from them appeared to be fairly nice. Granite counter tops, in unit washer and dryer, plus brand new oven, sink (with garbage disposal), refrigerator, and washing machine. The unit wasn’t too far from my school, and a steal at ~$ 1k/​mo for a 2 bed 2 bath. In retrospect it was too good to be true.
First of all, the neighborhood sucked. The agent that showed us the unit claimed he used to live here, and moved to get closer to his work. I personally doubt that was the only reason. We’ve lived in Rogers Park for several years, and we have heard more gunfire in the past 8 months than we have heard in the past 3 years of being in the neighborhood. Again, we should’ve done more research there.
Secondly, the staff was completely unprofessional and non-​responsive to issues. The agent showing us the unit was on his cell phone the entire time, and the manager at Plan B (Chris) used his personal gmail account to contact us. This wouldn’t be such a big deal, if he didn’t put up gmail statuses about how drunk he got on the weekend. The unit came with all the keys except for the back door. The handful of minor repairs that we stipulated before moving in were not completed for weeks, such as putting in the knob on the shower that was missing. Repairs that they considered «non-​vital», such as keys to our back door were never finished, frustrating since there were several weeks where the front gate would not open. If my girlfriend hadn’t been home at the right time, I would’ve been locked out of my building. We also never received working keys for our storage unit, which is fine due to the water damage.
And then there’s all the mechanical issues. While we totally dropped the ball on the neighborhood and the company, we are not building inspectors, we’re not able to spot what turn out to be problems with the unit (especially as renters, who usually don’t get building inspectors). With a gut rehab, one expects decent quality. Turns out they had hired an incredibly cheap contractor to do our unit. The sink, furnace, and shower all leak in non-​obvious ways. The result? After a few months of usage, the mold and water damage are becoming dangerous, to the point where the new building manager let us break lease early. The hot water heater has also failed, so we haven’t had hot water for the last 3 days in the building.
Honestly, just skip by any building managed or owned by these guys, they’re not worth the trouble.
