RUN! RUN with all of your might with anything that has to do with Wolcott Real Property/Management. I lived in one of their units for two years and that was two years too long. PROS: The sizes of the apartment’s bedrooms are large. This is where the pros end. CONS: Rodent infestation. The situation came under control within the last 6 months of my tenancy. However, for the entire year of 2015, the exterminator came out every single month. And every time they did not give proper notice. They would either stick a note in lobby downstairs the day before or they would just show up without notifying the tenants which brings me to my next con. When they finally got around to honoring my several work order requests for their raggedy apartment, they would just show up without telling me that they were coming. Every time, a random maintenance guy would come. It’s NEVER the same one. How scary and professional is that? I’ve actually had several arguments and written letters to them, but they never understood that not only was it an invasion of privacy but also illegal. The head of maintenance questioned me about why do they have to let me know when they planned to do work in my house? Ummm… because I pay rent and who are you to just show up to my apartment when you feel like it? They are just so disrespectful. The bathroom tile was swelling at one point, had mold, and weird bugs nesting under it. They finally fixed it when I had to call Tenants’ Rights on them because they were ignoring my work order requests for months. But of course they fixed it cheaply and it’s back in the same condition. My apartment was cheaply rehabbed and is falling apart. They don’t try to keep up the maintenance of their property ATALL. I asked for the stove to be replaced because it was old and dirty before I moved into the unit and it still was not replaced to this day. Many of the windows don’t have screens. They control the heat and there have been times when it was zero degrees and the heat wasn’t on. They LOVE to cut the water off without notice. If it’s an emergency, let your tenants know. But I guess that’s too professional for them to do. I don’t have access to my fuse box, so the time that I blew a fuse it took them 3 days to cut my lights back on. Before they cut my lights back on, they asked if I was sure that I paid my electricity bill.(Writing this right now is making me mad because the situation that I was in is ludicrous and it makes their management look like complete idiots). I digress. They refuse to get more garbage cans even though there is always trash overflowing the garbage cans which is a feast for the rats and raccoons. The neighbors are obnoxious and suspect. One of my neighbors smoke weed all day. It’s so strong that the smell comes into my apartment. There were 3 burglaries in my building within the same month. The lobby’s front door lock was broken for months. They don’t answer their phone nor call you back. With all of this, they had the nerve to go up on my rent $ 65. Do yourself a favor and don’t rent with them. They are the slummiest of the slum landlords.

Pros: Cheap, online rent, big management company means you can run a brothel in your apartment and nobody knows. Cons: Let me preface this with the fact that I am actually OCD and cannot stand dirt or germs. so when I say my apartment is clean and there is no food out, I mean i already put my trash inside freezer bags and I already mop the floor twice a day. There is NOTHING i can do about the infestation short of burning the building to the ground. –Roach infestation(have you ever seen roaches jump off a cabinet like an army off a cliff? if only I’d had the guts to record it). –House centipede infestation(before the roaches took over). Have you ever had them fall on the couch next to your head? jesus. –The druggie next door — while I do enjoy his screaming slurred rants outside my window I have to wonder when they will do something, considering the exterminator did say his unit was the worst infestation. The exterminator, btw, put 10 drops of gel and then chatted on his cell. — The whole«I have water leaking into my walls and T can hear it every day does this concern you» — «Its okay, that’s just a water pipe» conversation. Because the fact that I have asthma attacks every time i come home is fine. –Trying to renew my lease — It’s actually difficult because their shit is so NOT together. My personal favorite — the after hours call folks — «You live in the slums, don’t you get it. Wolcott is slum lords, they don’t care about you. They arent going to fix it. I’ll type this out and send it to the manager but I’m tellin you, they don’t give a shi* about you, I get these calls every night girl you live in the Slums. You got to fix it yourself or move, cuz these slum lords don’t care.» In short, stay away.

We had an old friend. She is 84 years old on a fixed income. She has been living in a property managed by Wolcott for 8 years. Her niece needed shelter for a month. As soon as Wolcott found out, they filed for eviction against her. Despite having paid her rent for all those years, Wolcott kicked her out like a bum on the street and she died 2 weeks later. These are not people. They are something else.

We’ve lived in our apartment for 12 years now and have had a succession of management companies come and go(because of a couple of different owners and the decisions they made). I have to say Wolcott is the best of them and they actually do the job of managing the property. One star off for not always being responsive(and for still not having repainted peeling paint on trim, but that may be the owner’s fault), but much of the time they have been, and this week they sent a very good plumber twice, without a lot of waiting, first to fix a leaky kitchen drain with new piping, and then to snake out the line, as the same drain promptly clogged after the piping was fixed. Quick, effective fixes both times. We have a guy who maintains the basics around the property and another who responds promptly when contacted to arrange for things to be fixed. I appreciate their online portal for paying rent electronically and for requesting work orders. There’s room for improvement, but I appreciate what we get from Wolcott, as we certainly weren’t getting it from the other two companies.

Ok don’t rent a apartment from them !!! They apartments are ok some better but they don’t bother to fix’s or replace ANYTHING I don’t care if u are willing to pay for it nope not happening but they always go up on you’re rent every year .OH they have bed bugs or mices running around or roaches !!! So remember the way u get the apartment is the way it stay I don’t care if u do pay your rent on time don’t matter with them all Wolcott care about is money nothing else advice find the property owner get on his nerves maybe something will get done!!! RENTATYOUROWNRISK !!!
