Very nice looking development with luxury amenities. Quality of the standard building materials used is disappointing considering the builder’s prices. Food is good at the restaurants and priced reasonably. Definitely a golfers paradise as you can play a different course almost every day of the week and green fees are reasonable. Terra Vista is actually very close to the Gulf of Mexico and the waterfront town of Crystal River. The development’s immediate surrounding area, however, is not very impressive.

We have been here a year and a half, one year in a rental while our new house was built. I won’t say the building process was easy or pleasant, but we ended up with exactly what we wanted and are extremely happy here. Was it more expensive than we thought it would be? Yes, but we have an extremely high-quality house and living style that is incomparable. The amenities and activities are excellent. The grounds are kept up beautifully. People are friendly and happy. We’ve joined Newcomer’s in Citrus County, which has introduced us to many people and activities outside our Citrus Hills community. We’ve been active in many of the activities offered within the community. You can be as active or inactive as you want to be. Yes, it’s a little isolated once you leave the community. We certainly would love some higher-quality restaurants in the neighboring towns and a couple of really good shopping centers closeby.(I miss my Cosco!) But everything is a trade-off. We don’t have the traffic, confusion, and chaos, of the«tourist traps». It’s peaceful and serene and scenic, with a lot of hills and water around us. The gulf is nearby. Terra Vista is drop-dead gorgeous. We feel like we’ve found a secret place in Florida. We don’t really want to spread the word too much. Lynn M.

Just recently moved into our new home which is absolutely beautiful. It didn’t get this way easily or inexpensively but that is another post for a later time. What I want to address in this post is that Terra Vista is marketed as a gated community with a guard at the beautiful entrance. This certainly gave us and everyone else who bought and built here a sense of security. There are four known entrances to the community — the main gate with the guard, the gated construction entrance, a gated entrance on the east side and an ungated, unguarded entrance which is used by the construction workers. In just a short period of time our sense of security has been shattered with three home break ins. These three homes have new construction next door in which it is believed, by most homeowners, either the construction workers or outside elements coming in the construction gate or the unlocked, unsecured entrance are those robbing our homes. A community meeting was held with a standing only crowd. The representative of Citrus Hills had the attitude that it is not Citrus Hill’s problem and that the community is «sold as a gated community, not a secure community» At the time of this writing plans to monitor construction workers and contractors allowed in our community will not be done by Citrus Hills Construction. We never dreamed that living in Terra Vista we would need to install a home security alarm which we are now doing. If you are thinking of purchasing a home in Terra Vista you will get a beautiful, well built home but don’t be fooled by the façade at the front gate that you are moving into a safe and secure community. Citrus Hills needs to step up to the plate and provide what they are selling by providing the community with a secure environment. Lock the open gate, have better screening at the construction entrance and require the guard at the front gate to keep a log of those they let in, get picture ID of the person who is asking for entrance, get the homeowners name and confirm with the homeowner the person(s) may enter the community. All three items required or no entry.

Mr. Stephen Tamposi did not have the courtesy to respond to my certified letter requesting his help. Buyer beware regarding the sales agreement used by this company. Make sure you understand the penalty strategically placed in the Supplement to the sales agreement. They will likely place the Supplement in a folder with over 100 pages of neighborhood covenants. Due to major health issues, we lost the $ 38, 500 deposit given to Citrus Hills Investment Properties after signing THEIR contract. Nothing had started since I became terribly sick before we were able to return for our house planning and decoration session. So, they were out no money and still had an empty lot to sell. They did not have the courtesy to respond to our written communication. The community is beautiful, but I would avoid dealing with Citrus Hills since they are so heartless.

This is a very large community that has all kinds of properties inside and outside of the complex itself. The surrounding areas are Crystal River and Inverness. Ocala is about 30 minutes away which is where the real city life is with shopping centers etc. Tampa and Orlando are about an hour away each. Inside the complex they have a very nice community center complete with state of the art gym, saunas, beautiful pools inside and outside the club, racket ball and tennis courts… you name it. They have beautiful mansions all the way to townhouses, but all within they’re areas, which I think is great. Most houses have huge lots, too. So, why the 3 stars? Because this place is in the middle of NOWHERE! There is nothing to do here! The town is tiny and the rest of the areas are rural. There are weird insects I’d never seen before, and the heat and mosquitoes are unbearable! Gotta love the in-laws, though!
