Walnut Hill Apartments

I loved this place when my husband and I moved in mid-​2009. It was great over the years until new management took over around the beginning of 2015.
1. This is a gated community. Yet, the gates are frequently broken. So, they are constantly left open.
2. The office does not report break-​ins to residents. In a community that advertises safety, one would think this would be a priority. (Side-​note: Our 3^rd floor apartment was broken into on Memorial Day of this year. When most tenants were home. Maintenance informed us of the break-​in and replaced our lock in a timely manner. The office was less than willing to provide footage of the front and back gates.)
3. If you have any questions about your lease or fees, a common response from the property manager is «that’s policy» or «I can’t get ahold of corporate». There is no personal involvement. If it isn’t in their policy and procedures manual, they won’t budge. No matter the situation or personal security involved.
4. Their maintenance staff is over worked and wait time on service calls can sometimes be longer than necessary. (I personally blame the office for poor scheduling.)
5. Customer service. If your looking to rent, I’m sure they are great (I wouldn’t know, I dealt with previous management). If you are leaving their community, it is a completely different story.
This is solely based on my opinion of this complex. It was great for a few years, but under the new management I would strongly advise looking into a different complex. They are a by the numbers type complex. If it doesn’t fit into their quota, you won’t receive any consideration.

I’ve lived here for over a year now and what can I say? I brag about living here. No where else in the surrounding areas of Memphis can I find an apartment as awesome as mine without a steep price increase. Let me break it down:
I pay $ 815 a month. I have a porch, fire place, washer and dryer in unit, 2br 2 FULL bath, with 9 foot ceilings and HUGE windows and HUGE walk in closets throughout. I mean seriously– the windows are so big and striking it is absolutely one of my favorite things about my place. Nice, plush, brand new carpet when I moved in and I never have to park far away. I’ve never seen bugs, so I think the other reviews are from previous management. Did I mention the pool? It’s gorgeous. It gets a little full on busy Saturdays but not too full. Still plenty enjoyable.
This has become home for me. I love it here. Never had any maintenance issues so absolutely zero complaints!

It is reasonable price for what u get. I have. 2 bedroom and it is spacious compared to other I have seen. The apartments are no in great shape. There are a lot of service issues and they take long to get them fix.

Bugs, Bugs, Bugs. These apartments are continuously infested with cockroaches and spiders. Do yourself a favor and skip these. Horrible insect problems along with parking issues! The gates are also broken quite often. One resident had his tires and rims recently stolen from his vehicle due to poor lighting in the parking area. Please stay away!
