Apartments in the hearth of Cupertino … Though money making oriented management, that used restrict policies and fines for every little thing that should en considered as normal. Two thing a remain in my memory as specially bad, A) moving out policy and B) parking policy. When we moved house, the landlord /lady was informed about the day of move. However the management fined us $ 500 as the move was not scheduled formally. This is not mentioned in the contract nor the tenants responsibility. The fine has been forwarded to us. Secondly my Girlfriend lived in one of the apartments. During one of my visits I received a notice that my car will be towed the next time(I parked the car for a few hours), I parked in one of the visitor parkings, but apparently I was not considered as a visitor anymore(I was there max twice a week — mostly less and never longer than over night usually form 10pm to 7am). The management doesn’t offer alternative parking, it’s not mentioned that one can’t park there more than once a week and the guest parking. Is usually very empty. The thing is, that they offer a parking lot for rent, if you come to the house in a regular basis… In his house I perceived many rules that didn’t make sense — it’s sad if it needs so many to make it work… L

This review is only as user not as renter. I was invited to a birthday party recently and it was a great experience at the club house, where everything looks brand new, clean and well maintained. I haven’t seen the apartments but I guess this would be a lovely place to live if you are in the Cupertino area, perfect location. Some nice coffee shops like Le Boulanger but not the ‘inside the mall effect’. I could not figure out where to park until I realize there was a huge parking lot nearby that I thought was only available for companies, but is also for visitors.

Beware if you are planning to rent a condo here. I recently had a very awful experience with one of the landlords here when I was called to sign the lease. This is specifically for Unit 1410 in this condominiums where the landlord invited us for viewing when we requested to meet him from craigslist. Initially he promised lot of good things, but when we were about to sign the lease he brought in very unreasonable clauses. I am happy that we did not sign the lease. Note that there were few burglaries reported as well on the second floor of these condominiums. If you sign the lease here, please ensure that you read your lease extremely carefully.

I’ve lived here for almost 3 years. Here are my thoughts about the Montebello Condominiums Updates — In the last 3 years, A LOT of investors piled into this complex hoping to cash in off of Apple employee renters. Home owners are moving out for the astronomical offers and this place is starting to become an apartment managed poorly by the investors that doesn’t read the HOA docs. $ 750k for a 1 bedroom with $ 300 – 400HOA?! You pay that kind of price and still have to get groceries from the parking garage all the way to your room. Pros — The location is gold. Very safe to walk even at 3am and anything you want to eat/drink is in walking distance. Le Boulanger/Starbucks/Lees Sandwich/Phở across the street. — The yard and complex is well taken care of. I see the yardworker and the maintenance guy often — The complex is relatively new so no problems with mold or dirty water, etc — The neighbors are either really nice or they keep to themselves. It’s an expensive complex, so you don’t see anyone shady. — The community area you can rent with a deposit and the gym/spa is great! Cons — Recently with Apple moving next door, public parking has become nearly impossible during work hours — The parking underneath the complex is painful. For half of us, we need to park in B2, go up the stairs to B1, then take an elevator to our floor — If you are facing the street, you may be woken up by the fire department or noisy cars or noisy people on their phones — The walls could be thicker, I hear my neighbors doing laundry/vacuuming — The complex manager is hard to get a hold of. It states she’s in Tues/Thurs, but I always bump into her«will be back at…» sign. She’s a nice lady though. — Fire alarm goes off often, it happens so often that everyone’s use to it and doesn’t come out of their complex when it happens. I just tape a pillow over the alarm when it happens In conclusion, if you go out for a lot of walks or work nearby, this is a great place to live.
