the worst thing is that they charge you a lot when moving out. I lived there for one year, and they charged me over $400 for cleaning, $450 for a full painting. I didn't do any damage to the painting, but they said it's their standard operation, and that the invoice is not available at the moment. When I went to the office to talk about it, the lady who called herself the manager, rudely interrupted me and accused me of trying to sit there talking for 3 hours, and said they will never revert my charge, in fact I was just there less than 10 minutes.

This is the worst place to live in Cupertino. They will try their best not to refund your deposit even if you leave the apartment in pristine condition and if you owe them even as little as $ 100 they will quickly report you to credit agency and ruined your credit. Management to maintenance is probably the worst I have ever experiences. This place would shut down if it was not in Cupertino. I would not stay here if they offered me at 50% discount.

The apartments are nice but the maintenance is really lousy. You have to call the office a few tomes before they come. The pool is disgusting. It is totally filled with geese poop. My kids just refused to use it all of last summer because to was so dirty. It looks good, but look at the bottom and you will see the poop. Last summer the same and they never cleaned it despite the tenants requesting it. And they increase the rent by 10−20% EVERY YEAR

Literally a bad experience being here.
— Poor maintenance, takes days to respond to an issue.
— Yes, leasing office people are rude, not at all friendly.
— At least 1 or 2 washer and dryer in a block wont work. Wont say it has issues. Would take your money, then will show error.
— Have seen theft cases where someone would break your locked storage room, leasing office wont bother to fix the door or change lock.
— If your apartment door is locked after office hours, they wont help you open the door. You have to stay out of home until they open the office next day ! or you break the door and pay the fine for door breaking.
In spite of all these issues, I still stay here. Only reason is for good schools around this place. Apartment takes much advantage of this and charges super high rent. 9% increase each year.
There is nothing special with this apartment, same old built.

The office people are extremely arrogant and dont treat people even like human beings.
I was shocked when the lady on phone spoke to me — she doesnt even have information that i have renewed teh lease and she demaned month on month cost
She was so arrogant, regarding utility bill — i had called and asked how do we pay when lease is renwed and instructions where not clear.
anyway i dont know whether tehre is any management who reads these –but worst service

I am rating it slightly better than last time, but I would still ask my friends to keep this as last resort.
I have finally moved out for this apartment complex. We cleaned the apartment and kept it in a good condition like we moved in. The carpet had no stains, there were no paint damages or other damages to walls, appliances, etc. The move-​out charges applied were 150 for cleaning, 120 for paint and 80 for carpet.
Overall, I have heard better experiences from my friends with similar apartment complexes.

Very annoying place to live. Screaming kids everywhere. No AC single pain cheap Windows. The bedroom vibrates every time someone above us walks around. Very hard to get any piece and quiet constant noise. Neighbors blast there TVs until 2am. If you can avoid living here. Crappy gym!

the property managers here are kinda funny and full of shenanigans. they’ll post the same property on CL every 4 hours, getting past duplicate content filters by changing the title, re-​ordering paragraphs, and inverting the color of their pictures (yes, really) for 3 weeks before the unit is even available. every property no matter the floor plan is posted with the same generic picture. this singular laziness and determination to extract the most possible barely-​market-​clearing rent, plus their DNGAF about, oh, say, renovating a unit once every 50 years, is commendable, I guess.
more on this point: in their studio units, they have built in media console shelving with actual space for a CRT TV — the ones with VACUUM TUBES from the 60s. I wonder how many more decades of consumer flat screen TVs will have to ensue for them to replace this shelving — or will they hold out forever??? heaters have paint flaking off them, and their single pane windows are accumulating rust and make chalkboard-​like sounds on use. installing double-​pane windows is $ 500, and I’m not sure why they don’t spend 2% of the yearly income on a unit to enter the energy standards of 1995, but WHATEVER, i am not GENIUS BUSINESSMAN like these people.
oh, and when asked about how they have no A/​C, one of the managers said, ‘we don’t really need it! there’s a nice ocean breeze that comes through this area.’ cupertino has weeks of 90F+ weather and is 40 miles from a beach. hopefully you’re not moving to this area from out of state for work.

Worst experience of my house hunting … I took an appointment and was at the leasing office before time. It was a Sunday morning and was ruined by the bad behavior of the only staff. At first she did not have my name on her appointments list which was surprising as they called me to confirm last evening. Next, she was very arrogant in asking details about me and my family, not courteous at all. We then moved on to see an apartment according to our needs which was about 3 blocks away, there were no carts so we walked. I was with my wife and a four year old, so it took us about 10 mins to reach the apartment door. Guess what, she didn’t have the right keys for the apartment, so she says I can show you a different apartment, to quote her «all apartments are just the same, small difference in the size that’s all». Can you believe it, can you take an apartment to live in without even seeing it. I requested her to get the right keys on which she said these are the only keys available and they don’t work. Now she insisted on seeing another apartment which was like another 3 blocks away and not of the same floor plan. After going half way we refused to go further as we told her that we cannot take an apartment without actually seeing it. When I told her that you have wasted my time, she started shouting on top of her voice that I am atleast showing you an apartment.
I have not seen any apartment there but the behavior of the staff is not at all acceptable.

I agree with reviews posted here about leasing staff.
I want to mention this particular episode.
I had put the check for rent during the first week of month as usually I do. After two weeks I got a call saying I haven’t paid the rent. Even after telling them, I positively put the check in the drop box, I was told to get the cashier check for rent amount with 50 $ fine. Even to get this information, I had to wait for more than ½hr in leasing office on Saturday. I ran to bank on Monday at 9am to get cashiers check and gave it to them. It is clear to me that somehow they lost the check and I was made to look at fault and ended up paying fine. I had to deal with this after even after staying there for more than 2 years. It really hurt.

We lived here for over 2 years (Dec 2010 to Aug 2013). The complex has flush green lawns. It is close to the schools. Our rent was increased every few months and the quality of the place went down meanwhile. Our children encountered a couple of snakes near in front of our apartment. The management did not take any responsibility to remove/​relocate them. We were expected to live with snakes or take care of them ourselves. The management team can teach you how NOT to deal with a customer. They maintained a dump right behind our apartment and refused to clear its contents. The only positive here is the maintenance staff — most of them are polite and efficient. Unfortunately, the management team may take several days to send the maintenance person to your apartment.

Wendy if I could give you negative stars I would. My phone call with you this morning was nothing short of disappointing to say the least. You have no business in the customer service industry. Your rude, cold, and have no regard for anyone’s feelings. I wouldn’t recommend my worst enemy to live here. Beware renters! If its Monday morning and she feels she is too busy, she wont even answer one single question. Instead she will sit on the phone and argue her point of being «Too BUSY». Which in turn takes more time than just ANSWERING my initial question. Thumbs up to the management company for keeping this unprofessional woman employed.

Looks like a beautiful place to live, but i agree with many people that leasing agents are too busy on their computers probably looking through their facebook accounts. One major thing I noticed is that this complex is infested with hordes of mosquitos at night and this is a danger to the residents and many citizens passing through. There is a chance one of the mosquitos carries wes-​nile so i highly advise getting the place treated.

So I read all of these Unilocal reviews before I moved in and because of all of the negative comments… I was really nervous. But we needed something close by for only 3 months so we decided to try it anyway. And here’s how it went,
As so many of the other reviews state, it’s the office staff that make this place seem so much worse. Specifically Robert. The previous post that called him the king of double speak hit the nail on the head 1000%. About 95% of what this man says, he will turn around and say he did not say, or say he does not remember saying that. He would say one thing while I was reading the contract and when I noticed and called out that the contract contradicted what he said… he argued with me that he did not say what I heard him say less than 5 minutes ago. My suggestion to all, if you have a conversation with Robert, record it… because his version of it may change just seconds or minutes after. And regardless of what he says verbally, if you call him on any of that later, he’ll keep pointing to the contract. So in my opinion & my experience, it’s a given that nothing Robert says can be believed. The neighbors and community are actually ok. All the neighbors are very nice and friendly and the cost is reasonable. For us, it’s our experiences with Robert that have us extremely eager to be out of here as fast as possible. Most of the office staff make you feel like you’re a nuisance they hate to deal with… but in reality, it’s my $ 3k+ a month rent check that’s paying their wages.

Most people would only leave a Unilocal review for an apartment if they dislike it, so I thought I’d buck the trend.
I lived in the complex for 2.5 years from 2012 – 2014. The apartment managers were cordial and the apartment itself worked at a price I thought was reasonable. I only needed maintenance once and the staff was responsive and took care of the issue (I don’t even remember what it was).
It’s right next to the Apple campus and other tech companies so the location was ideal for me.
I never had problems with insects or pests. Things got a little hot in the summer so I bought a portable A/​C unit to take care of that.
All in all, boring review but I imagine the majority of them would be (if people bothered to write them).

This might be a beautiful place to live, but I wouldn’t know as I never got to touring the apartment complex. I recommend staying away from this place.
I came for my appointment with the leasing office about 30 minutes early. I’m from out of town, with my family, and we just happened to have driven nearby early as we explored the area.
As my wife and I walked in to the leasing office, we saw a female leasing agent staring at her computer, towards our general direction, by the office entrance. There was no one else in the office. She didn’t look up from the computer nor greet us, so I initiated the conversation.
I explained to her that I have an appointment in about 30 minutes and asked if I could learn more about available units. The agent briefly looked up to me, then asked me to return in 30 minutes, then looked back down to her computer. She did not introduce herself, provide an explanation nor say any other words.
My wife and I walked out; and we never returned.
Now, if the leasing agent does not show any interest in helping a future tenant, with or without appointment, how much would she help existing tenants already on leasing contract?
Villages at Cupertino staff: you are arrogant. May this review, and others here, teach you the value of customer service and the proper treatment of your clients.

Hi, I went to see the apartment for lease. I was in shock the way the lady there was dealing with people. Rude, Lack of patience, No interest in work. I had an appointment at 2 pm, I was waiting there from 2pm to 2:15 pm along with me there was another girl (Currently living there) waiting with me. The lady there spoke to me for 15 min with a lot of frustration. It didn’t look like she was interested in showing the apartment. When she started for the tour of apartment with us, she got up and asked this other girl waiting for ½ an hour to come back after an hour, she was not bothered to ask her the reason she was waiting. She made her wait for ½ an hour to tell «come back after 1 hour»???
I had decided never to lease an apartment there.

This apartments is so noisy with kids screaming and shouting, there is no way to relax during afternoon. The management is very rude and unfriendly. We will definitely move out once the lease expire.

I am a current resident in this appt. This is worst ever experience i ever had in an Apartment. The girl in the leasing is a pain in wrong place. She just says «NO» to every thing. She would argue that this is how it works and doesn’t listen to you at all. She should go back to school and learn how to work in a hospitality industry, forget industry — she should learn how to communicate with follow human being.

I very much enjoy the apartment – spacious floor plan, fairly easy parking, good location – but have complaints about some admin services.
The apartment office has recently assumed management of the water/​sewage utilities. The system for payment is very inconvenient. Auto pay is not an option because the amount due for utilities fluctuates each month. Tenants must go online each month and adjust the payment amount or deliver a personal check. The billing statement arrives several days after the cycle ends and tenants have only 7 – 10 days to pay the bill or else they are charged a late fee equivalent to being late on rent. Utilities are considered part of your rent, but due on different days! With good auto pay technology available elsewhere, this is a huge step down.
This payment system could be improved with some effort, but the office expressed no plans to improve the system. Look at PG&E’s auto pay system. You set a maximum payment allowed per month and have peace of mind, knowing the exact amount due is being paid each month, on time, without late fees, automatically.
If you like billing convenience, this is not the place to find it.

I visited this complex in hopes of finding housing. The grounds are beautiful and the model apt was very clean and spacious. That is where the warm fuzzy feelings stopped.
The person who showed me around was «Robert» and he is the king of double talk. For him alone I would cross this complex off my list. Which is a shame because they appear to have a variety of floorplans to offer.
He was unable to give me a definitive answer to any question I asked (this was not the first complex I’d gone to that day and all the other managers were very capable of providing me with answers to the same questions). For example: When was the place built? Are all of the apartments updated? Have there been any incidences of theft on the property? Is there a decent rate of turnover or do people stay here for many years-​would I even be able to get a vacant apt? How often are full deposits returned?
His answer to pretty much every question was: «How would I even be able to answer that?»
Really? Do you even work here?
The only saving grace was speaking to someone who lived there on my way to my car and she said she had lived there 4 years and was happy with the place.
