This property has had a long string of managers, and has been managed by four different companies before the owner of the property took over in 2012. I lived there for almost 8 years. I left in late April 2014. Several times, property management has shown complete disregard and gross negligence when dealing with matters that affect the health and safety of the residents. They refused to spread sand on icy roads during Winter. They didn’t bother to do anything about residents using barbecue grills on patios and balconies(which is illegal in Dallas). They allowed their maintenance staff to drive the wrong way through their narrow, one-way road surrounding the property, and they refused to take action when a car was leaking gasoline in a closed garage near my apartment. The fire department had to come and force the door open! They told me that it’s possible that the car could have exploded. What did the property management do for me after this? NOTHING! Sounds like a dump, right? This place would be great if the owner of the property, a California company named Gaines Investment Trust actually understood the value of building long term relationships with the residents. They have changed management staff more times than I can remember. They fail to keep resident histories documented, which means that each manager knows nothing about the property, or problems experienced by the residents. The property is well maintained for the most part. Most maintenance requests are taken care of quickly, but anything more than routine often takes several complaints to get fixed because the owner is more interested in finding the cheapest solution instead of the best solution. We complained several times about our air conditioner going out. They promised a replacement, but we never saw it. The property includes two security gates that are often broken. There is little enforcement of the one-way policy, and the courtesy officer that they talk about on their website doesn’t exist. I have had 4 break-ins happen in my garage. Each one showed absolutely no signs of any forced entry… as if someone used a key to get in! After the last break-in, I installed an alarm on the garage. No more break-ins since then. Still, it’s very suspicious that there was never any sign that anyone forced their way in, and my garage door was always locked. Coincidentally, one of the maintenance guys suddenly stopped working there right after the last break-in. Hmmmmm interesting. I should have moved out a long time ago, but I was forced out because the property manager wants to eliminate any resident who isn’t a sycophant. I didn’t disturb the other residents, and I payed my rent on time every month yet I was forced out because I have complained several times about how they manage the property. According to Texas law, this is called retaliation, and it’s illegal.
