The review from this so called«Ninja» person is laughable. ONE review on this person’s account basically attacking the less than stellar reviews for the Promenade. Gee, I wonder WHO it could be. Pretty sure this person doesn’t live here. And I’m sorry, you can state your opinion all day long but that doesn’t negate mine, which are very valid concerns and I am sure that the people looking to live here appreciate the pros and cons. Turning left on Grange Hall, IS an issue… and EVERYSINGLEMORNING I had to run the red light. If not, I would be stuck there. I’m pretty sure you can ask everyone that lives there. They will tell you as much. Another reason why I do not think this Ninja person ever lived at the Promenade and is simply part of management or maybe corporate. As for the energy bills, YESTHEYAREEXPENSIVE. I lived in a third floor unit with a loft and during winter my electricity bill was between $ 150-$ 200 depending on the month… this was with keeping the thermostat at 68 degrees when I was home and at 64 when I was at work. I cannot speak for the rest of the units, but I am sure third floor units are less insulated than bottom units. As was said before, the water is super hard and will destroy the dishwasher. Get some Lemishine from Target. And yes, there are spoiled college students that live here. I had to call the police a couple of times because of parties in the middle of the week! I do not care if you want to party on Fridays or Saturdays. Have a blast, but on Wednesday night? Have some consideration for others. And about the community being tucked back and hidden from view? Oh dear. There is a neighberhood behind the community and people that live back there will walk through The Promenade to go back and forth. Just an FYI. A dude scared the crap out of me one time when I was walking my dogs. And I constantly saw people coming and going from back there since my building is located in the section where you can access the neighborhood. I did have a recurring maintenance issue where the celing started leaking due to the AC unit being clogged. It happened 3 times. It was so bad the roof started collapsing on that area above the kitchen. It was fixed but it may have caused some damage to the track lighting in the kitchen. And one very important fact: THEREISONLYONEWAYTOCOMEINANDOUTOFTHECOMMUNITY. One morning there was a truck fixing one of the light posts and had blocked the outgoing lane right before the dumpster. I was coming in and saw the line of people waiting to get out of the complex. Unless you have a Jeep that can go over the median, you are screwed in that situation. Bottomline, The Promenade is a decent place to live in. The floor plans are nice, especially on the third floor, but then you have the electricity bill issue. I had a generally positive experience here but definitely not the best. Apartments should not claim to be «luxury» apartments if they are not. Damaged toilet bowls, sinks and bathtubs are not a pretty sight. The employees I have dealt with were great, and kudos to Brad for always knowing his resident’s names and responding quickly to requests. Regardless, I no longer live there and have moved to Florida.

Maybe I’m biased because this is the first nice apt I’ve lived in(poor graduate student living in Pittsburgh before this), but I quite like the Promenade. Yeah, it’s pre-fab housing, but the kitchens are spacious and open, there are high ceilings, track lighting in the kitchen/living room, lots of closet space, and outlets everywhere. I love my kitchen outlets! I live on the second floor, so my A/C and heating bills aren’t as high as the one reviewers. Regarding loud neighbors: I only have one set of loud neighbors, but they are super loud. fighting all the time. If those walls were made out of 5 feet of concrete, I’m still pretty sure I could hear them. There is a building that faces the highway, and I could see how that could be loud. Then again, I’m used to living in an actual city, so I probably wouldn’t mind it. Better than living next to a hospital landing pad and thinking that a helicopter is going to crash through your window every night. I have a dog, and there are doggie bags/trash cans everywhere. Some people don’t pick up their dogs crap, but that is hardly the fault of the Promenade. I’ve had some minor maintenance issues, but the staff sent over maintenance people to fix it immediately(my key broke off in the door and an A/C pipe started leaking… both fixed within a half hour of calling). The staff has always been incredibly nice. On one occasion the gov screwed up my direct deposit, but I had already written a rent check, and they held on to it and didn’t assess any kind of late fee. When i first started my job and had to fax a bunch of papers in, they did so with no complaint even though the idiot on the other end couldnt get her fax machine working, which required that I fax the documents in 8 or 9 times. The Promenade staff faxed it for me each time! I do wish they would have installed a water softener in each residence, because the water is TERRIBLE. I throw some vinegar in with each dishwasher load, though, and that works wonders. I think if you live anywhere in this area you should get a membership to Sams Club and stock up on vinegar.

This apartment complex looks nice on the outside but you’ll quickly learn about it’s thin walls and poorly sealed windows if you decide to live here. The office/den in our apartment was whatever temperature it was outside. The poor insulation resulted in a $ 360 electric bill one month in winter(it’s electric heat). The gym is adequate but they do a poor job of keeping it clean and restocking the cleaning solution in the spray bottles used to wipe off equipment when you’re done using it. There isn’t enough parking at times and I have sometimes had to park on the opposite side of the complex from where I actually live. The rent is also slightly high, which I was fine with since I had hoped it would weed out noisy unemployeed college students(Wright State University is close by) but that was not the case. We had to break our lease because my partner got a new job in another state and they required 60 days notice plus 2 months rent. In our case, this totaled over $ 3,330.
