Diamond At Prospect

I’m still dealing with the repercussions of erroneously having this turned over to a debt collector (again on a nonexistent debt). My FICO credit score has fallen 150 points, which is affecting so many things, including my insurance score, which has caused my insurance premium to be raised. I’ve spent hours working on cleaning up the damage all this has caused. DO NOT trust this company. Madrona Ridge and all their affiliates including Lincoln Terrace and Diamond at Prospect should be avoided at all costs.

I moved into the Diamond at Prospect in October of 2013 and though its only been 5 months since, I am extremely satisfied with the building and staff.
Everyone in the office is professional, kind, gracious, patient and helpful; exactly what you would want from a manager’s office in an apartment building.
The building itself is well maintained, clean and secure.
I absolutely adore my own unit; I lucked out and have a corner unit, so I have lots of windows and light, tall ceilings and (faux) hardwood floors.
Maintenance requests are responded to extremely quickly (less than 12 hours) and the maintenance staff is just as friendly and helpful as the office staff.
I feel super spoiled with the attached parking garage. At one point, my car was unfortunately towed from the garage by mistake. The office staff helped me get my car back ASAP at no cost to myself.
I really have no complaints, I’ve felt extremely lucky to live here. The only suggestion I have is that I wish there was a recycling option in the building!

The building itself isn’t as big as some of the other options in the area. Ballpark, Première, Metro, and Manhattan are all much larger. The hallways are concrete and typically pretty clean — I’ve yet to find garbage, bottles, or anything else offensive in the hallways.

is around $ 1300 for a 1 bedroom 1 bath in the area. My 1 bed/​1 bath is 735 square feet and runs me $ 1006. As opposed to affordable housing (which is in the building) somebody could pay $ 600 for a 2 bedroom place. I don’t agree with affordable housing — the economics of it REALLY DON’T MAKE SENSE. But I digress…
There’s been an issue with locks being nonfunctional or broken on the exterior doors and between building segments. There’s a lock in particular that’s been broken for the last 3 years (so I’ve heard from other tenants). The garage doors operate on RFID tags you keep in your vehicle. They were working for the 1^st week I was here. They were then broken for the next 2 months. Pretty miserable if you ask me. During this time I also had my bike stolen; it was locked up in the parking garage. I can only hope to think this might’ve been prevented had the garage doors actually been closed.
As for noise. The walls are indeed not the thickest around. I can hear things going on in the hallway from my bedroom (and can only imagine vice versa). With that being said, I haven’t heard much noise coming from above, below, or from either side of mine. Meek neighbors’ Since Diamond is near the train tracks frequently you can hear the squeal of a train coming to a stop. This really doesn’t bother me. In fact I don’t notice it unless I listen for it intentionally. I might even call it soothing to some degree. Others might not.
There is no pool here like there is at other places. Tenants don’t hang out in the lobby or the «business center» like they might at other buildings. Kind of a shame though, as I don’t really see many of my neighbors. Ever. (but I do see a few a lot… weird)
OK. So for the above complaints. Diamond at Prospect used to be managed by the Riverstone group. I asked about the broken locks and the garage doors. As it was explained to me by management, this was because they simply didn’t have enough money in the monthly budget for repairs… … This is an unacceptable answer. Budget better. Duh.
About a month after moving in, Diamond was passed onto Greystar management. I noticed that after they took over more (and active) work was done on fixing the locks around the building. The garage doors were finally fixed and my RFID card works now (after having to go to the office 6x). I can understand inadequate training for new employees, but 6x’ really’ Regardless, they seem to be more on top of things.
The text of this review seem mainly negative. I’d still recommend the place simply because in light of all these grievances — it’s a decent place to stay. Maybe I don’t ask for a whole lot or I’m more laid back than others. I’ve got a place to sleep and eat, a place to store all my useless crap, and a place to park. The above, while could be improved — certainly are deal breakers.
