Positive factors include price and space. It’s a bit run down but management is responsive. No controlled access either, it’s a walk up, which can sketch some people out. It didn’t bother me much except that my door has pretty clearly been repaired after having been kicked or pried open. No clue how long ago that happened but the neighborhood has definitely improved in recent years and I’ve never had any safety concerns since living here. My neighbors are awesome. Friendly people, mostly young professionals, not much noise or partying, though there was an epic domestic argument in our parking lot at 3am between a drunk bro and his girlfriend who should know better. Cops came, everyone went to bed, they reconciled, happily ever after(if he sticks to that new year’s resolution to lay off the sauce anyway). The apartments are fairly large for this neighborhood and look good… from a distance. Counters are faux stone and floors are laminate wood imitation. Heat is included in the rent but it’s provided through baseboard heaters and they struggle to move the needle on the thermostat. Off street parking is a plus but covered spaces are limited. Kitchens are small unless you have a corner unit, and there’s no dishwasher. If you cook, you’d be best served if you had experience cooking on a ship or submarine, because they generally have more counter space. One other thing to note, you’ll probably see in ads that free wifi is included. Let’s just say you get what you pay for. Imagine your entire school had a fire drill through one exit door. That’s about what every resident connecting through the same router every day after work does to your bandwidth. I lived in rural India and had better connectivity. Expect to buy your own connection if you work normal business hours and want to do anything more than read email. Overall, it’s a good price and location in cap hill, but you’ll find better if you’re willing to look for it
