I’ve lived in four states and rented in all. Here’s my take on Grand Trees. PROS: DOG friendly! There’s a small fenced in dog park in back where they even provide waste bags. It’s super affordable — I paid $ 600 for a studio with all utilities included. The management and maintenance staff are super! Judy, the manager, made my eight months at Grand Trees a nice experience. One of the maintenance staff was my neighbor in one of the three buildings and he became my buddy. He helped me when I locked myself out a 9pm so I brought him back some coffee(Blue Bottle) from a business trip to San Francisco. It’s CENTRALLY located — walking distance to all the charming Ingersoll businesses. I walked to Zanzibar’s coffee regularly. It’s walking distance to downtown such as the library, Iowa Cubs and Farmers’ Market. It’s relatively quiet — management runs a tight ship and doesn’t tolerate shenanigans. Secure entry — a code is needed to enter the building and obviously each apartment has a deadbolt lock. GAS stoves — I’m a foodie so I appreciated this. Laundry on site — two washers, two dryers for each building, taking $ 1 each. Recycling! I’m amazed at how many complexes(my girlfriend’s and mother’s) don’t even have recycling bins. CONS: Apartment living takes patience. There’s always a small percentage of folks who have little respect for others. The dog park always had dog waste to watch your step EVEN though there are so few dog friendly properties to begin with. There were dogs in another building that their owner left the windows open, thus leaving the dogs to bark loudly at everything. There were also lonely dogs that whined and howled at all hours. I work from home so I’m probably more sensitive to noise than most. The floors are hardwood so I heard my upstairs neighbor but she was also an a-hole who played music and fetch with her dog late at night. The doors are hard wood so they are slammed all the time. It’s old fashioned heat radiators so unless the main boilers are turned on it was cold in the winter, on the flip side there’s no air conditioning unless you install(or pay I believe) a window unit.
