I am writing this review in the hope it will help someone. We were in escrow in September 2022 for the properties at 26011 Cayuga. We cancelled. Let me explain why. After spending about $3,000 in inspections (basic inspection followed by foundations, roofs and sewer) we discovered that even if at first look the properties looked fully renovated by Wonnie’s team, there was about for $106,000 of repairs to be done. Please if you consider those properties look at it closely. Pay for inspections AND go and talk to the city, you will learn a lot about the houses and what has not been done properly/ to code. In short but there is more… there are cracks in the foundation in one house, some part of the houses were built without permits and without foundations, termites and rodents need to be sanitized, any sewer issue requires digging under the house. Wonnie Kim team who fixed the place have put gravel everywhere outside …this is not allowed in the city of Lomita , the city requires 50% green, you will get a violation if you purchase this home & do not fix this. If you want to buy this home, reach out, i’d be happy to share all our findings. We asked for $35k to Wonnie Kim out of the $106k that need to be done, they approved $10k only… we felt that we were very reasonable considering the house and what we would need to do before moving in.
I join other reviews… they advertised the place at $999k hoping to get way more. We put an offer at $1M before anyone else visited the place , it was refused saying they wanted at least $1.2M. Finally Wonnie got back to our agent saying that they had an offer at $1.135M but that if we were matching it we would get it as we were stronger candidates. With all the issues we encountered, while in escrow when we were about to cancelled Wonnie Kim told our agent that they would not give us more money for repairs as they had an offer at $1.2M anyway. They were playing us! After we cancelled due to above mentioned reasons…Wonnie Kim put the same listing back at $999,000!!! They had no other offer! They have open house again this weekend. They had changed the price to $1.135k while we were in escrow btw. So yes their strategy is to advertise the listing very low expecting more. So basically they preferred to list again than giving us $25k to fix what they hadn’t done properly ! I don’t wish bad to people but I do wish that it takes them a long time to sell and that nobody buys at the ridiculous price they want for it… they made us waste our time! I hope I have saved someone’s time by writing this review. Do not deal with this guy and his team! Or if you do make sure you do a detailed inspection and the recommended other inspections !
