Park 212

I cannot believe that i am giving this place a star. This is the absolute worst and the most horrible place that you can ever live. You would rather to be homeless than being here. Renters be aware! Hidden fees are everywhere. I had a one year lease with this apartment and it has been absolutely nightmare. It has the worst management possible. Manager Jennifer is the worst. Do not trust anything she has to say. Be aware and you have been warned. Do not move here. Again, do not move here.

Seriously I’d rather live in a cardboard box under a bridge in downtown Seattle than have to deal with the likes of the staff and residents of that God awful «DUMP» known as Park 212. It used to be a pretty decent place till a new manager flew in on her broom ⁷⁄₂₀₁₁ and literally let the place go to pot! Crime (gunpoint robbery in parking lot at 9:10 am with a full crew on duty and nobody got him?), drug busts in the residences,(check with the Edmonds Police Dept. and see how much is really goin down at Park 212), car prowling & repeated vandalism, unsupervised children running loose from dawn till after dusk many nights — kinda like a ²⁴⁄₇ free unsupervised day care/​frat house outside, around and in the pool and then later up in the paper-​thin walls of the units-​God I hope you have a third floor apt. like us although that still didn’t help with the noise at any hour from either side next door or if not them then invariably from down stairs, or the music till 2:30am across the hall (security doesn’t exactly arrive on «swift wings» for a loud music call), or the slamming doors at the end of each hall, where anyone can waltz in at any hour with no one on site to check them out. There is no «on-​site» security, they «share» a security system (so you’re on your own from 5−6pm when the leasing office closes till 10:00pm) so you have to go through their dispatcher first and then deal with 911. Hope you’re not in a big hurry! So between feeling quite vulnerable (safety wise) and the non-​ending noises and questionable looking characters roaming around I wouldn’t count on getting too much sleep, if any at all. Take it from me and many other sorry souls that were taken in by the cute «looks» of the place, and their sappy «tell you what you want to hear, but not what you should KNOW –like the ambulance sirens ²⁴⁄₇ 365 days a yr. from Swedish Edmonds 24 Hr Emergency Room right next door… Anyway, be very wary and get ALL (NO MATTER HOW MINISCULE they may seem at the time) promises or agreements in WRITING and NOTARIZED (No, I’m completely serious– you’ll thank yourself later– believe me!), and take VIDEO and AUDIO equipment during the walk thru if you want any chance of getting ANY of your deposit back, LOL! DO YOUR HOMEWORK and read the other reviews,(and don’t pay any attention to the «anonymous» glowing reports– just a little in house promotion– they need to pull every trick they can– AND THEY DO! Good luck my friends and look elsewhere! Update I/​16/​16, just tried to post a neg. review on Park 212’s OWN website and it repeatedly rejected my review because it’s the first one. Just goes to show you HOW UNETHICAL they really are. Cherry picking your own reviews? REALLY? SHAME ON YOU EPIC MANAGEMENT or is it EPIC «MISS-​MANAGEMENT»! You’re only proving who you really are. But you can’t control ALL the review sites! THANK GOD for Unilocal! Now where’s the Attorney General’s website abuse #???Last tip prospective tenants, make sure first thing if you look at any other properties if it’s an EPIC MISS-​MANAGED property, if true I’d run… FAST!

Very poorly run & incompetent administration. I wouldn’t trust any thing the manager Jennifer or staff Patti has to say.
Ms April is the only staff that treats you with some respect.
I signed up for a 10 month lease & stayed at this place for 9 months. I paid for my last month although I did not stay at this place because that was the only way you could get your deposit back. I moved out April 23^rd & It’s now June 27^th.
Even though it’s been 2 months since I moved out, I still haven’t received my deposit or any portion of my unused month rent.
I guess they are hoping I’ll forget. Every time I call magically they are always busy or Jennifer is not in the office. & finally when you get through to them they talk to you as if you were there worst enemy.
I was thinking it was just me that they were being rude to but looking at these reviews apparently this is a pattern.
Still waiting for my deposit & unused portion rent.
I’ll update here eventually when they return my deposit. Let’s see how long they take.

The staff at park 212 is great! They are all super friendly and if there is an issue, they are on top of it. Me and my significant other moved in this past October into one of their one bedroom one bathroom apartments. The size of the apartment fits us perfectly and so does the price! The fact that We have a washer and dryer and a dishwasher in our apartment and only pay 825 was what sold us. On the other hand it is an older apartment, our apartment did have a funky smell to it upon move in, and it’s not the niiiiiicest area of Edmonds but you pay for what you get. Overall, I’d recommend this place to any young couples out there just starting off.

I would not trust anything the apartment management has to say. We had a similar experience to Sara A with shady, untruthful management. We had to rent without seeing the apartment first. They put us in a stinky apartment which they could probably not be able to rent otherwise. The manager we dealt with, Erin, seemed extremely nice, but claimed there was just a slight cat smell and blamed us. (We don’t have a cat). When we tried to work out a lease termination, she agreed to do it, but only started the process when we threatened to turn it into a legal process. The whole ordeal was horrible, expensive, and time consuming.
