I had been in the market for a home loan searching for the right lender to help me and my husband. My husband is in sales and only had 1 year on the job so it was difficult to find someone that would approve us. A friend of ours is a realtor and knew of our struggle so she gave us Carlos’ contact information. We made contact and Carlos made our loan happen. He worked hard for us taking phone calls and answering all of our questions during the process as it was our first home. His processor, Genae Hull, was also very friendly and quick to help with questions. We had a couple of bumps along the way finding the perfect house and once we did we had some issues with the sellers agent, but Carlos worked through all of the turmoil and kept our loan on track. We closed on our home in February and have Carlos and Genae to thank. I couldn’t be more grateful for all the hard work that was put in to making our dream of being a home owner come true.

Our first attempt to secure a loan was thru a lender we have used before and had recommended numerous times, Cherry Creek Mortgage. We were pre-​approved, had an appraisal, had our down, had our closing date and a week before closing we were flagged via CAIVRs that we couldn’t get an FHA loan! We get a short email from the lender (D. Cook) stating the fact and that there was nothing he could do since he’s never seen it before. We asked if we could do conventional financing; which we were promptly shot down because as he said «they have even more stringent lending standards.» We were crushed, we found the right home in our preferred area for the right price and BOOM! no loan.
That is until our agent put us into contact with Carlos Ruiz and team! In a matter of three days Carlos was able to get us pre-​qualified for a CONVENTIONAL loan with only 3% down (vs. the 3.5% required for FHA). We met Carlos and his processing manager Genae a few days later and he showed us the difference between an FHA and Conventional loan and gave us a choice between the two– which we never had with Cherry Creek Mortgage. We had several occasions where we were freaking out (as buyers often do) that the deal wouldn’t get done but then you would talk to Carlos and he would put you at ease with his positive laid back demeanor. That isn’t to say Carlos doesn’t care, it’s just he’s been doing it so long that there isn’t anything he hasn’t seen and worked past. Carlos even showed up at our closing and funded the loan on the spot!!!
