This review is for Diamond Pointe Apartments.
I would strongly suggest that you not rent from this apartment complex. There are much better options.
This complex (and others) are owned by one individual (and maybe some investors?) and he makes all the decisions about pricing so there is no corporate structure to keep the pricing in check or within any sort of reason. As an example, one day we were told that starting (I think) in 3 weeks we need to pay an additional $ 300-​$ 400 (lease vs monthly) for rent. When this happened many families left within 3 weeks because they could no longer afford the rent. When my wife asked about this increase she was told that «life is hard», yes, she was literally told that and what can you say to that when you are powerless to do anything about it.
Customer service when compared to where we live now is subpar to say the least. You’ll get a a very quick sense that your concerns are not a priority to them and unless you shop around you really won’t see it, so please do your family a favor and shop around.
You may think based on pictures that the complex is gated but the 2 doors for pedestrian foot traffic have not worked in years. Ask yourself, If he cared wouldn’t he fix it? Again, they have not worked in years and you have to ask yourself why???
The quality of the units are questionable, and that’s putting it mildly. Our building had termites, I know because one warm afternoon they made a little hole in our windowsill and started flying in to the apartment. You can imagine my disbelief?! We always had a sense that the units were made of subpar materials as every time someone would close the front door the whole wall connected to the door would shake. Or the random lumps underneath the carpet or the vibration you felt as you would walk in certain parts of our unit. As a comparison, we have none of this in our new place. Again, keep looking.
As for amenities, besides a pool and small laundry room there are none. There are exactly 4 washers and dryers for the entire complex! There is no fitness center or anything like that. In comparison, I can now pay rent online, there is a huge laundry room that accepts refillable cards and yes, a fitness center all for a much more affordable price. Shop around, you’ll learn there are much better options.

Thank you Kevin, for a great couple of years at your rental home in lovely Encinitas. Upon leaving this home for our new home in Del Mar, ALL deposits where refunded in full; we did look after the home and kept in immaculate condition, it was great living there. Thank you for being true to your word.

We took Mr. Stephens and Golden Cities Management to court and were awarded $ 10,140.00. This includes our original deposit of $ 4450 plus $ 6350 for «bad faith retention» and court costs. I hired an attorney to explain the law who verified that Civil code 1950.5 and 1950.5-L protected us. He appealed of course and tomorrow we’ll go in front of a judge again to explain again what a crook he is. Will update again. As the other postings have said, don’t be afraid to stand up and fight him. Laws are written to protect you from these kinds of people and situations.

I don’t know where my first review went to, but you should be warned to protect your security deposit. After I moved out, I had a pre-​inspection to correct things they saw that I missed. I took care of every one of these items. Yet, they kept most of my security deposit for ridiculous reasons like the interior needed to be repainted. There was nothing unusual stated in the pre-​inspection. Routine interior repainting is the landlord’s responsibility, not the tenants. There was nothing wrong except normal wear, permitted by law. Prepare to take KF Stephens to court to get your security deposit back should you decide to rent from this unscrupulous landlord.

Scam artists that will not only steal your security but try to extort more money for «damages» that you left behind. Do not rent here! We are very clean and respectful tenants that treat any place we live as if we own it, we take pride of where we live even if the surrounding area and neighbors are ghetto.
We are going to court with them and counter suing for our stolen security deposit from Sunset Trails in Vista.
*Update: We won the court case when the judge saw how shady they were.
One example: They claimed the entire carpet needed replacing, and what company did the repairs? Oh yea, his own carpet repair company… how convenient.
