I also lived at the Chestnut Village condo’s for over 10 years, and the change once Brass Key took over was very apparent. I watched the place literally deteriorate before my eyes once they were responsible for property. The HOA fees are raised each year by 10−15%, but it didn’t seem to impact how poorly the property was managed. Interestingly, the one owner who spearheaded the change from the Cunningham Corner Association, the prior property management company, moved out one month after we had moved over to Brass Key. I often wondered if there wasn’t some sort of collusion involved with him and Brass Key.

Beware of this company. Since he took management of Morgan Ranch in Glendora the HOA fees have gone up, he has given himself a raise and created caos and discontent among the members. The board does not run the meetings anymore, he does. He does not allow owners to speak if they disagree with him. He will speak over them and bully everyone at the meetings. He controls the communication among the members since he runs the association website. He threatens the owners with nasty letters. It is just awful. Hardly anybody shows up at the meetings anymore. STAYAWAYFROMBRASSKEY! Worst company!

By far the worst property management company I have had to deal with. They raise HOA fees, promising improvements but nothing comes with the increases. There are several repairs that need to be completed, but have not been addressed. Ever since they took over Chestnut Village, the complex has gone down hill very quickly. The HOA fees have increased by more than 50% in the 4 years since they took over. In the 6 years with the previous management company, the HOA fees increased 5%. The previous management company would have actual people from the company working on the grounds, cleaning up trash and making improvements. They were aware of vehicles that had expired tags or were disabled, taking valuable parking spots. Brass Key solely relies on the residents of the complex, many are renters that don’t know who to contact to inform them of violations, while taking several days to address the issues. Snow removal is abysmal at best, often not being addressed creating hazardous ice patches. Their solution is to put salt buckets out for the residents to perform the tasks that are paid for on a monthly basis. Association meetings are a joke, and owner attendance has dropped dramatically since they took over. If you are looking for a property management company in the Fort Collins area, I highly suggest you go somewhere else.
