These guys are not honest people. Seller beware. You will be better off dealing with a professional realtor to get the most you can vs a low ball offer from Osborne homes! Bad business ethics. Avoid them!

My family and I are buying our first home. We made a FULL PRICE offer on an Osborne home, and even though we are qualified for a loan from a national lender, they refused to accept our offer because we didn’t want to use the lender they wanted. How do you turn down a full price offer!!! Not to mention, they never even notified our realtor that they were declining our offer. I suspect some shady practices from these people, and I will not recommend them to anyone.

Osborne did a great job flipping the house I bought overall. Their sense of style is excellent, and they made really good decisions on where to put outlets, etc. The quality on a few things was not perfect, however. They put paint on the concrete around the house in a way that wasn’t treated right, because the paint started flaking off within days. That will have to be stripped off and redone. My biggest frustration though was that they didn’t put the appliances in until the very last day of escrow, and they wouldn’t tell me anything about what they were beforehand. It turns out they were very low end appliances. However, they did give me receipts, and I was able to return them to Lowes. (Lowes is great to work with, by the way.) They very quickly fixed the things I asked them to fix before close of escrow, and they even fixed additional things I didn’t list. Overall I would definitely consider another home by them.

House flipping company. Be prepared to re-​repair anything this company has fixed in the home.
There made us go through their preferred financing company even though I had pre-​approval with the my bank. The reason, they stated, was only their financing company could guarantee a 30 day closing. It ended up taking longer then 30 since the reality company was not as quick to respond to the financing company, our realtor, or the city.
We love our house, but whoever this company hired to flip it was sub-​par. Turned out when their gardeners laid the sod, they didn’t even get rid of the old grass, just mowed it and rolled out sod on top. (Confirmed by half the neighbourhood) Also they painted over the kitchen cabinets with latex based paint! (really?) Within a week of moving in, it was peeling off, not flaking, like you could actually peel the paint off the entire cabinet in one sheet.
All in all, we have spent quite a bit of money redoing everything they did to flip the house. It’s a beautiful house, but sadly this company takes no pride in its work.
