Too bad their isn’t negative stars to give. I sure would! We live in Wyndham Ranch in Spanaway, WA and thought our previous property management company, J&M Management, was bad, but Cyndi at Wilson Property Management was far worse! For a so-called realtor, she is completely unethical, has outright lied to homeowners while watching the HOA Board members conducting business outside their legal limitations for our community and state laws. Cyndi started an HOA website at the first of 2015 and promised to have all our personal account info posted and all monthly financial reports posted. When these promises went unkept month after month she blamed the prior management company, computer/printer problems, she even stooped so low as to blame the homeowners for not understanding how to use the website(which was incredibly elementary). Meanwhile 9 months went by and the information was all blank and missing. She provided a handful of sporadic reports and then took them off the website shortly after and closed our HOA website with no notice to the community. More and more homeowners began to ask questions about Cyndi and why we weren’t getting our data and reports and was she still working for our community, since she wasn’t returning emails and phone calls from multiple homeowners? Cyndi and the board refused to respond to those questions and then made an announcement that she had quit due to bullying by a select few homeowners. What a joke! She couldn’t face the music anymore than the HOA Board could. At one homeowner meeting a group of people were told they had submitted 23 liens in June 2015, yet Pierce County had not received any such thing, which was verified by the county. So, someone was lying to our homeowners. They had many more liens that should have been filed, for much larger amounts, but selectively chose 10 people to lien. That is discrimination and was a target on certain people who were speaking out at meetings and wanting answers to how this sketchy neighborhood is ran. During another month’s meeting homeowner’s came to the meeting with questions about the financial reporting on the handful of reports she did provide from past months. There was a beginning balance transfer of over $ 200,000 on this report and it stated it was from our previous management company. Everyone knew our community has never had that much money in the bank. So, we wanted to ask where that money came from. As soon as Cyndi and her cronie board members saw people were there with reports and had questions, they all got up and left, siting no quorum. Yet the very next meeting had no quorum and they chose to stay for that meeting. So, it became obvious that they were hiding something. Something very shady is going on in this HOA and Cyndi knew about it and chose to ignore it and collect her management fee every month. The best part is Cyndi Wilson has taken rights to our homeowner’s data and added it to her professional marketing contacts for her new real estate business with RE/MAX. So, many homeowners are being solicited to join her LinkdIn, and RE/MAX newsletters. That is completely inappropriate and unethical to farm out our personal information solely for her business growth strategies. I would never ever recommend her for any kind of business dealings… period.

I live in a community and a few months ago we had Wilson Property Management take over. So far, it’s been a disaster. People can never seem to get a hold of her. I’ve emailed her and never gotten a response. She failed to bring proper financial statements to one of our HOA meetings. At our last HOA meeting, there were so many people upset with her and asking her tough questions that she WALKEDOUT of the meeting! Not good!

When this company was hired by our HOA I felt there was finally going no to be relief from unethical corruption… Oh how I was wrong… Not only will our calls & emails not be returned but this company falsified lien paperwork! We are currently seeking advice from an attorney as this behavior is worse than the last company which bullied my family and myself for revealing theft, misappropriation of HOA funds and illegally photographing children and people’s homes!

Received HOA Dues statement in mail today, 25th Feb 15, charging original HOA dues plus $ 50.00 late fee. I mailed payment out 30 January. I called to see why they hadn’t received check. I tried paying online earlier but they were not recognized in bank bill pay system, so I had to mail it in. Was told by agent that they received check on 9th of Feb, 2 Days past 7 day grace period, and I am responsible for $ 50.00 late fee. I did ask if they would wave this fee. No was the answer. Wilson waited to mail out these late fee statements until the 24th of Feb, that are marked due the 28th of Feb. If this is the case they need to offer a better way of communicating and a quicker payment process. I figure It is just easier for them to use snail-mail to drum up extra money in their pot. That is just dirty business! This new management company is not off to a good start. J&M was the last company our HOA got rid of, They did a terrible job with our HOA, good at charging/collecting, but horrible at communication/upkeep and anything that cost them money and time. I guess all I can do is pay, or else! They are like the mafia. I’ll probably be marked for this review with extra fines even though the neighborhood is looking run down, with trash cans left out for days, parking violations, and unkept yards with kids toys and bikes left in yards. I just need to get more involved in the HOA. It’s not really about the money, even though as a retired Vet, I have more time than money, I just hope our neighborhood HOA gets run with efficiency and fairness this time around.
