The Edge at Lyon’s Gate

Renter be warned! Don’t let the pretty front fool you. My wife and I, after 5 years of renting, have finally had it. Between the two infestations of termites, Earwig bugs, windows that aren’t properly sealed and leak like a sev in the rain, sub-​standard/​rushed carpeting, piss poor insulation ($ 235/​month to cool a 900 sqft Apt to 85), bloody hand prints outside, and let’s not forget the constant dog feces left on the stairwells we have finally had it. Oh and to top it off, in order to vacate our hovel, they demand 4months rent… that is over $ 4500 for those of you keeping track.
We have been good tenants who have always paid our rent early, brought issues to the attention of the staff in a polite manner and have always tried to be good neighbors yet there is no assistance or understanding from the office staff. Instead we’re fed a bullshit story by the staff about it being a matter of housing discrimination to even «work» with us on breaking our lease (I offered to pay two months rent instead of four) yet we had to «work with them» when they couldn’t meet their contract deadline for our move in.
To add insult to injury when we did our final walk through we were presented with a bill for outstanding utilities, half of which was water we weren’t even in the apartment to use. When we approached the little princess at the rental office he informed us that, rather than bill each apartment for their individual usage, they average it with the rest of the apartments of a similar size. In case that was a little too convoluted here is the easy version; you don’t pay for you own water, you pay for everyone who has a two bed two bath unit! So in the end we ended up, not only paying for a apartment we weren’t living in for two months, we also payed for water we didn’t use.
Don’t rent here! Look at Azul or Borego, almost the same price and twice the quality.

Ok so I moved in and had to bump that rating up to 5 stars. This place is spotless. The neighbors are wonderful, the grounds are gorgeous and I am. Amazed AMAZED at the storage in this apartment… I am also please with the size of the apartment. Can’t believe I never learned of this place before now. I would’ve been here years ago. !
Move in. You’ll love it.

I’ve lived here with my boyfriend for just over a half of a year now, and we love it. We’ve lived in nice, and not-​so-​nice apartments in several different states between us, and we both agree this place is awesome. Sure, the area it’s located it is still a little burgeoning, but that’s a good thing– almost like an investment. Cable is included in the rent, actually and the subsidized water prices are a steal. It’s not the cheapest place in the world, but compared to the market in most cities this size it’s more than affordable, actually. You get back you pay for. It is family friendly, and there’s a wide range of people young and fun to matriarchal. The ladies (and gentleman) in the office are more than just friendly, they’re cool people.

Almost time to pay next months rent… got my email statement. They don’t take cash and they don’t take checks. I remember at my 1^st meeting they encouraged signing up for «recurring payments», through your debit, etc. Read all the fine print today and had to call the office for explanations. Statement is very confusing. And of course they’d like recurring payments (19.95 fee associated to do this). Even costs 0.95 to have the statement emailed, more if you use regular mail. They really do nickel and dime you, forced Direct TV (costs $ 40 per month added to your rent), you HAVE to pay this, you pay for trash removal, pest spraying (on the outside of the building), you can get it inside if you request it, water (but you don’t pay the city for water you pay the complex and they calculate what you will pay). It’ll be a long year :(

I have lived here since July of 2013 and have been very happy here. The grounds are pretty and maintained very well. It’s quiet, I feel safe and the location is great located near the 202 and San Tan Village. The office staff are very nice and I have not had any issues there. The apartments are beautiful with little extras like track lighting and real tile in the kitchens along with pretty counter tops and black appliances. The gym has everything I need too. I seriously love it here and highly recommend renting here if you’re looking for a great apartment.

Me and my fiancé lived at lyons gate from march 2011– april 2012. we immediately fell in love. I love that area over there and wow a beautiful apartment thats affordable. we felt on top of the world! lol. not one complaint– maintenance was always on time and helpful, i never minded paying for the bug spraying or HOA because thats what kept it beautiful, the gym and pool and the outside grills are awesome, and i really liked the office staff– one in particular whose name is jennifer i believe. When it came to move out our golden retriever puppy had chewed up a hole in the carpet and some of the molding in the bathroom, i dont know if we lucked out but the maintenance guy bent over backwards to help us and it turns out we didnt have to pay much for the carpet because it was the original. never had any bug problems and over all i would live there again hands down. If you’re looking to move into this place i swear by it you will not regret it!:)

I live here. One star is generous. The office staff is incompetent, unhelpful and snooty. They nickel and dime the residents on:
1. water
2. garbage
3. pest control (yes, they really charge for spraying outside the apt, monthly)
4. billing (yep, they charge you to charge you, monthly. $ 4.95 paper, .95 electronic)
5. force cable payment whether you want it or not
6. $ 50 for extra gate cards for minors
The office staff also told me it’d be $ 19.99/mo for internet, when it’s actually double that through Century Link. Additionally, if you want anything beyond basic cable, you’d better get it in the beginning, or it will cost you hundreds, unnessisarily. But again, no one in the office informed us of that when it was relevant.
Finally, billing is done through the apt complex itself, Centruy Link (for cable) and Direct TV (also for cable). Very confusing and you really will need a diagram to understand billing.
I don’t like it. At all.
However, in fairness, I like the apartment itself, and hardly ever hear my neighbors, but do hear the cars on the street. Constantly.

DO NOT MOVE HERE!!! I am a current resident and the front office staff is useless and lazy. The business center is always down or closed, they never answer calls or issues, when I was moving in they held our keys and we had to wait 6 hours and leave stuff in the summer heat until they let us move. The apartments look nice but are made of the cheapest quality. The parking is absolutely aweful and my spot is 2 buildings away and my mailjox isnt the one conviniently right next to my parking spot but through the gate on the opposite side of the complex. Again the front desk «help» are just excuses of human waste. STAY AWAY!

Looking for an apartment for when my lease is up, after my conversation with the office I can say it will NOT be The Edge at Lyons Gate. Very snotty pretentious attitude, apparently I was bothering him with my silly questions. I have no interest in living somewhere that changes their rates on a DAILY basis.

Bunch of crooks. They screw you over when you move out and try to charge you for changing carpet and don’t both to clean it. Very unprofessional staff and very arrogant.
Bunch of misfits put in an office to run a business, really people.
They charged me over $ 900 when I moved out to change the carpets when they only needed to shampoo the carpets.
YOU WILL BE SORRY YOU MOVED!!!
