Buyer Beware. If it sounds to good to be true follow your gut it probably is. I live in a very outstanding community where the Zillow estimate is often lower than the estimate homes are sold for. However without being allowed to pick my appraiser, some guy estimates my home some 100k less than even the Zillow estimate. I can show you market reports on the area. The appraiser had my home listed as semi poor condition as compared to the home that recently sold as GREAT condition, both homes were built during the same year. The person who just sold clearly had fresh paint where as my home is in the process of tearing down old wallpaper. Structurally the home is in tip-top shape as I maintain everything through contractors. The roof may be due in another 5 years but the rating did not justify the home. So essentially they have created a equity problem that forces you to either cover the equity needed or dump the loan and pay the fee… how convenient, just so happens I did not have an additional 100k laying around due to a low ball estimate. My gut said no, as soon as I heard the British accent, but i still went through with it. Huge mistake. Anyone interested in more info I use yahoo mail. I can show you all the even show you my appraisal from 2 years ago after a messy divorce. In two years I allegedly lost 100k on my home and the ratings in all areas dropped significantly for good to poor. Man i am a horrible home owner… oh wait… this is why its called a scam. I(or my immediate family) have refinanced with CapCenter four times and have always been very pleased with their service. Each time my refinanced mortgage was subsequently sold to a reputable bank. I would receive a welcome package from the new bank and contact their customer service to set up auto payments. This process generally went very smoothly. However, I have become extremely dissatisfied with my last refinance after finding out that my loan was sold to Green Tree Servicing. The first I heard of the sale of my mortgage to Green Tree Servicing, was the welcome letter I received from Green Tree Servicing telling me welcome to my new account and your first payment is due on the 1st of the month. «This is a communication from a debt collector in an attempt to collect on a debt» which did not give me the best of feelings. As the letter is vague I thought I had owed a debt to someone, so I look them up on google. On the first page of google it shows 8 results two are for Green Trees web site the other 6 are complaint sites. Below are some excerpts: «Green Tree Servicing Sucks» «Victims of Green Tree Servicing» «Rip-off report Green Tree Servicing» «BOA sold my loan to Green Tree Servicing. Do I have any recourse?» «Victims of Green Tree Servicing and BOA lawsuit» After reading some of the numerous issues other customers have experienced, I was extremely concerned that you would sell my loan to such a seemingly disreputable company. You don’t always believe what you read on the internet, so I called Green Tree Servicing to get my payment information set up. i assumed that when I spoke to a representative I would be comforted by friendly professional service that I am accustomed to getting from a new mortgage servicer. WRONG. I got the angry, stressed communication you would get from a debt collector that you owed money to and were late in paying. After being a customer of Green Tree Servicing for just one day, I don’t have a good opinion and if I could I would move my mortgage servicing company to someone else. I understand, any bank can sell your mortgage to be serviced by someone else at some point, but I would have expected CapCenter to take due diligence in deciding who to initially sell my mortgage to as I was under the impression that CapCenter cared about their customers overall experience. I am not a happy customer with this whole experience. If I gave them a reference I would try to specify that they could not sell my mortgage to Green Tree Servicing. I guess I’ll just check my statements every month very carefully make sure that my payments are sent out early, and just see what happens but what should have been an easy process now has me feeling full of dread.

We were extremely happy with our dealings with Cap Center. The communication between us and our team was outstanding. We had prompt responses to questions and paper work was a breeze with them through email. Very minimal closing cost was the reason we chose them and we couldn’t be happier. Closed my refinance with them couple of months ago and I would highly recommend them. Very professional people. They are best known of zero closing cost loans(I paid zilch!).
