I am in LOVE with Appfolio! I run an executive suite style business where I have multiple tenants doing a room share in multiple building. Keeping track of everyone’s information and accounting as my business grew became a nightmare(organization is not my biggest strength either!) Here’s what I just love about Appfolio: 1) Their system is straight forward and easy to use, I can change the lease agreements quickly per tenant 2) Their staff is incredible. I was horrible to get a hold of and transfer all of my original data over, yet their team was patient but persistent and diligent. I felt very supported and had I been more organized and responsive the set up process would have been even faster than it was! 3) Very responsive! Any time I have had a question I can always get the answer, either through the online help or a quick email, everyone gets back to me so quick! 4) I can do pretty much everything through the site, lease applications, background checks, accept rents, leases, etc… 5) Tenant portals! My tenants all have their own portals now where they can go online and pay rent, they love it because of how easy it is to use, and I love it because it’s all streamlined! The money collected gets automatically deposited to my account the next day and the whole thing is just magical. Love rent week now! The money I spend with Appfolio is nothing in comparison with the value that I have received and continue to receive. I am simply obsessed with their software and company! This is a dream come true software for anyone who does anything in property management. I am so thankful to have found this infrastructure which will continue to support the growth of my business.

I paid $ 45 to appfolio only to get an entirely inaccurate report that prevented me from securing the place we wanted in time. 3 of the 4 remarks were completely wrong and easily demonstrably so. the 4th is also inaccurate and with a little effort also demonstrably so. Additionally, they shorted my credit score almost 80 points!!! I am still waiting to hear back from AppFolio and will update my review once they bother to contact me and sort this out.

Got to speak up on this. Yes it sounds expensive. Yes you have to embrace their technology and methods. But… wow! It paid for the first years cost in 30 days. I had never seen lines at a leasing office. It was comical. You have to go all in or its not going to work. Yes it is email support. But I would rather get called by the person that is going to fix the problem than stay on the line while somebody finishes up his sandwich. I have never waited overnight and that includes 5:00 new years eve. Yes it will be a bit painful setting up but they have a great system to walk you thru. We have found the accounting very simple for the properties but needed to keep a copy of quickbooks for the payroll. If you want to compete in the 21st century this is a great tool. Yes its $ 200 a month to get in(min)), but I used to spend that on advertising every month on one property. The saying it takes money to make money applies here. They earn their take.

1. They bungled the install by sending a email to our current tenants, instructing them to start a portal with them so they could pay rent online, without our permission. In addition to the email being filled with inaccuracy and poorly written, the link provided directed them to our old site which contained their old portal system. Over 50% of ouyr tenants made their payments on the old system due to the confusion created by APPFOLIO. The damaged from their negligence is significant. 2. Due to the above mentioned malfeasance, now we have an accounting nightmare with to deal with, app folio’s response is beyond obtuse, demanding that we manually update their site in order to continue with online payments. 3. They charge their monthly fee while our system was being built in addition to the startup fees. 4. They didn’t label our deposits inertially, causing havoc within our reconciliation process. 5. They drastically overstated their capacity, as many simple features found in other providers is still in beta(could for not working) 6. Have been unresponsive to challenges, your initial install team will not respond to any emails or calls after the initial install, bio matter the challenge originating during install, instead they cram a support team of very young people down your throat. 7. Their sales process was excellent, unfortunately they only deliver 25% of what they sale… we are moving to a different provider, learning a tough lesson.

I wasted 2 months and over $ 3,000 transitioning to Appfolio property manager. In the process of transitioning, I discovered that Appfolio was not as great as it was advertised. You cannot pay owners /clients through Appfolio. They don’t have a web portal for clients and tenants, but they said they did. You have to enter tenant rent payments and owner draws ONEAT A TIME. The accounting functions are tricky, requiring work arounds for what should be simple functions. They don’t have a support line to get immediate help. Appfolio dropped the ball, and never set us up for a merchant account. I learned about this 3 days before we were to go live with Appfolio. I had no choice but to cancel with Appfolio, but am happy I did. My current property management platform, turned out to be a much better management solution for my company.
