The people at A-1 properties in Grandview are some of the nicest people I know. They were there when I needed help and came through in flying colors. I cannot thank them enough for their caring, neighborly help. I would recommend them to everyone.

Renting from A1 Properties has been an experience from hell. I don’t know how any of these people have jobs, because I think I could get more helpful information from the guy who sold crack across the street. There was only one competent employee I ever interacted with, but he was so good at his job in comparison that he was never at the office. Impossible to get ahold of. A year lease with this company was twelve months too many. So if you’re thinking about renting from them, here’s some friendly advice: Don’t. Unless you prefer property owners who ignore your repeated requests for maintenance, and you like being straight lied to.

I moved with A1 in late July as a newcomer to Kansas City. I should have researched, but I was given to warning about what I would be getting into as a little white girl when I moved to 27th and Prospect. A few days after moving in, the elderly gentlemen downstairs offered me money for sex. I didn’t contact police, since he was about 60. I did contact A1 first thing the following Monday. They said they would have a talk with him. While he left me alone from then on, he should’ve been kicked out for his sexual harassment and they took into no account of how uncomfortable it made me to have to live above a misogynistic pervert who constantly had prostitutes at his apartment. That might be the norm for the area, but that doesn’t make it acceptable. A few weeks later, my apartment became INFESTED with roaches. Everywhere I looked was a roach. The kitchen was covered. They were in the sinks, on the floor, on the ceiling, in my bed, on the porch… They sprayed once which didn’t even make a dent. I was informed that the other occupants of the building were bringing them in with unclean conditions, but no one was ever kicked out. The building wasn’t bombed. No matter how clean I kept the kitchen, they wouldn’t go away. A1 finally let me out of my lease there, so I moved into a better neighborhood and a better house. At first everything was great, but when winter came my pipes froze every night unless I left my taps RUNNING(not dripping). I was promised they would insulate my pipes, which never happened. Then my hot water heater flooded my laundry room. I got the water to a drip, which drained into a bucket that I had to empty twice every night for almost two weeks while they were«figuring out what was wrong.» Finally it stopped dripping by itself, but not after killing me via water bill. Then my kitchen sink leaks, which I reported around three months ago and still hasn’t been fixed. Three weeks ago, the faucet in the shower started leaking. They’ve come over to «fix it» twice. The first time consisted of them taking the nozzle that was leaking and putting it on the cold water, so it leaked. The second time was 3 days ago, when they took the nozzle off the cold entirely, leaving me without a shower. When my oven broke, it took them 3 weeks to bring me a new one. This house is also roach/mouse/bug infested which I haven’t even bothered with because god knows they won’t do anything. Moral of the story, they don’t clean or maintain their properties. They don’t care about maintenance. They don’t care about their tenants. Go elsewhere. To A1: I have given your number to friends, strangers, anyone who’s told me they need a place. I’ve always given you the benefit of the doubt. I won’t anymore. Unless you plan on correcting all the financial and mental stress you’ve put me through, I won’t ever say your company name’s with a kind word to follow it. Word of mouth is the best advertisement. By ruining relationships with your tenants, you ruin your best advertisement. This is your loss.
