Colonial Village at Grapevine

Lived here only a year and in that time, the neighborhood went from being safe walking at night, to worrying about locking the doors in the evening. Sketchy people moving in, big families moving into the 2 bedroom apartments… questionable if you ask me. Cops have been seen circling at night all of a sudden. Not sure how many different employees we’ve seen in the front office. They come and go as quickly as the tenants. Maintenance takes forever, days sometimes a few weeks. And I agree with what a previous poster wrote, that basically the management at the front office doesnt give a darn about you or your complaints, as long as they get their rent money. Not overly friendly and welcoming as they should be. Air conditioners are loud and rattle the bathroom walls, the bathroom door has to stay shut at night its so loud. Weve had a problem with millipedes, spiders, mosquitos, moths, and little roach like bugs. They do use exterminators, and it helps, but in a week or 2 they come back. Windows and doors are sealed poorly, which doesnt help, a long with the light in front of the front door always being on. The floor plan is great and spacious! Not enough closet or cupboard space, but the floor layout is very convenient. If you need something to get by, its ok, but spend the extra 200 a month and go next door to St Moritz if this is the area you need to be in. And i say that with caution, a rehab facility is next door to the property :)

nice apartments but that is all & definitley not worth the price! Office is snooty and cares about no one, they go up $ 50 at the least upon renewal and who cares if u need something because the office has better things to do like chit chat!

I attempted to lease an apartment at this property and had a terrible customer service experience. 1) Leasing agent informed me that there would be a $ 50 fee if I chose to use my own washer/​dryer to cover potential damages if the washer leaked, I asked her to verify that with her manager and call me the following day. I received no call from the leasing agent. I called 3 times and left 3 messages since no one picked up the office phone. I called again the next day and left 2 message, finally reached the leasing agent on the sixth call. She informed me that there was no fee. I asked her why she never called me back and she said she thinks she may have called my wife by mistake. I checked with my wife and she never received a call from Colonial. 2) I applied on the Colonial website to make the process go faster. About 2 hours later I went to the office to pay the app /​admin fee and was surprised to hear that they didn’t have my app. They said it never came in. So after a few minutes we filled out a new app by hand. 3) We asked the leasing agent a few questions about the apartment to make sure if was similar to the one we saw. She said she had no idea what was in the unit (carpets, flooring, ceiling fans, etc.). I was surprised to hear that she didn’t know what was in the unit since it was their property. She told me that they don’t have access to that information. After a few minutes of talking I explained that I could not put down a non-​refundable deposit until she could provide the information on the apartment. She told me that she wasn’t sure she would be able to provide that information. I told her that I would call her manager first thing in the morning to get to the bottom of the situation. 4) I contacted Jeana Bolen, the property manager of Colonial Village. We went through the whole story and she informed me that the unit that we were considering had been leased just 30 mins. after I walked out. She still couldn’t find my application in the system and so didn’t have the ability to give it to me since I had been working with the leasing agent since the beginning. She said that a few months back people we’re leasing their 2-​bedrooms without even seeing them and so I was fortunate to tour a demo unit. Overall) I will not be leasing an apartment with Colonial Village. After 3 visits and over 8 phone calls, I can only imagine how my experience as a resident would be. The staff are incompetent and the manager is could care less about the potential resident. I don’t think they understand the potential lifetime value of me as a customer. If I leased a unit at this property for just 2 years it could be worth $ 16−20K, yet they treat prospects like they are a dime a dozen. Save yourself the frustration and checkout another apartment complex in the area. Caveat emptor!

«I am apparently an idiot. I have lived at these apartments for 10+years and it has progressively worsened with every year that passes.
Instead of the property improving with every new owner that buys the place. It continues to go down hill. AND I KEEP LIVING HERE. ???
Okay I will say that I do not pay attention till its too late. I don’t notice the flat-​screen t.v.‘s that were stolen out of the Activities Center that has video monitoring! The washing machines that will smoke when in use, just waiting to ignite all the lent that fell behind the machines. The money machine for the laundry room that was broken into, that is also video monitored! Ladies being mugged in the parking lot. Apartments and cars getting broken into.
My fault I never can remember when my lease is up until the last minute. But you would think that if someone is living in the same place for more than 1 year you would give them a discount or a free amenity right?
NOPE.
I had signed a new lease (again at the last minute) they wouldn’t negotiate at all. Telling me that the rent is now up another $ 45. FOR WHAT?!? I asked. They stated that now I have cable as part of my rent. Well be sure to tell Time Warner Cable cause they told me that I was (unknowingly) stealing cable for the last 10+ years and been charging me for the cable that I asked for 2 years ago. Nothing to my favor. Then after I signed this new increased lease. I Google’d their name a week after and a website came up as first choice. It had a special for $ 100 LESS.!! But I couldn’t get that. Well check out the email I sent them a couple of days before the Google search. By the way with New owners comes the new name. See below:

Could someone between the bookkeeping and the leasing agent walk 10 feet and tell the other that I do not owe $ 16 more for rent. And that I was told by the leasing agent that if I were to re-​sign another lease all fees would be waived and in fact I would have a credit of $ 16 for the following month. Someone is quick to go a few hundred feet and put something on my door, but not within the same office to make sure that it wouldn’t be necessary.
I dislike being this frank however, I am having to take time from work to type and my manager is standing over me.

And what do you think happened? Nothing. Oh I did find a trail of paint recently going from the parking lot, to the apartments. Hmmm someones been painting? Nope someone with paint ON THEM went INTO MY APARTMENT TO WATCH T. V!!! I found paint droplets going from the parking lot, up the stairs and into my apartment all over my entertainment center. I have taken pictures of this trail and will have them developed with copies going to their corporate offices.
I am done with this „lovely community“.»
