Morgan Ranch is a residential area with a «five star» reputation for beautiful location, design, mature trees, construction quality, pride of ownership and convenient city-​business-​education-​medical services.
Morgan Ranch consists of two developments with separate CC&R’s — neither of which established a homeowner association or penalties for non-​compliance.
Unilocal has been notified that Morgan Ranch is not a Grass Valley business, organization, public service or government agency. And this is a fictitious address where mail is undeliverable.
Disclosure: I am a 14-​year homeowner and no friend of the resident developers who moved out of state in the last decade.

If you like your communities homogenized and pasteurized, this is the place. Have a lap dog. And a leaf blower. Then you’ll fit right in.

Oakland, CA
Beautiful community. Safe, not compact, ranch style homes with large streets. Great views of the mountains, nice neighbors, quiet. Whenever I am here I always walk. up and down the hills it is so pretty :)
